FYI- The new Dodd-Frank regulation proposes new changes for owner carry or owner financing. The proposed changes would require an owner to: 1. Pre-qualify the buyers to the standards of conventional financing 2. Require an appraisal 3. NO balloon payments 4. If loan is adjustable then borrow must qualify to the highest interest rate at their current income levels. If Owner does not comply and buyer fails to make payments, the foreclosure process could be negated and the owner could face large penalties. I got an email today from a potential relocating customer asking me "how's the real estate market in Ashland?" This was my response Ashland is a little different than some areas in that is basically no-growth so although prices have come down, not to the extent that some of the other areas in the valley have come down. The number of distress sales has also be about 50 to 60% less than those areas also. It is an area that is a real estate market made up primarily of retired Californians so the job market does not matter as much.

Good news! Sales are up in the Rogue Valley- almost 30% from the same time last year. The number of homes available to buy is down 26%. A few builders are getting courageous and are building spec homes. Median house price is down, but partly because the lower end of the market is selling more than the mid to upper end.

The Southern Oregon MLS is now posting REO (post-foreclosure) and Short Sale (pre-foreclosure) statitstics. The last quarter Dec 1 to Feb 28th, these sales made up 46% of the sold properties. Otherwise, sales statistics appear to be about the same in the number of sales as the same time period last year; although, overall median price is down 12.8% for the county.

Not Bad news, maybe even Good news..... Existing homes sales for the rolling Oct 1, 2008 to Dec 31, 2008 quarter shows another quarter with a stable number of sales for Jackson County. This makes the third quarter of this year and last year almost comparable due to the number of sales. Good news! Inventory is down from 2263 last year to 1877 this year (about 17%). Not so Good news for seller, but Good news for buyers..... Median price is down from $230,000 to $200,000. Buyers? Better get out there and buy now!

I can connect with other real estate industry people throughout the world to learn new things and give referrals.....and get maybe? the SEO benefits though are amazing, and I would recommend it to others....as long as they are not in my area. The #6 most common myth among first time home buyers according to REBAC, is - all you need to do is agree on the price and sign a document then close. Selling a house is so easy, not! According to REBAC, some buyers think using multiple agents is good for them. These same buyers call a different agent on different days. They think by using different agents, they will find different homes and therefore they have a better chance of getting what they want. Not true.
