Jackson County Foreclosures as provided by Amerititle for Sept 2011.  As you can see from the graph 2010 was the year with the most foreclosures, followed closely by 2009.  So far in 2011 the numbers are down.  The same is true for the notice of defaults, down this year compared to 2010.

This graph below shows the number of mortgage defaults to actual foreclosures in the Ashland, Medford area.   You will notice a big jump in the number filed in April of 2011.   This was due to the "hold" being put on filing of  defaults around the end of 2010 and first of 2011.   Other than the one month, the number of defaults in the Ashland,Medford area has been lower in 2011 than 2010.

AmeriTitle, a title company, in the Medford, Ashland area recently provided me with this graph regarding actual foreclosures of homes in the Ashland, Medford, and Jackson County area.  As you can see by the graph 2009 and 2010 were the "big" years.  So far for 2011 the number is down, but the year is only half through.  For more information regarding buying a foreclosures, please call me.

Some of the "theys" were saying that there was going to big a another big wave of foreclosures.  Maybe in another area, but here in the Ashland, Medford area, the foreclosure list is getting shorter rather than longer.  As a Realtor, I get weekly updates on which properties are on the foreclosure list.  This week only one page long...Last week, a page and a half of properties.   A year ago the list was 2 to 3 pages long.
I hope the "theys" are wrong and the trend stays as it is...less and less distressed homes.

Agents, Banks, Lenders all talk about the risks for a Seller if they choose to sale their house short.  Yes, there can be tax problems and lien release problems...plus the short sale may never even occur.  Yes, a foreclosure is most of the time the better choice for most sellers, most of the time.  Yes, most of us, know all of these reasons, and if you don't please refer to the many good sources of information out there on the risks.

Southern Oregon residents concerned about losing their home to foreclosure can receive help Saturday, Oct. 17, at an event in Medford organized by several government agencies, nonprofits, and real estate organizations.
The Home Ownership Preservation Event (HOPE) will be held from 9 a.m. to 4 p.m. at the SOU/RCC Higher Education Center at 101 South Bartlett in Medford. At the free event, homeowners can learn about the options available to help them save their homes, including the federal Making Home Affordable Plan and Oregon's Senate Bill 628, which gives homeowners the right to meet with their lender to discuss a loan modification.

Buying a house in foreclosure is risky business.  Buy a REO instead.  An REO is a bank-owned post foreclosure house.
Title Insurance
Pre -You can obtain a title search as of the date you search, but it costs you $85 in Oregon.  Plus if something happens between the date you search and the date you buy, you are out of luck.  You have to make sure that there aren't more liens on the property than it is worth.  There are no property disclosure requirements so there could many hidden defects - such as property lines disputes.

I recently co-presented a class on short sales at a WCR sponsored event.  My stats on short sales are:
one, didn't close in 1994 in CA,
Three, closed in  2001 to 2003 in oregon
Two, closed in 2007, one went to foreclosure
One in 2007, I got the private lender to pay the seller moving costs for the deed and the property in good condition.
In 2008 so far, one I lost to foreclosure, and I doubt I will wait around to fail again.
