kristal kraft: Want A Home Where the Buffalo Roam? - 11/25/06 09:18 PM
Want A Home Where the Buffalo Roam? No problem! We have 'em! In Douglas County, just 21 miles south of downtown Denver , we have homes were buffalo roam, right in the back yard! The custom home neighborhood of Buffalo Ridge backs up to Daniels Park, home to a buffalo herd. Daniels Park offers panoramic views of the entire Front Range, from Pikes Peak to the South and Mt. Evans to the north. Originally the Park was a working ranch. Today the Park has several 20th century rural architecture buildings, including a picnic shelter designed in the early 1920's by Denver architect Jules J.B.

kristal kraft: Erin Toll, Director of the Colorado Division of Real Estate - 11/21/06 06:58 PM
Marriott Hotel, Lone Tree, Colorado In a long anticipated visit, Erin Toll the new Director of the Colorado Division of Real Estate addressed a standing-room only group of WCR members and guests. Erin who reminded us she is only on the job 10 weeks, is digging in and sorting out the mess she inherited. According to Erin, when she set foot into her new office the Real Estate Commission had a back log of 260 complaints. We Colorado Brokers know they stopped answering the telephones awhile back. The problems have been compounding at the Real Estate Commission may soon see some action. Erin got

kristal kraft: Citywide wireless networks...would you give up your wireless and trust the city???? - 11/11/06 10:14 PM
For 10 cities in the Denver metro area this spring should mean a brand new citywide wireless network will be in place. In a go-around a law effort the Colorado Wireless Communities is getting closer to signing a contract with a provider. The go-around is due to a 2005 law the state legislature passed last year prohibiting city governments from building their own wireless networks for the citizens. Backed by (oh what a surprise) Comcast and Qwest, the law passed. In the end the law just prevents cities from using tax dollars to build the wireless networks. On one hand I feel a

kristal kraft: When buyers remorse strikes...is there a cure? - 10/10/06 10:05 PM
Denver real estate reports...on Buyer's Remorse. Buyers experience a flood of emotions at time of purchase. If the buyer is about to commit to a home purchase those emotions can become very intense. It is not usual to be working with a buyer for months on end only to have them dissolve into a puddle of anxious aversion. Is there a cure? The best cure is found in prevention. By that I mean having a frank discussion about the merits of the home and the possibility the buyer may experience a brief period of anxiety. We review our goals, and reasons for purchase, just

kristal kraft: Tribal Knowledge from The Rain - 09/29/06 05:27 PM
This is my bicentennial post! Active Rain is a cyber tribe, a group of extraneous people from all over North America who have come together for what ever reasons. Here we have found friendship, knowledge and joy in box chatting! I am proud to be a tribe member. Over the past 82 days, I have been guilty of writing 200 posts, either good, bad or ugly on this wonderful community called Active Rain. The ride has and will continue to be fun. I love being part of history, although we don't think of it like that, it is. Someday our great-grand kids will log

kristal kraft: Giving Away the Farm - 09/26/06 12:48 PM
Ever have a buyer or seller express frustration over not being able to "talk" to the other party? Occasionally, I have to remind my sellers it's not a good idea to be present during a showing, because you just don't want to let something slip to the "other side." My sellers, as smart as they are, don't believe they would be so foolish to let "the other side" know personal motives. But I know better... As a showing agent, it's very easy to get a seller to talk. In fact sellers they stay at home are usually very chatty wanting to make a

kristal kraft: Deceptive Advertising - 09/25/06 09:39 AM
I got a check in the mail today. It was not a large check, but a check made out to my corporation. I wasn't expecting it, so I was curious. Upon further study, I discovered if I cashed this check, it would "authorizing withdrawals from my checking account!" Yes, that's right. No contract, no more explanation, just some small print on the stub of the check. How many people will cash this? How many people will just overlook the small print and end up having "withdrawals from your checking account." I am outraged by this type of advertising, done by:YP.COM Internet Yellow Pages 101 Convention Center

kristal kraft: Are you a Like Hummingbird? - 09/09/06 11:41 PM
As professionals it is our job to make things look easy. How many times do you find yourself busy behind the scenes doing things that nobody knows about, but are essential to the success of a transaction? When this happens I think of myself as a humming bird, my wings going so fast they are nearly invisible to the eye. Yet, there I sit midair defying gravity, a picture of the impossible. Yup, that's me a hummingbird! <Photo taken on Mount Evans, one of Colorado's majestic peaks. Hummingbird is anonymous. Copyright 2006 Kristal Kraft>

kristal kraft: Denver City Infill on a Huge Scale... - 09/08/06 07:37 PM
Denver, Colorado has been very lucky in the past years, with opportunities that other cities do not have. Ten years ago, we gained a brand new airport, DIA. The old airport Stapleton was given back to the city. Just prior to that Lowry Air Force Base was vacated and given back to the City of Denver for development. The cleaning up and redeveloping of both areas has offered the residents of Denver expanded choices in real estate. It's been an economic boon to inner city living. Perfect for folks who want both a new home and the convenience of living close to
