Ashland Blonde Joke of the Day - 04/30/11 11:09 AM
The Pregnant Blonde The other day my neighbor in Ashland Oregon, who is blonde, came running up to me in the driveway jumping for joy! I didn't know why she was jumping so excitedly but I thought, what the heck', and I starting jumping up and down along with her. She said,'I have some really great news!' I said,'Great. Tell me why you're so happy.' She stopped jumping and breathing heavily from all the jumping up and down, told me that she was pregnant. I knew she'd been trying for a while so I told her, 'That's great I couldn't be (7 comments)
Why should I buy a home in Ashland or Medford now if Prices continue to Fall? - 04/27/11 03:59 PM
The cost to purchase is just one of the reasons you buy a home in the Ashland, Medford area. Interest rate is another factor and in fact having a lower interest rate can be more important over 30 years than the price to purchase. FNMA, NAR, and Mortgage Bankers Ass. are all projecting mortgage interest rate increases int eh the next several quarters. The four biggest reaons people buy a home have nothing to do with money. 1. Stable place to raise kids 2. A place to feel safe 3. Plenty of living space 4. Control over their living space. (2 comments)
What's worse - Computer virus or Personal Virus? - 04/26/11 03:28 PM
Yikes! My computer got a virus. I was not able to work. I was not able to watch flicks on Netflix. I could only check my emails on my Iphone. I felt nervous. I was unable to stay focus. I wasn't sure what to do last night since I couldn't get on the Internet.... I finally figured out I could watch Eddie Izzard on my youtube on my Iphone. Sad. Sad. I am able to use my computer, but not Internet explorer. I might have to call a computer doctor.... If I had a virus, it would be easier and less (4 comments)
Ashland Blonde Joke of the Day - 04/26/11 02:45 PM
In the RIVER WALK subdivision in Ashland There's this blonde out for a walk (no it was not me checking out my house for sale on Briscoe). She comes to a river and sees another blonde on the opposite bank 'Yoo-hoo!' she shouts, 'How can I get to the other side?' The second blonde looks up the river then down the river and shouts back, 'You ARE on the other side.'
Some one might need to notify the Ashland Police department to see if there is a missing blonde
Q: What do you call it when a blonde dies their hairbrunette? A: Artificial intelligence. Q: Why do men like blonde jokes? A: Because they can understand them. Haha - I wanted to see who was reading this.... Q: What do you call a really smart blonde?A: A golden retriever. (4 comments)
Who is Working today in Ashland or Medford? - 04/24/11 10:51 AM
Remember when holidays ...were holidays??? People closed their businesses in the Ashland, Medford area and took the day off!! Retail stores were closed. The Medford mall was empty. How many Realtors are working today? How many clients are looking today? What really is the point in even saying today is a holiday if no one really honors it? I know today is a religious holiday for some and not others, but out of respect to those that do "follow" this holiday or other holy days, shouldn't we take a day in repose?
Blonde joke of the day - 04/23/11 11:02 AM
DISNEYLAND Two blondes from Ashland Oregon were going to Disneyland . They were driving on the Interstate when they saw the sign that said Disneyland LEFT. They started crying and turned around and went home. I wonder where Disneyland left to go to? FLORIDA OR MOON Two blondes living in Oklahoma were sitting on a bench talking, and one blonde says to the other, 'Which do you think is farther away... Florida or the moon?' The other blonde turns and says 'Helloooooooooo, can you see Florida ????? (9 comments)

Blonde Joke of the Day - 04/21/11 10:57 AM
KNITTING A highway patrolman pulled alongside a speeding car on the freeway near Ashland Oregon. Glancing at the car, he was astounded to see that the blonde behind the wheel was knitting! Realizing that she was oblivious to his flashing lights and siren, the trooper cranked down his window, turned on his bullhorn and yelled, 'PULL OVER!' 'NO!' the blonde yelled back, 'IT'S A SCARF!' P.S. don't try this stunt on your own... (4 comments)
Again, these people do not have any money, but they want to hire a cleaning person to clean their house since they don't know how to do it. I have no problem with paying cleaning people at all, but when the seller can't even pay their house payment.... come on! Both homes took about 2 to 3 weeks to get from list date to (4 comments)

Short Payoff is an alternative to a Short Sale in Ashland, Medford area - 04/14/11 03:19 PM
Do you know anyone who would like to qualify for a "short payoff"? Basically , a short payoff is like if the owners of a home owe $300k, but now the house is worth $200k, instead of doing a short sale, the mortgage would be reduced to current value and the owners could stay in their home. If you have anyone who you think might qualify for this in the Medford, Ashland, Jackson County area of Oregon, please contact me. Below are the basics of the program description, which is what was approved by Treasury. The simple guidelines for program eligilibility are: Current maximum income of (0 comments)

Spring 2011 Ashland, Medford Area Housing Trends - 04/11/11 12:14 PM
Some people may not have noticed, but inventory has been slowly declining in the Ashland, Medford area. In 2008, the inventory for the county was in the 4000 unit range. Now inventory is in the 1500 to 1600 unit range. According to the Rogue Valley Multiple Listing Service the inventory levels are at an approximate 6 month supply county wide, and at that level inventory represents almost a "normal" market. In an even market where it is not a seller's market nor a buyer's market, inventory levels are about 4 to 6 month. Real estate is always local and every market has it's neighborhoods and (1 comments)
Price per Square Foot is Useful to Know - 04/07/11 04:28 PM
The average price per square foot of sold properties is one useful number to know when you are pricing your home to sell in the Ashland, Medford area or negotiating to buy a home. It works best when you are truly comparing apples to apples. For example: In a housing tract where homes are fairly homogeneous, the avg. price per square foot works well since most of the homes are built about the same time, similar lot size, and the same neighborhood. In this case, you really can use PPsqft fairly accurately. However, if you are in an area like Ashland, (4 comments)

Should I Low Ball? - 04/02/11 11:56 AM
I wrote this "good advice" on what to offer on a house: One statistics to consider when making an a offer on a home is the average selling price to list price. This figure will give an indication of the average price the seller has listed his home in relation to the average price the house will sale at. For example: a home listed at $100,000 that sells for $97,000 has a list to sell ratio of 97% or a 3% discount. In strong seller's markets the average list to sell price could be 100% since buyers are paying full price (37 comments)
