Sales are down in Ashland Oregon.  Good news is they have leveled off too.  There has been an average of almost 16 sales a month in Ashland for the last 5 months.  The number of people looking at property has increased in the May so we are expecting a surge after the fourth of July.

Ashland Oregon Homes Median Sales Price $380K - 06/04/08 07:10 PM
Buy while you still can afford to buy a home in Ashland Oregon.  The median price for may 2008 is at $380K which is  less than april of 2008 at $435, but more than the months of dec, jan, feb, and mar 2008 when the median was about $352K.  Below is a graph that shows the latest activity.

Any Luck with Private Financing? - 06/01/08 06:19 PM
I am looking for bridge financing for a small resort project in Southern Oregon.  Does anyone have any real contacts or real people who are loaning for this type of thing?  I need about 5 million for a payoff of existing loan and some extra for acquisitions and enhancements.  Contact me for more info and a small package.  The property is already in the city limits and has a mixed use zoning approval.
This was taken in the winter, but it part of the 4000 feet of river frontage.

My recent not-so-short sale experience - 06/01/08 06:10 PM
Good news was I was working with a long time loyal client.  End of the good news.  The bad news.  We entered into a contract to buy a house contingent upon a short sale approval from the bank. The loan totaled about $280,000. The property was in disrepair and had a collection of old cars and junk.  My client and I estimated about $25k to fix it up.  The market value of the property fixed up was about $250k.
Our offer was $190K.  Later a back offer came in at $215k. For 3 months we waited.  Luckily, my buyer had cash … (2 comments)
