We have a running debate in my office touting the advantages of buying a new home versus buying a resale home. I firmly fall in the buying a new home camp(sometimes referred to as new construction homes or builder homes). Pro's and con's may vary however certain facts are undeniable. Take a look at the reasons below

Personalizing/Customization

Buyers of new homes in Riverside/Inland Empire areas are presented with the opportunity to personalize and customize their new homes. Through flooring, paint colors, cabinets and countertop selections buyers add an individual touch. Optional rooms and structural changes allow buyers to customize a home to fit the needs of their families. Flex spaces, bonus rooms, additional bedrooms are options offered by builders (within the parameters of pre-approved architectural plans). Tract homes, personalized homes built on a schedule, are not custom homes.

The Day was a Comedy of Errors - does technology really help?

I am a non-techie possessing a fear of technology but forced to master certain aspects in my attempt to remain current in my real estate business. Agents usually fall in one of two categories; those who rehearse and practice presentations before meeting with clients and others who fly by the seat of their pants, they prefer an organic approach. Well I am one who rehearses but on this day I knew I was doomed to failure.

I purchased a new car, an SUV that would be comfortable for driving my clients around. My husband surprised me with a new phone, which was to make my life easier. Our Board issued new ekeys and electronic locks. All circumstances which conspired to make my day with new clients a complete disaster or a comedy of errors.

I am fine driving the car, I adjusted to the size with no problems. However I now have blue tooth and must use my phone for navigation. Well on the way to the first house I lost the internet connection. The cheery voice giving us driving directions was silenced. The colorful map on my phone went blank. After traveling several miles, in the wrong direction, I parked and attempted to reset the system, which was a herculean task all by itself. I talked myself(out loud) through the steps of locating the navigation and hitting the right buttons.

Finally we arrive at the first house. Instead of having the new supra lock this house had the old system. I run back to the car and locate the fob needed to activate the system. Of course it did not work. The key was jammed in the box. I wrestled with the disagreeable box until finally the client asked if he could help. Eventually we were able to enter the property.

We returned to the car prepared to visit the next home. Fortunately we now had internet connection. However my iPad was no longer working unless I engaged my WiFi Hotspot. I was afraid this would drain the battery on my phone so reached to connect it with the car charger. Guess what? The charger did not fit the new phone.

We pressed on and visited all five homes. The combo did not work on the last home. Why? Well the home was put into escrow that morning and the agent rushed out to change the combo box. She left me a message but I had been having such difficulty I was not answering my phone.

This day was a comedy of errors but we found a home and are submitting an offer. And yes technology does help, it just takes me a lot of practice!

We are witnessing the philosophy of supply versus demand in action. The shift in the Riverside real estate market has led sellers to an ideal scenario - low interest rates combined with buyer enthusiasm has resulted in multiple offers and bidding wars.

Orangecrest Riverside Background: Orangecrest is a community of newer homes built in southeast Riverside. It is home to award winning schools, nationally recognized parks and a new community center.

Sold Listings: 27 (listings sold from March 1 - April 15)

The price range for active listings in Orangecrest Riverside is $319,000 - $559,000.

The average price: $398,845 Average price per square foot: $157 Average Days on Market: 21

The price range for sold listings is $200,000 - $470,000

The average price: $314,000 Average price per sq.ft. $138 Average Days on Market: 25

What does this mean for you?

If you are an Orangecrest Riverside seller, or homeowner with equity (your home will sell for more than it's worth allowing the homeowner to earn money) it maybe time to strike while the iron is hot. The two most recent listings( $525,000/$127 per sq.ft and $559,000/$125 per sq.ft.) reflect a 40% increase over the median price for housing in Orangecrest Riverside. (Disclaimer, the price for which the home actually sells is still to be determined.)

Buyers prices are increasing but you may still take advantage of the low interest rates which greatly impacts the amount of the monthly mortgage. If you would like to live in a neighborhood of pumpkin patches, Farmer's markets, Little League baseball, this is a community for you.

QHB seeking SFR (A Buyer's Plea)

QHB (Qualified Home Buyer) seeking Single Family Residence!

Yikes....it's crazy out there and all I want to do is buy a single family home in Riverside, California.

