Do you need air conditioning in your Colorado Springs home? I get this question a lot when I am working with buyers that are relocating to the area and are not sure of the climate. The answer is it depends- Do you like to sweat? If you do not have air conditioning, chances are that you will be sweating in your home at some point during the summer months.

I have worked with many buyers in Colorado Springs and I have also had the pleasure of working with sellers as well. It seems like a lot of buyers these days think that the best way to get a good deal is to go straight to the builder or the listing agent of the home.

 In the graph below you will see the Supply of inventory as of May 1, 2010. This graph covers
the homes that were sold in April, 2010 inColorado Springs. This was a very busy month as everyone was trying to take advantage of the tax credit that expired on April 30, 2010.

Homes are selling in Colorado Springs! If you are priced below $200,000 you have a great chance of selling your home rather quickly if it is in good conditon and priced competitively for the area. However, notice that if you are priced above $450,000 you could be waiting a year and a half to sell. I believe it is very important to get your home in the best condition, hire a stager and price it VERY competitively.
