San Antonio Real Estate Market report - this report provides data on the market trends for San Antonio, Texas for past months and compared to the same time period the year prior.  This report is intended to give the viewer a true depiction of how the San Antonio, Texas housing market is. 
This report compares the amount of sales for that month, the average sold price, average price per square foot and average days on market (DOM).  The report is broken out by Single Family homes, condos & townhomes, Multi-family homes and Residential Rentals.

I was lucky enough to be interviewed by the San Antonio Express News Newspaper a couple of weeks ago for a story they were doing on "Modern Marketing".  The article ran on the front page of the San Antonio Express News Newspaper's Real Estate section on Sunday.

I have a Realtor's "Emergency Kit" in my trunk, if you will, for anything (ALMOST) that comes up.  I feel it is even more necessary when spring time comes around.  You never know when you need to be "Johnny on the spot" and do something or help someone out of the ordinary to your usual life.  Here's what I carry in my trunk:

I certainly didn't have to go far to accomplish this task.  I do this everyday just by hanging out on AR.  I read through the comments on Darren Rowse's site & was intrigued.  I think I (narrow mindedly) figured most bloggers there were Real Estate.....WRONG! 
All kinds of folks are doing the challenge; health & wellness, chefs, professional bloggers, photography & those that have a problem finding their "niche" to compare their blog to.

Understanding the San Antonio, Texas Multiple Listing Service (MLS) listing status
Often times while finding buyers a home in the San Antonio area I get asked questions on what the status means on the SABOR MLS sheets.  There are different status updates depending on where the home is in the "for sale" process.  For those who are curious what their meanings are I have compiled a list of the status & it's definition.  I'll start with the obvious ones:

NEW - This one is easy, this home was recently put on the market.  From NEW the home will go to ACT.

10 Reasons a listing agent can't give an answer on your offer within 93 hours - 04/07/09 01:33 PM
I submitted an offer on Friday at noon and then waited.  Of course I called the agent & then emailed to make sure he received the offer, nothing.  Next day same thing.  Finally late Sunday I heard (via email) "we should get back with you by Monday".  Monday came & went (with more emails & phone calls from me) until late when I was told "we should hear something tomorrow".

SABOR MLS ~ Solds February 2009~ San Antonio, Texas - 04/02/09 01:23 PM
The San Antonio Board of Realtors has released it's MLS stats for February 2009.   
Here are the high spots:  
The top three sales prices for homes that sold in February, 2009 for San Antonio, Texas were:    
1.  $120,000 to $139,999 (at 134 homes sold). 
2.  $140,000 to $159,999 (at 122 homes sold).
3.  $100,000 to $119,999 (at 109 homes sold).

Days on market is below, the highest amount was 120+ with the lowest in the 91-120 days time frame.