I've submitted multiple offers (14 and hoping the next will be lucky 15.)

I jump out of bed at the sound of my phone pinging with new email alerts. (Trying to be the first buyer to view and get my offer in first.)

I've stopped negotiating, my agent started writing full price offers on # 7.( We are even coming in 5 -10% above list).

I'm not even asking for concessions.(No home warranties, no closing costs, nothing, nada).

So why is it I just can't win the home of my dreams? They tell me it's now a seller's market and buyers everywhere are trying to take advantage of the 2004 pricing we are seeing right now in Riverside, California. Ideally I could possibly buy a newer home with all the bells and whistles like granite counters and stainless steel appliances.The landscaping could be completed and might even have a pool (but I not holding my breath for that one).

I am qualified, willing and able. My agent and I come fully equipped to each battle. (At least it feels like a battle to me, almost like I'm going to war.)

I have my pre-approval letter from a well respected bank, which I update every 30 days, so we are not submitting expired documentation. I have my proof of funds, a copy of my earnest money deposit, 3% of the purchase price so you know I'm serious. We have even added a buyer's love letter to the seller.

So tell me, what am I to do?

Yeah...the spring selling season is upon us, so seller's "lets play ball." I am recommending that Riverside seller's come out swinging aggressively. Riverside, and the Inland Empire's, low inventory levels have caused major changes in the Riverside real estate landscape. The capricious winds of change are whistling through the city and it has become a seller's market!

Supply versus demand, combined with low interest rates and pent-up demand (Californian's traditionally move every 5 - 7 years) have combined to create a fantastic selling opportunity for Riverside sellers.

I am counseling clients to prepare their homes and list it high right off the bat. However In a frenzied rush to get the most dollars for your home do not overlook the caveat - prepare your home for the market. I am recommending aggressive action.

Preparation is critical! Riverside sellers must consider their homes from front to back. Start by enhancing your curb appeal - plant color to welcome visitors. Pressure wash or thoroughly clean exteriors add accessories or potted plants to the entry. Paint shutters, doors and fascia. Sparkling clean windows are a must.

Interior - clean grout in kitchens, bathrooms and flooring. A pre-sale home inspection will uncover any hidden issues. Address these prior to listing. Staging of furniture and rooms will enhance the architectural design of the home. Small bedrooms may appear larger, furniture placement will shift focus to feature elements of the home.

Back yards and outdoor entertaining areas increase the perceived value of any home. Staged sitting areas or outdoor dining areas will add value to the buyer particularly as we are entering the spring season.

Riverside Seller's with these recommendations list it high right of the bat and it will result in a homerun!

Riverside New Construction Springing into the Selling Season

The builders are gearing up and all signs point to a fantastic selling season in the Riverside/Inland Empire area. The real estate selling season has officially begun as builders, determined to capture a percentage of eager buyers, move aggressively to answer the pent up demand.

Riverside new construction builders offer three different communities appealing to a wide segment of buyers, many from the neighboring Orange and Los Angeles counties, attempting to expand their purchasing dollars. Riverwalk-Vista is a master planned community with homes ranging from luxury to entry level.

Riverwalk-Vista's entry level community, Promenade by Woodside Homes, will be releasing phase 5 this weekend. Expectations are high the homes will be sold-out on the first day of the release, if not back-up offers already exist as buyers scramble to be in line to purchase a new home.

Amenities offered in this community include a resort style pool, a gated entry with dramatic fountain and neighborhood parks & tot lots. Riverwalk-Vista is within easy walking distance of the Metrolink system and the 91 freeway, providing access for commuters to Orange county and Los Angeles county.

A phase release of four homes is scheduled for this Saturday with another four homes to be released the following week.

Cielo by Richmond American Homes is a mountain-top community in the Lake Hills Reserve. The masterplanned community is distributed throughout five hundred acres with the surrounding 750 acres dedicated green space. A new phase release is scheduled within the next two weeks.

Riverside new construction builders are springing into the selling season. As always I recommend buyers utilize the skills of an experienced Realtor to represent their best interests, offer guidance through the process and negotiate the best deal for you.

As an area once ranked number 4 in the nation for appreciation we plummeted to number 3 in foreclosure activity. We have been emerging from the crash for several quarters. With a 20% appreciation over last year Riverside/Inland Empire is looking up again.

