Fall is just about upon us in Sumter, South Carolina. As the temperatures drop from sweltering summer to a cooler fall, the enjoyment of shopping for a new home increases. As a buyer, if you are still in the market to purchase a home, fall brings more opportunities. The Sumter Market has traditionally tended to have slower home sales in the last quarter of the year. November was a slower month for the Sumter Real Estate Market. This follows most Novembers in the past several years when the market slows in November and December due to the holidays. Buyers are still out looking, but the activity is not very steady. The number of units sold in November was considerably lower than the units sold in October (59 vs.80). When looking at the units sold per month history, November is lower than October since 2004. October was an up and down month in Sumter county real estate. Some agents were busy with buyers and sellers, while others were trying to find the elusive buyer. There are buyers out there, but it seems the closer to elections we were, the more they were waiting to see what happens. The number of units sold in October was slightly lower than the units sold in September (80 vs.86). October in prior years has been consistent on the August and September levels. Another busy month in the Sumter County real estate market. Lots of buyers were out looking, but not necessarily buying. I am noticing that agents are more creative with their buyers' offers. Several of my buyers had homes to sell prior to being able to close or they were still in a lease and wanted to have a home waiting for them when the lease was over. Ok, so my predictions for the market holding steady did not exactly happen in August. To be honest though, I was shocked when I researched the numbers and saw that only 87 units closed in Sumter County during the month of August. This was a true surprise because we were having a lot of buyer activity.... With that being said, I still think my predictions will hold true from my July Market Update. The units sold decreased to 87 in August vs. 103 in July, with the pending decreasing from 172 in July to 166 in August. The number of pending

In June, I wrote about how consistency has been key the past several months in the Sumter, SC real estate market. July continued with that trend having 103 units closed vs the 106 in June. I expect to see these numbers for closing continue through October at least based on prior years. Listings to the month of July were up slightly vs. June with an increase of 5 units. Overall in 2008, we have seen a total of 1285 units listed in Sumter County. We have seen a total of 656 units sold leaving us with a large inventory.

Consistency has been the key in the past several months in the Sumter County Market. We have maintained a consistent amount of units sold with the exception of January. June brought an increase to 106 units. This is the second highest number of closing since August of 2007. Listings are remaining consistent with 177 new listings during the month of June. This is down from over 210 during the month of June 2007. The 2008 year-to-date listings for Sumter County

With 95 properties sold in Sumter County during May 2008, the number of properties sold during May is holding consistent with prior months. With the exception of January 2008, the number of units sold in Sumter County has been between 87 and 105 units since September 2007. I do expect to see the numbers increase slightly during June and July as we have the PCS (transfer) season upon us for Shaw Air Force Base. The monthly listings for Sumter, SC also remained near previous levels with 185 properties listed for sale during the month. The numbers are still showing

To all my devoted readers, I will first apologize for missing March numbers. April rolled by very quickly and it seemed like the month was gone before I knew it. Again, please accept my apologize and don't give up on me! March held up February's total number of units closed in Sumter County with 96! Down only four units from February at 100, but up from January at 69. Many agents could see this in the activity of buyers in the market. April showed a decrease to 87 units closed for Sumter County. Am I concerned about the drop? NO! When

I was inspired to start blogging on the Sumter, SC Real Estate Market by a report I heard on the TODAY show and by a potential out-of-town client. The national media has done a wonderful job of convincing buyers and sellers that the real estate market is the same anywhere in the United States. This has proven to be untrue not only in Sumter, but also in many other areas across the country. Yes, Sumter has entered into a buyers' market, but we are not seeing drastic price cuts like many areas of the country. It is very easy to understand
