Interesting things I Learned from CW Smith about Jackson County - 05/25/11 06:24 PM
The Pacific Northwest grows the best Douglas Fir in the entire world
One billion board feet of wood grow every year in Jackson County.
The county is ok budget-wise for next 10 years pending no drastic change in the State Government.  It is currently at about $340,000,000.
Property tax is only 10% of the income.
The county 911 center is complete at a cost of about $8 million, but will save city of Medford about $1 million a year.

Most Interesting thing I learned about Real Estate today. - 05/24/11 04:15 PM
I was part of the Brian Buffini live webinar today and as always, I learned something about real estate.   According to Buffini, in California, 28% of all offers are rejected and 14% did not close due to financing.
How can I apply this statistic to real estate in the Ashland, Medford area?  Get my buyers pre-approved!!  Pre-approved buyers are less likely to get rejected and more likley to close escrow.

 
The second moral of the story is it doesn't matter how long you have been in the real estate business, you can always learn more.

I got an email today from a potential relocating customer asking me  "how's the real estate market in Ashland?"   This was my response
 
Ashland is a little different than some areas in that is basically no-growth so although prices have come down, not to the extent that some of the other areas in the valley have come down.  The number of distress sales has also be about 50 to 60% less than those areas also.   It is an area that is a real estate market made up primarily of retired Californians so the job market does not matter as much.   … (0 comments)

Things Have Changed in the Real Esate Business - 05/11/11 12:07 PM
How many times have we had to explain to clients that things have changed in the real estate business in Ashland and Medford (and all over)? 
This time I am talking about the real estate lending industry.
My well qualified client who last got a loan about 4 years ago was stunned about all the changes.
First, I needed to explain that appraisals cost more because they (the borrowers) are now protected against fraud.
Second, I needed to explain that lenders have a new process on disclosing rates and fees.

E. Medford Home under $170,000? Yes, but it sold already... - 05/11/11 11:43 AM
This blog post would normally be a post with pictures on the home at 2010 Lawnridge drive, Medford, but before we really even got the MLS listing up and running, we sold it!!!
I told another agent about the listing we had coming up....He showed it as the information was being loaded unto the computer and a few hours later, we had a cash offer, close in two weeks.....
So even though, people say the real estate market in the Medford, Ashland area is not great, when you have a good property priced correctly, it will sell promptly.
