medford homes: Real Estate Inventory in Ashland Medford area is Down ...way Down - 03/15/12 02:31 PM
Current stats released from the RVAR/SOMLS show that the number of homes on the market is under 1200 units. Wow that is a drop from about 1600 homes from the prior report!!! and from the high inventory days of 4000 units of 2008.....the number of units is soooo much lower which would normally be a good thing for sellers, but since most of the homes on the market in the Ashland, Medford area are distressed, prices are not up yet. I predict in two to three years! why? 1. There have been numerous home owners that lost their home in the last few years either by short sale or foreclosure. 2. Most of these folks liked being home owners rather than renters. 3. FHA and FNMA are "saying" that 2 to 3 years after a distress sale, a person may be able to buy again. 4. Most of the people I talk to while they go through their distress sale ask me "how soon before I can buy a home again?" 5. Most of the distressed sales have already occurred. Yes, (1 comments)

Well, it was time to go back to my maiden name due to life changes, namely divorce. So consequently, I need to order new business cards. Not a big deal until I realized, it is about time to get a new picture. There should be a rule that no more than 10 years can pass before you MUST order a new picture. It has not been 10 years, but it is pretty darn close to being that long. The thing about photos of yourself is you can get used to them and no longer freak out when you see them. You (8 comments)

A few facts about residential real estate in the Ashland, Medford area for the April 1, 2011 to June 30, 2011 time period. (this excludes rural homes) In Ashland over 85% of the closed transactions were not distressed sales (foreclosures and short sales). In West Medford only 20% of the closed home sales were non-distressed. In Central Point is its about 40% non-distressed.

The planning committee finally approve the criteria for the proposed riparian corridor and has passed this information along to the City Council for their vote on July 7, 2011. Below is a re-cap of what i think happened:
Last fall the Medford Planning Commission was told by the ODFW that 6.9 miles of creeks within the Medford city limits needed to be added to the Riparian Corridor AND that they were increasing the corridor to 50 feet from top of bank instead of the current 25 feet. AmeriTitle, a title company, in the Medford, Ashland area recently provided me with this graph regarding actual foreclosures of homes in the Ashland, Medford, and Jackson County area. As you can see by the graph 2009 and 2010 were the "big" years. So far for 2011 the number is down, but the year is only half through. The cost to purchase is just one of the reasons you buy a home in the Ashland, Medford area. Interest rate is another factor and in fact having a lower interest rate can be more important over 30 years than the price to purchase. FNMA, NAR, and Mortgage Bankers Ass. are all projecting mortgage interest rate increases int eh the next several quarters. The four biggest reaons people buy a home have nothing to do with money. 1.
