sumter: Sumter, SC Real Estate Market Update - 02/20/08 07:41 AM
Ok, I have been bad about posting lately.  I will admit it the past two months, I have not posted as regularly as I would like, but for good reasons.   I have been working with buyers!  I had a try spell the end of last year and many agents that I know experienced the same thing.  Things changed after the first of the year though.

sumter: Hey Wintergreen, I want to buy your house! - 02/10/08 03:18 AM
One day last week by husband brought me in an envelope from the mail.  My name as it appears on the tax records (different last name) was on the envelope.  The envelope was also greeting card size, hand written addresses, Fantastic Four stamp and an American Flag sticker on the envelope.  Out of curiosity, I opened it to find two yellow note pad sheets folded in half.

Reports from many Realtors® and loan officers in Sumter are indicating that activity is picking up.  Personally, I have watched more and more buyers driving through my neighborhood picking up fliers and looking at houses.  For buyers, it is a great time to be looking for a home.  The inventory of homes remains high, while the 30 Year Fixed rate mortgage is low. 
The January 2008 number of units sold was 69.  Comparing this with prior January units closed, 2008 fell between 2004 and 2005 numbers.  The number is down considerably from January 2006 and January 2007, but consistent with the … (1 comments)

sumter: So You Want To Sell Your Sumter, SC Home? - 01/26/08 11:32 AM
Today, I was out and about showing buyers homes.  I have to admit, in the middle of showing these homes I was thinking about writing a blog!  I should be focusing on finding the home for my client and I am thinking I need to go home and write about what I was seeing and experiencing. 
First, if you want to sell your home.  DECLUTTER!  Squeezing through between furniture is not appealing to a perspective home buyer.  Seeing every surface full of candles, books, magazines, clothes and other personal items does not appeal to that home buyer either.

I was inspired to start blogging on the Sumter, SC Real Estate Market by a report I heard on the TODAY show and by a potential out-of-town client.  The national media has done a wonderful job of convincing buyers and sellers that the real estate market is the same anywhere in the United States.  This has proven to be untrue not only in Sumter, but also in many other areas across the country.

In my first blogs about the Sumter, SC real estate market, I covered units sold through October and the average number of days on the market.  This blog contains the updates for November 2007 and some further discussion about the Sumter Real Estate Market.
The number of units sold in November 2007 was 90 in Sumter County.  During the same month in 2006, 110 units were sold and 142 units were sold in 2005.  November 2004 had numbers very similar to 2007 with 91 units sold.  The data follows:

When I started real estate in 2005, I heard many comments about the builders being greedy and raising the prices of new construction because they could.  Builders are like any other business, they know they will increase their sales if they can keep their home prices lower and compete.
