There seems to be some confusion in the community about who can qualify for a short sale and what exactly a short sale is.  I have heard the term 'short sale' thrown around when working with buyers as well as from sellers.  To understand the terms involved, here are some definitions:

Fredericksburg is a very popular place for Texans to visit.  About an hour from San Antonio, Fredericksburg provides shopping, dining and entertainment like no other.  Fredericksburg is in the heart of the hill country and blends a mixture of German heritage with Texas!  What a combination. 
We recently visited the quaint city of a tad over 11,000 people to do a little shopping.  What we found was so much more!  Stopping into Hand Carved Candles & More we were amazed to watch the owner making the candles right before her customers eyes.

The San Antonio Board of Realtors has released it's MLS stats for January 2009.   
Here are the high spots:  
The top FOUR sales prices for homes that sold in January, 2009 for San Antonio, Texas were:    
1.  $120,000 to $139,999 (at 96 homes sold). 
2.  140,000 to $159,999 (at 83 homes sold).
3.  $100,000 to $119,999 (at 74 homes sold).
4.  $200,000 to $249,999 (at 72 homes sold)

Days on market is below, the highest amount was 120+ with the lowest TIED in the 0-115 days as well as the 91-120 days time frame.