For the second year in a row, the ActiveRain community has put their collective knowledge to the test in order to predict how the real estate market will play out in the coming year. Last year, as a group, we collectively called the bottom of the market. All signs would suggest we nailed it!

This year, 2400 of you responded to the survey ActiveRain offered asking you what you expected real estate in your area to do in 2013. 84% of you expect real estate values and the number of transactions will increase in 2013. This number is staggering in many ways. I can't think of one thing where you would get this much agreement when taking the tempature of 2400 members of the real estate community.

Bullish on 2013

Last year, our members predicted that 1/3 of the markets in the country would see price declines. This year? Not a single market! As a group, our members expect every single major market in the US to see price increases in 2013. If you guys were a bull on the housing market, you would be Paul Bunyan's OX, babe.

Winning the New Construction Game in Riverside

Once again the times are changing in real estate and a pent up buyer demand has the New Construction builders ecstatic. The low inventory levels have resulted in rising prices yet buyers ready to enter the fray can (and are) purchasing the home of their dreams. An understanding of the process will help to enhance the experience for buyers considering purchasing Riverside/Inland Empire new construction homes.

Knowledge is valuable so your first step is to be aware the sales counselor represents the seller, (the builder) and is obligated to protect his best interest - a fiduciary responsibility. They are working to win the best price and terms for the seller. Therefore, even though you maybe a savvy individual, it is in your best interest to have knowledgeable Realtor representation for yourself. Particularly someone experienced in working with builders.

The builder usually requires buyers to cross qualify with the in-house lender in order to be placed on a priority list. The list is used to manage the phase release process allowing pre-approved buyers the opportunity to purchase new homes on the day of a phase release in order of their position on the priority list. Not to be confusing it's a first come (to the priority list) first served proposition. An advantage is gained by those at the top of the list as these buyers have first choice when homesites are released. You know, the cul-de-sac location with the huge pie-shaped lot or the homesite with fantastic mountain views.

Word of warning: Priority lists are filling up quickly. The Sagebluff community released the Model homes last week and sold out the morning of the release!

Pre-qualifying with the builder's in-house lender offers benefits to the buyer particularily if the builder offers financial incentives tied to his lender. The buyer is now behind the driving wheel, if the buyer shops around. The in-house lender will have to be competitive with other lenders.

Negotiating incentives is an option to be considered. If you would like to use the incentive to upgrade options, such as flooring or counters; or prefer to apply the incentive to closing costs, another option maybe to use the incentive to reduce the purchase price. Many different options are available to the buyers if they know were to look.

Implementing one or all of these strategies may help buyers to win the Riverside/Inland Empire new construction home of their dreams.

Average price (low this month based on sales in North side of LHR) $375,000/$135 per sq. foot

What does this mean for you?

Pending/Back-up listings reveal an interesting twist in the Lake Hills Reserve real estate landscape. High end luxury homes are on the market for larger number of days but are commanding much higher prices. The average days on the market for pending transactions - 132 while the average number of days on the market for back-up transaction - 71.

A pending status indicates an offer has been accepted by the seller and there is a reasonable certainty the transaction will close. These transactions are often standard sales. A back-up status indicates the seller has accepted an offer however he continues to actively market the property seeking a second or third offer to be placed in a back up position. These transactions are often short sales.

My Summary: Homeowners with the time are able to garner higher priced offers. Currently the pending/back-up homes in the southern areas of the Lake Hills Reserve, range from $490,000 - $650,000. North LHR, near the school and community center prices range from $379,000 - $490,000.

Fiduciary Responsibility - What does it mean to you?

"Utmost care, integrity, honesty and loyalty in dealing with Seller/Buyer." Words I believe we should refresh in our minds with each transaction. Even experienced agents can become complacent and need reminding of the importance of our Fiduciary responsibility.

These words lay the foundation for Realtor actions, causing me to review different transactions I have been involved with during the last month.

Upon accepting a transaction you may not be familiar with it is the agents responsibility to educate themselves on the different components of that transaction ie short sales, probate, Trustee sales, etc. Even the traditional residential purchase agreement should be constantly reviewed as changes are implemented.

