Today someone accidentally text me something and it reminded me of a year ago...
I had a closing scheduled. My seller clients were both out of town. One was in Vegas in training. One was in Waco working. I was in the DFW area trying to tie them together electronically as best I could.
I text Mr. & Mrs. Seller to give each of them a status on their deal. Mr. Seller, apparently, assumed the text was from Mrs. Seller and hastily replied, "Only have 5 mins to pee. Love you."
That's the most interesting text I've received from a client... 'til today...

Quail Valley is a cute neighborhood in Keller, Texas. I walk through it regularly and admire just about everything -- the trees, landscaping, 1980s brick construction on one side, 1990s construction on the other side, and especially the way every home is so unique. It's apparent there were many builders involved in this subdivision and it's also apparent the quality is well above average for the price point. Today was the best day of 2011 for me, HANDS DOWN! For starters, I took the day off! I started the day with a bang with a terrific person and the bangs didn't seem to end all day. I took the day off and headed to the hospital where I was in the birthing room for my best friend to labor and deliver another healthy baby girl. Experiencing new life -- best experience, hands down!

I was busy baking Father's Day cupcakes in the kitchen listening to the radio and one of the DJs said his wife asked him what he wanted to do for Father's Day. He replied the same as he does every year, "NOTHING!" And that "nothing" neeeeeever happens. He said he would love to have one Father's Day where he does absolutely nothing... no grilling, no entertaining, nothing. I know some Dad's who can relate!

#1  Organize and clean. De-clutter! Items like rarely used kitchen appliances, out-of-season clothes, half those toys, and dusty exercise equipment need to GO. Store items off-site or in boxes neatly arranged in storage areas. Clean windows, floors, fixtures, walls and baseboards to make the interior sparkle!
#2  Flower up curb appeal. Do the lawn and bushes look neatly manicured? Could it use more? Are pretty flowers or plants framing the entrance? Is the walkway free from cracks? As a kid, I was into everything. Keller ISD had classes at all ages for art, music, athletics... if you wanted to be busy from sun up to sundown, getting a very well rounded education, Keller ISD was the place to be. My children are there now and it's all it ever was and better. Keller is synonymous with GREAT SCHOOLS. But what will Keller ISD be known for tomorrow?

Energy Efficiency Tips - 06/17/11 11:36 PM
This week as I melt away in this heat, I reminisce about a year ago and a flip house I wrapped up at the time... I am reminded of how inexpensive energy efficiencies are. My new window package on that flip house barely broke a grand. Granted, this was a very small house. But that's sort of the point. Even older, more affordable houses can be efficient! What can you do to see if your home could use some energy saving action?

Showing, I mean, SELLING Restrictions - 06/17/11 09:23 AM
This week Paul Hamilton wrote a great article about the near impossibility of being able to work with a 15 minute showing window. Why? Because, to be 100% frank, even if that was THE only house I was showing, I can tell you straight up, consumers around here run late pretty much religiously. 15 minutes wouldn't leave us time to get the front door key to work... among many other things.

As my car registered 100 degrees outside today, I thought, "Daaang, this is the perfect weather for a few things... the pool, the pool, the pool." Then I went for a walk late tonight and realized walking through sprinkler systems is really quite envigorating, too!
But one thing I noticed: not one sprinkler system I had the pleasure of panting through was set to hit all the areas it should or else it was watering the sidewalk or street way too much. IRS Liens & Short Sales - 06/16/11 04:41 PM
It can only go up from here... Between short sale approval sluggishness and, oh, by the way, there is an IRS lien, no, wait, two liens, and move-in/move-out/possession disagreements... I can only imagine my next few deals will be easy since the last three and current two are H-E-double hockey sticks.
So what do you do when you represent the buyer and you find out, after waiting quite some time on a short sale approval, that there are a PAIR of IRS liens on the property? I would think since there are no proceeds and the IRS can't squeeze blood from a turnip … (3 comments)
