Bluffmont Heights as one would assume is situated on the side of a bluff, this upscale enclave enjoys close-by conveniences typically found only in a more urban environment.  This is by no means a mistake, Bluffmont is part of Lone Tree's long term development plan to build a walkable-urban neighborhood in the middle of suburbia!

Back in the olden days when I first started selling  Denver real estate, there were no such things as computers. In fact paper had just been invented, so for a data base I used a "tickler file" built out of those cute little index cards.
The tickler file had the numbers 1 thru 31 and then the months of the year. The idea was to write down everyone's contact information, that would be address and telephone number. Of course we didn't need email addresses yet because Al Gore had not yet been born, so the internet was yet to be built.

Have you ever had one of those wacky days when nothing seems to go right?  I don't mean one or two things going wrong I mean a day where your chain is 1/2 a cog off the link.
My day started out great. The weather was perfect, warm and sunny.  I even woke up with plenty of time to get ready for my showings.  Like always I stopped at the computer, check a few emails, answered the best ones and took off for the office.

Lone Tree, Colorado ~ A Denver 'burb...Hometown pride is important. We all have our reasons and they will be a unique and different as each individual. It's a healthy thing to feel good about the town one lives in.
Lone Tree is my home town. I like the community's convenient location to I-25 and E-470. In my business being able to hop on a freeway and be someplace else is important.

Tonight was the reception for the beginning of the Cyber Professionals meeting in Albuquerque.  Among the 30 some Cyber pros are a few noted Active Rainers.  I was delighted to meet for the very first time, in person (drum roll please...) Linda Davis, Teri Isner, Sharon Simms and her lovely daughter Tammy.  It is rumored the my two favorite men are on their way Angus from Naperville and Ed DeChristopher.  They I've meet before but still I look forward to seeing them again.

In the war against telemarketers it is important to always be prepared. They take classes and learn how to sell their wares, but what do we do? Is there a class for responding to their slick presentations designed to trap us into buying something we don't need? Of course not. Nothing we have been taught in school prepares us for the barrage of ringing telemarketers. They are relentless and hard to avoid.

As children we were taught to "make new friends and keep the old." This old adage has a good lesson within it, but does it apply to business?

It is time to talk real estate.
Relocation to Denver or any other place can be exciting and/or scary.  Some people embrace change, taking it on like a new suit. They study and analyze it, pondering over every minute aspect until it becomes a natural for them.
Others approach moving to the new location with trepidation and fear. They analyze it to the nth degree only to find the only decision they can make is not to make a decision.

For well over 10 years I have been involved with several banks or asset managers doing drive by BPO's . For those of you who are not aware of what a "drive by BPO" is..it's when you drive by a property to determine;
it's still standing it's occupied or vacant what it's value is based on the neighborhood if it needs repairs Can actual values be determined from just viewing the outside? That question is loaded. Foreclosures are dominate in the market these days.  You don't need a special map or even an address to pick them out of the neighborhood.  All you need to do is drive down the street with your eyes open. They will pop out at you.
Why? There is a "look" a foreclosure has, a sad neglected, nobody loves me type look.  Why?  Because nobody loves them, that's why.  The investors or management companies in charge of them just aren't paying attention.  Instead of sprucing up the properties with some basic tender care, they are throwing them on the market "as is" thinking … (36 comments)

Years ago I moved with my family back to my home State of New Jersey.  At the time as it probably still is, the real estate in New Jersey was very expensive, much more so than it was in Colorado.  My hubby and I leased a winter rental down by the shore, got the kids settled and then set out to find a home.

Are you serving up discontent?
 As humans we all have a basic need to be wanted and liked.  Sometimes our jobs require us to do things that are contrary to our basic needs. 
It's really tough to have to tell a buyer you can't help them because their expectations are out of line with reality.  Or even though they just got a wonderful raise, they still can't afford a home in their dream neighborhood.

The real estate industry has been going through significant changes over the past few years. Doomsday predictions about Realtor demise have been heard from coast to coast, brought on by a variety of Internet based companies who think they have the answer.
This invasion of real estate has not gone unnoticed or undefended.  Agents who for years have been the gate keeper to the MLS fought the battle to keep the keys out of the consumers hands.  That battle was lost and now we know that's OK. We have learned real estate is local and will always be local.

When I was learning how to play golf, I kept hearing how golf was so wonderful, it is a game you can play your entire life.

Once considered too far away, Southeast Aurora is now more convenient thanks to E-470 the highway around the city's outskirts. The highway had the concept of build it and they will come.  And come they did; developers, builders and merchants have changed the scoop of this high plains dessert into a modern nostalgic urban village with a charming town square.
The Square, framed by shops, restaurants and entertainment opened at Southlands last month. Billed as the largest shopping center in Colorado, this wonderful place is alive with excitement.

Knowing your area's Absorption Rate, helps to track trends.  Understanding the market and where it is headed is part of our job as real estate professionals.
Absorption rate is NOT an exact science.  Figuring it is based on the premise that one will be looking for a TREND.  It is advised to consistently do the numbers each month, to be able to track a trend.
Getting Starting...
You need to know 2 figures.
1) How many listings are currently on the market?
2) How many listings sold last month?
You will be counting under-contract or pendings as listings, since they are not SOLD yet.

Purchasing a home is a big step for anyone who decides to take on the challenge. Making the conscious decision to improve ones future by becoming a homeowner is an admirable thing to do.  Along with this decision comes the responsibility to learn all there is to know about the process of buying your home.  One method you might find is the "rent to own" process.

For 10 cities in the Denver metro area this spring should mean a brand new citywide wireless network will be in place.  In a go-around a law effort the Colorado Wireless Communities is getting closer to signing a contract with a provider.
The go-around is due to a 2005 law the state legislature passed last year prohibiting city governments from building their own wireless networks for the citizens.  Backed by (oh what a surprise) Comcast and Qwest, the law passed.  In the end the law just prevents cities from using tax dollars to build the wireless networks.