Again complacency is the enemy of any good Realtor.

As I read a post written by Kathy Godin "Be Careful I Kiss and Tell" one of the comments made me stop and think about my fiduciary responsibility to buyers when I am the Listing Agent or is there an ethical obligation - but to whom?

I spoke with an agent in my office who had the opportunity to act as a dual agent. He declined and did the right thing by the client who was going to allow him to sell the house for 150k but because the agent refused she ended up with an offer of $185k. The agent helped his client gain 35k.

One of my great take-aways from ActiveRain is the communication of ideas which inspire me to additional thought, research and sometimes office conversations.

But one thing I have grown to understand is a true awareness of the importance of my Fiduciary Responsiblity to clients. As a consumer you need to have this discussion with your Realtor.

Shifting with the market is critical. Subject to Interior Inspection....Ahhh (Charlie Brown groan) that phrase drives me crazy especially when I see it under agent remarks. Normally this is code for me to ignore the listing and scratch it off my list. It usually elicits a long tirade from me about the arrogance of the seller and his agent.

I mean really who is submitting offers based on a drive-by, subject to an interior inspection at a later date? Sure a few agents may comply but on the whole I find it a difficult concept to explain to my buyers. Yet the low inventory levels are forcing me to reassess my strategies particularly in the price range of $250,000 and under. The most sought after price range in Riverside.

Surprise, Surprise, I tried something new today. I called the agent who was seeking offers based on a drive-by cursory viewing. Guess what? Although the home has been on the market for 77 days, unheard of in Riverside which has an average of 30 days on the market, the agent had received zero offers. Duh! Obviously other agents shared my opinion about this sellers request.

Responding to my call the desperate agent gave me the tenants number and suggested I contact her to see about scheduling a visit. The tenant agreed to allow me to show the home. As we stood outside the home after viewing, my client was estatic. She loved the home. We submitted an offer the next day and we are now in escrow.

I highly recommend reassessing your strategy periodically. The market shifts and we have to shift with it. If I had not bent my rule about ignoring any home which contained the dreaded phrase "Drive-by, offers subject to interior inspection" I would not have a client in escrow about to achieve her dream home.

Of course she thinks I am just the best Realtor in Riverside.

Predictions, Prognostications and Predilections

Lying in the midst of the Inland Empire, here in sunny Southern California, are the cities of Riverside, Corona, Moreno Valley and more. Many of us have chosen to live in the Riverside/Inland Empire based on housing prices, availability of land and the friendliness of a rural community combined with the benefits of city living. We are a unique breed of families, retirees, young people and land owners.

We were among the top of the housing bubble and plummeted to the bottom when the bubble burst; but we are a resilient group and I stand forth to claim we are in a recovery!

We have led in so many aspects of the real estate roller coaster so why should it be a suprise to anyone if we are one of the leaders out the darkness and back into a balanced market.

I predict, and keep in mind I do not have a crystal ball, that homeowners, overcome with cabin fever, will rush to take advantage of the spring selling season. Buyers, intrigued by low prices and interest rates, will continue avidly seeking to purchase a new home.

Reasons may range from downsizing, upgrading or investing but they will buy. Traditionally Californians like to move every five years or so and it's past time.

Low inventory levels are pushing up the prices - supply vs demand. More sellers will have equity and can now list their homes at better prices, actually netting a profit enabling them to move onto a next home be it a larger home, smaller home or investment purchase.

I predict we are in the midst of the perfect storm; low prices and low interest rates however I worry we do not over-correct. The lack of inventory is driving prices as buyers are becoming desperate to purchase. Appraisals may help to control overpricing but a home is valued at what the market will pay.

Traditionally the holiday season results in a slow down of real estate activity. Not true in the Orangecrest Riverside neighborhood. More transactions are in escrow, more homes closed and more listings for sale. More is the word for Orangecrest.

Orangecrest Riverside Real Estate provides information on a masterplanned community with homes built from the 1980's forward. Orangecrest is a tract community dotted with parks, shopping and newer schools. The Orangecrest Park is host to the junior league baseball team, soccer games and a community center which houses meeting rooms and a library.The widely recognized school district has been the recipient of several awards and statewide recognition, from the elementary schools through the Martin Luther King High School.

