I got an email today from a potential relocating customer asking me "how's the real estate market in Ashland?" This was my response
Ashland is a little different than some areas in that is basically no-growth so although prices have come down, not to the extent that some of the other areas in the valley have come down. The number of distress sales has also be about 50 to 60% less than those areas also. I don't know what it is lately, but we have had a few sellers, in the Ashland area, who do not have a job, need to sell their homes, but are unwilling to clean it up!
Again, these people do not have any money, but they want to hire a cleaning person to clean their house since they don't know how to do it. Some people may not have noticed, but inventory has been slowly declining in the Ashland, Medford area. In 2008, the inventory for the county was in the 4000 unit range. Now inventory is in the 1500 to 1600 unit range. According to the Rogue Valley Multiple Listing Service the inventory levels are at an approximate 6 month supply county wide, and at that level inventory represents almost a "normal" market.
