The cost to purchase is just one of the reasons you buy a home in the Ashland, Medford area.   Interest rate is another factor and in fact having a lower interest rate can be more important over 30 years than the price to purchase.  FNMA, NAR, and Mortgage Bankers Ass. are all projecting mortgage interest rate increases int eh the next several quarters.
The four biggest reaons people buy a home have nothing to do with money.
1.  Stable place to raise kids
2.  A place to feel safe
3.  Plenty of living space
4. Control over their living space.

What's worse - Computer virus or Personal Virus? - 04/26/11 03:28 PM
Yikes!  My computer got a virus.   I was not able to work.  I was not able to watch flicks on Netflix.  I could only check my emails on my Iphone.  I felt nervous.  I was unable to stay focus.  I wasn't sure what to do last night since I couldn't get on the Internet....
I finally figured out I could watch Eddie Izzard on my youtube on my Iphone.  Sad. Sad.  I am able to use my computer, but not Internet explorer.  I might have to call a computer doctor....

In the RIVER WALK subdivision in  Ashland
There's this blonde out for a walk  (no it was not me checking out my house for sale on Briscoe). She  comes to a river and sees another blonde on the opposite bank 'Yoo-hoo!' she  shouts, 'How can I get to the other side?' The  second blonde looks up the river then down the river and shouts back, 'You ARE  on the other side.'

Who is Working today in Ashland or Medford? - 04/24/11 10:51 AM
Remember when holidays ...were holidays???  People closed their businesses in the Ashland, Medford area and took the day off!!  Retail stores were closed.  The Medford mall was empty.  How many Realtors are working today?  How many clients are looking today?
What really is the point in even saying today is a holiday if no one really honors it?  I know today is a religious holiday for some and not others, but out of respect to those that do "follow" this holiday or other holy days, shouldn't we take a day in repose?

I don't know what it is lately, but we have had a few sellers,  in the Ashland area, who do not have a job, need to sell their homes, but are unwilling to clean it up!

Again, these people do not have any money, but they want to hire a cleaning person to clean their house since they don't know how to do it.  I have no problem with paying cleaning people at all, but when the seller can't even pay their house payment....  come on!  Both homes took about 2 to 3 weeks to get from list date to … (4 comments)

Spring 2011 Ashland, Medford Area Housing Trends - 04/11/11 12:14 PM
Some people may not have noticed, but inventory has been slowly declining in the Ashland, Medford area.  In 2008, the inventory for the county was in the 4000 unit range.  Now inventory is in the 1500 to 1600 unit range.  According to the Rogue Valley Multiple Listing Service the inventory levels are at an approximate 6 month supply county wide, and at that level inventory represents almost a "normal" market. 
In an even market where it is not a seller's market nor a buyer's market, inventory levels are about 4 to 6 month.  Real estate is always local and every market has it's neighborhoods and … (1 comments)

The average price per square foot of sold properties is one useful number to know when you are pricing your home to sell in the Ashland, Medford area or negotiating to buy a home.    It works best when you are truly comparing apples to apples. 
For example: In a housing tract where homes are fairly homogeneous, the avg. price per square foot works well since most of the homes are built about the same time, similar lot size, and the same neighborhood.  In this case, you really can use PPsqft fairly accurately.
