Good News For First Time Home Buyers Who Lack Funds for a Down Payment!
First Time Buyers are benefitting from the best incentive from the government in a long time. A Tax CREDIT of $8000 is significant, so much so that any First Time Home Buyer who is gainfully employed, has decent credit (or can improve credit) and plans to be in the one location for at least THREE YEARS, should consider buying a home.

President Obama will be traveling to Denver to sign his newly passed "American Recovery and Reinvestment Act of 2009".
While there has been much said about the bill, the end result is yet to be seen. Changes to the First-Time Homebuyer Tax Credit are not significant. We already had a $7500 tax credit available from an earlier bill, but this one offers a non-payback plan. That is non-payback as long as the borrower owns the home for over 3 years.
In order to understand the benefits more clearly, I'm posting a chart, compliments of the National Association of REALTORS® here:

Working with first time home buyers is fun.  I enjoy helping them find a home that suits their needs. More so I enjoy sharing their excitement of finding a place for the very first time.
The ranks for first time home buyers should be stronger.  So many young people don't realize what a big mistake they are making by not investing in a  home.  Paying rent, particularly at today's outrageous prices is truly foolish.

This afternoon I received a call from my son's friend.  It seemed I had meet him last week at The Birthday Party.  The Friend was roaming around this weekend and stumbled into an open house.  The Friend & wife fell in love with the place and the agent at the open house helped spur their encouragement along.
Well, The Friend is a first time  home buyer and admittedly a novice when it comes to matters of real estate.  His instincts were very good though.  The Agent offered to assist him to buy a home, since The Friend didn't have an agent.  But … (2 comments)