The number of homes in escrow, claiming a pending or back-up status, doubled during the months of November and December. More transactions, more buyers and more sellers! Prices continue to increase as closed homes ranged from $205,000 - $405,000. In comparison the active listings range from $260,000 - $499,000.

Buyers seeking a home in Orangecrest Riverside are able to select from new construction homes found at Mission Grove built by Standard Pacific Homes, standard resale homes and distressed sales.

Sellers may consider listing their homes early in the year as they will have less competition. By utilizing a few staging recommendations to enhance the curb appeal and a well maintained interior, sellers should receive solid offers for the purchase of their home.

Despite the holiday season more homes were listed for sale in the Lake Hills Reserve during the months of November and December, than previous months. Standard sales out numbered the distressed sales by 73%.

This report provides current information for buyers and sellers interested in the 750 acre masterplanned mountaintop community - Lake Hills Reserve. Nestled among the rolling hills this community offers panoramic city, canyon and Lake Mathews views. Active Listings: 14 (11 Standard Sales <3 are new construction> 3 Short Sales)

Pending Sales: 10 (4 Standard Sales, 5 Short Sales, 1 Bank Owned)

Closed Sales: 2 (1 Standard Sales, 1 Bank Owned)

Average price (for the month of December based on closed sales) $457,000 Average price per square foot $96.

What does this mean for you?

An interesting phenomen was observed in the Riverside Lake Hills Reserve community as the number of active listings increased. Eleven of the fourteen active listings are standard sales - homeowners who have equity in the property different from distressed sales which include short sales - homeowners who owe more than the property is worth or bank owned properties - properties which have been foreclosed upon by the lender.

The prices for the active listings range from $409,000 - $825,000, including three new constructions homes. The new homes reflect a higher price tag as with each phase release the basic prices increase along with lot premiums.

The average price for the month decreased as only two homes closed, both distressed properties. One a short sale which offered $7310 in buyer concessions - closing costs and the payment of delinquent HOA dues $3460. An issue to be aware of when purchasing a short sale property. The second closing was a bank owned property. This property closed at $102 per square foot.

My Summary: Lake Hills Reserve home sellers are entering the market. Sellers may hope to sale prior to the spring selling season with much less competition. While inventory levels are low, and the Lake Hills Reserve offers a unique lifestyle community, the rule of thumb is critical. Well staged homes, those with curb appeal,interior upgrades and well maintained are attracting offers even through the holiday season.

Holiday Magic - A Realtor's Gift

One of the great joys of a Realtor's career is the exchange of keys ushering the buyer into a new life and allowing the seller to move onto a new path.

This exchange is especially magical when it occurs during the holidays however sometimes it takes an extra dose of Realtor magic to bring this journey to fruition.

The listing agreement was signed on October 29th. Recommended staging items were addressed and the home was ready for showings a week later.

Facing a different set of challenges the sellers struggled to reach their common goal - a bittersweet goal - of selling their home. The dream which had begun in the home years ago was shattered as a divorce changed the course of their lives. Mediation and diplomacy became the by-words of the day. Therapist became yet another hat worn by the Realtor.

The offer was accepted and the hard work began. Inspections uncovered no surprises, the buyer's loan moved forward and seller's began the process of selling personal property.

The buyer had begun preparations early in September, credit issues were addressed and a pre-approval was secured. The buyers were ready to begin their search. Through a long and arduous process of elimination we were able to narrow the search to a particular neighborhood. Now the challenge began. Inventory levels were low and multiple offers were standard. Bidding wars resulted and the buyer was disappointed as their attempts to buy a new home were unsuccessful. Finally upon walking through the doors the buyers knew they had found their dream home.

As Realtors we assisted with the garage sales, helped with the move and directed buyers to the correct school officials, among a myriad of other details. But working together we succeeded - we created holiday magic! The home closed on December 15th, the buyer's birthday.

Tuesday's Tip - A Winning Cover Letter

Buyers in Riverside/ Inland Empire and other areas are facing a dearth of inventory which often leads to multiple offers and bidding wars. Well you have a secret weapon at your disposal that many are not utilizing - The Cover Letter, when utilized correctly maybe referred to as the "Winning Cover Letter" for buyers.

