Foreclosures are dominate in the market these days.  You don't need a special map or even an address to pick them out of the neighborhood.  All you need to do is drive down the street with your eyes open. They will pop out at you.
Why? There is a "look" a foreclosure has, a sad neglected, nobody loves me type look.  Why?  Because nobody loves them, that's why.  The investors or management companies in charge of them just aren't paying attention.  Instead of sprucing up the properties with some basic tender care, they are throwing them on the market "as is" thinking … (36 comments)

Foreclosures are a hot topic these days.  Some people say Colorado is #1 in foreclosures, others say it's not so!   Who do we believe and why?
The Denver Business Journal featured a good story on this very topic, "Is Colorado really worst in foreclosures?"   The answer to this question is, "It Depends who you ask!"

 Years ago in a different market, I lamented to an REO manager, "When is the market going to turn around? Will we ever get rid of these foreclosures?"
At the time, his encouraging words fell on very desperate ears.  He said to me, "Prices will continue to drop to a point, when it will become so attractive, the investors will come.  When they come, they will buy. When others seeing them buy, more will buy.  Next thing you know you will work yourself out of selling REO's."
He was right.

 Foreclosures...What the Public PerceivesColorado has a high number of foreclosures.  As always it is important to know why this has happened and what we can do to fix it. The Denver Business Journal runs an informal survey of what readers are thinking. I find it rather curious...let me explain.

Facing Foreclosure in Colorado?...Call for help
Colorado launched a Foreclosure Hotline this week.  It's purpose is to assist people who are delinquent on the mortgages.  Counselors will act as intermediaries between homeowners and lenders, to work out a game plan, help organize finances, avoid scams, reduce potential liability and possible sell or keep the home.
If you are delinquent on your mortgage payments, please call for help.  The number is 1-877-601-HOPE (4673).
Irony in action

In troubled times homeowners sometimes go into denial, thinking if the situation is ignored, it will go away. The fact is, if you are having trouble making your mortgage payment sooner or later you will have to face up to the situation.  It's best you face up to it as soon as possible.
