Overall for the county the number of pending home sales is up 35% Ashland pending homes sales up 11% East Medford pending homes sales up 25%

SOMLS just posted the recent 3rd quarter rolling statistics for the time period Sept 1, 2010 to Nov 30, 2010. These statistics compare this 3 month time period to the same time period last year. As expected, sales were down for this quarter due the first time home buyer incentive expiring earlier this year. The number of sales for 2009 was 529 for existing sales and 445 for 2010. The number of homes on the market in 2010 is down 6.3% countywide from same time period in 2009. The county overall median price is down 10.4% from last year. But remember, median (0 comments)

Just in the statistics from the Southern Oregon Multiple Listing Service for Dec 31, 2009 to Feb 28, 2010 for Jackson County, Oregon.... Some of the highlights: For this time period the Ashland median home price rose from $208k to $298,900 - a 43.7% increase. East Medford median home prices declined from $240k to $170k - a 15% decrease. Overall Jackson County median home priced declined by 16.2%. There are 1902 homes for sale and 73.9% of the homes are not distress home sales. (0 comments)

In Jackson County Oregon, a local prankster posted a Craigslist ad saying something to the effect of " please come and take my stuff, everything must go, and its free". The owner came home to tools missing, his horse gone, and many people loading up and leaving with his stuff. He was able to recoup some stuff, but not everything. Plus the aggravation and pain was not fun. I think the police have found the guilt party, but ..... The moral of the story is maybe MLSs do actually serve a purpose besides just internet exposure.
