Last, but not least, I use a comparative market analysis to determine the value of a property I am going to be listing for sale or for a buyer to help determine what should they pay to purchase a home. Every Realtor uses different methods to calculate value. All of them will use at least the past data regarding sold properties. Some will also use the active, pending, and expired homes too. Also important is the current inventory levels. The sold data will tell what properties have sold for, how long they were on the market, and how many have sold.

An appraisal on your home is the most important model for determining the value of your home. I think a Realtors comparative market analysis is usually just as good at getting to the "real" value, but it will be the appraisal that will make the deal work or not. Appraisers have come under the gun a lot in the last few years and have become much more cautious about their product - the appraisal. Most all appraisals have to meet federal guidelines on how they are completed, and if it is an FHA appraisal, that value is entered into the system

Automated Valuation Models are usually used by lenders for property estimates. It is a fancy term for determining value by platforms such as Zillow. Typically the value is by creating a radius search of county sold data and figuring out an average price per square foot. This type of valuation works ok in homogeneous tract neighborhoods, but not so well in areas with a lot of variation. Also since the computer is strickly averaging numbers,and it does not adjust for condition, view, or other things. There are several ways to figure our the value of a home. In this post, I will discuss Broker Price Opinions -BPOs. BPOs are usually performed for banks on behalf of the bank. in order to get an estimate of the value of the "asset" they have their money secured upon. Sometimes, they are done for legal reasons such as divorce, bankruptcy and estate planning. In Oregon, brokers can perform BPOs on most properties, but not all. In a BPO, the real estate broker typically does not view the interior of the property and if they do, it is more cursory.

ashland: Spring 2011 Ashland, Medford Area Housing Trends - 04/11/11 12:14 PM
Some people may not have noticed, but inventory has been slowly declining in the Ashland, Medford area. In 2008, the inventory for the county was in the 4000 unit range. Now inventory is in the 1500 to 1600 unit range. According to the Rogue Valley Multiple Listing Service the inventory levels are at an approximate 6 month supply county wide, and at that level inventory represents almost a "normal" market. Oregon Realtors were recently at the Capitol lobbying our state senators and representatives to remind them to keep the mortgage interest deduction. Apparently there has been talk in the state committee for tax credits to sunset the MID. Good news is most of the legislators believe in the MID. I am seeing sales pick up some in my area of Southern Oregon. The first time homebuyers are finally starting to buy, sellers are letting go of their big ideas of big sales prices, and my listings are getting showings. I think this will continue for this year.