A winning cover letter has several basic components whose primary goal is to win the home for the Riverside buyers. First the cover letter paints a picture of the buyer and family living in the their new home for years to come. Secondly it is crafted to gain the respect of the listing agent. Thirdly is conveys the terms of the offer in the best possible light highlighting the strengths and diminishing the weaknesses.

Emotional Note - The home selling/buying process is innately an emotional journey. Buyer's, with a myriad of different reasons for selecting a home, work to visualize themselves making this house their home. Sometimes they may decide upon the placement of the Christmas tree, or early morning breakfast for the kids at the island. Some buyer's imagine the formal dinners in the dining room or quiet Sunday mornings reading the paper and the list goes on.

A good cover letter conveys those images to the home seller who may sometimes be influenced by the emotions evoked. For a seller to know the new family will raise their children in the same bedrooms, attending the same schools this may strike a poignant note. It says the buyer desires to create a similar lifestyle for his family. It says we appreciate the love and care you have shown your home.

Analytical note - The winning cover letter will also establish the tone of the relationship the agents will have throughout the transaction. A well written summary, with no misspellings or glaring grammatical errors introduces the selling agent as a professional, one who pays attention to the small details and one who will go the extra mile for their client. This paragraph may give a brief description of the selling agents skills. Perhaps you have successfully closed many short sale transactions, or you are a full time agent with several years experience. Again you are emphasizing your strengths and the ability to see the transaction to closing. Remember WIIFM (what's in it for me) appeal to the Listing agent by displaying you are a strong agent who will carry her own weight and will move the transaction to closing.

Offer Summary -The last component of the winning cover letter is a brief summary of the offer submitted, highlighting the strengths - quick closing, contingency removal, size-able down payment, etc. You may also include a reference to the comps which have driven the decision for the offer amount or consideration for repairs which maybe required. The financial preparations already completed along with a sufficient earnest money deposit - I follow the lead of new home builders and recommend a 3% earnest money deposit - will help to strengthen your case.

In this day of low inventory levels, multiple offers and bidding wars a Winning Cover Letter may make the difference for Riverside/Inland Empire buyers in winning the home of your dreams.

Big news in the Lake Hills Reserve - It's the battle of the Titans as more standard sales, with a larger square footage, are listed on the market. Seller's with equity are in position to demand higher prices if they are willing to invest the time.

This report provides current information for buyer's and seller's interested in the 750 acre masterplanned mountaintop community - Lake Hills Reserve. Nestled among the rolling hills this community offers panoramic city, canyon and lake views. It is a beautifully designed community which includes 500 acres of reserved green space, parks and hiking trails. The HOA fees support an Olympic size pool, picnic area and pavilion with fire pit.

Pending Sales: 8 (3 Standard Sales, 4 Short Sales, 1 Bank Owned)

Average price (for the month of October based on closed sales) $519,000 Average price per square foot $101 (traditionally the larger the home the lower price per square foot)

What does this mean for you?

As we enter the holiday season now is a good time to monitor the real estate activity in the Lake Hills Reserve as larger homes have quietly entered the Multiple listing system and are now closing. The average number of days on the market for the October closings is 226 days longer than the average number of days required to sell a home in the city of Riverside. The homes which sold last month ranged from 4895 - 5411 square feet. The standard sale originally listed at $575,000 sold at $502,000 - a price well above the Riverside median price of $290,000.

The sold homes for October ranged in price from $502,000 - $ 540,000. Sellers did not contribute to the buyers closing cost except for $2000 on an FHA loan. The loan types were conventional (20% down payment) an FHA loan and a Cash purchase

The eleven active listings reflect a price range of $379,000 (a new bank owned listing) to $825,000. This home was originally listed at $1,350,000 and has now been on the market for 202 days rapidly closing in on the average of 226. We are all keeping an eye on this one!

My Summary: Lake Hills Reserve home seller's are utilizing a strategy of patience and in many cases the results are well worth the wait, allowing seller's to command prices over half a million dollars. Buyer seeking to purchase in the Lake Hills Reserve are still able to find a great deal but the number of bank owned properties have become few and far between. Do not expect to get a steal, those days are long gone.
