I've been lax about blogging lately, but today I came across an article I couldn't resist sharing. It was written by Steve Harney, whose insights I've shared before. I often hear negative perceptions from consumers about the market, and in many cases they're just not true. Yes, sales are down from this time last year, but back then they were artificially inflated by the home buyer tax credits. As Steve says here, there's no doubt about it, homes are selling!

If you don't know anything about Canandaigua, it's a wonderful community. It's a small city on the Northern end of Canandaigua Lake, one of New York State's Finger Lakes, with a population of approximately 11,000 people. It has a picturesque main street with a variety of shops, lovely Victorian homes, and a fantastic waterfront park with a gazebo.

On the front page of Yahoo, there is currently an article entitled, "Why the housing market is stalling again". It's just another reminder to me that you shouldn't always believe what you read in the national headlines. Real estate is local, and in my experience, this is not the case in Rochester!
Our market did stall after the tax credits expired. That much is true. However, activity has started to swell tremendously in this area in the past few weeks. When I was younger, my family used to play a card game called "Samurai Solitaire". I think someone in the family may have invented it, but I'm not sure. It was similar to the typical game of Solitaire, except that every time a player got an ace and started a new pile, those piles were shared among the players. As a result, all the players were racing to be the one to get their 2 onto the available ace, their 6 onto the 5, and so on. The game inevitable led to lots of hand slapping and plenty of laughter.

If you watch the national news, you're probably bombarded with information about the real estate market. One anchor says the market is still lagging, while another says we're on the rebound. No, this post isn't really about Britney Spears. It's about Rochester, NY.
Forbes has once again recognized Rochester as one of the best places to own a home! This time, Rochester hit #4 on Forbes' list of most affordable housing markets in the U.S.!
In our area, 80.6% of homes sold are available to median-earning families. So if you make around $63,000 a year, you can afford over 80% of what Rochester has to offer!
Compare that to New York City, where median earners can only afford 14% of homes, and you can see why Rochesterians are better able to attain their dreams of homeownership.

If you watch the news, you know most of the country is in the midst of a buyer's market. Inventories are high, homes are staying on the market longer, and sellers are becoming more and more willing to negotiate in order to get their homes sold and move on. Things have been no different in Rochester, although we have experienced it to a lesser degree.

Recently, Forbes magazine published an article entitled, "America's 25 Strongest Housing Markets". Knowing the steadiness of our local market, I was not surprised to find that Rochester was included. I was pleasantly surprised, however, to see that the upstate New York cities of Buffalo, Syracuse, and Albany were, too! That's 4 out of 25 spots taken by upstate New York!

So, what sets us apart from so many of the nation's cities?

I've been saying over and over that the Rochester real estate market is incredibly stable. As a matter of fact, you're probably tired of hearing me say it! But guess what... it's not just me! The Democrat and Chronicle agrees!
An article published today by the Democrat and Chronicle highlights the fact that the number of homes sold is down slightly since this time last year, but the median sale price is virtually unchanged.
John Antetomaso, president of the Greater Rochester Association of Realtors, is quoted as saying, "We're continuing to fare well compared to the rest of the country."

It appears there's good news about the national housing market for once! The following is an excerpt from an article by the National Association of Realtors.
Pending home sales activity surged as buyers took advantage of low home prices and affordable interest rates, according to the latest report. The Pending Home Sales Index jumped 7.4 percent to 93.4 from an upwardly revised reading of 87.0 in July, and is 8.8 percent higher than August 2007 when it stood at 85.8. Did you catch the years flying by in the lower right? The market certainly has taken some plunges over the years, and it always comes ticking back up.
Next time you think about how bad things are, both with the real estate market and the economy in general, remember this video. No matter how uniquely negative our national situation seems, we've been here at the bottom before, and we'll eventually be on top again.
