San Antonio Real Estate Market report - this report provides data on the market trends for San Antonio, Texas for past months and compared to the same time period the year prior. This report is intended to give the viewer a true depiction of how the San Antonio, Texas housing market is. This report compares the amount of sales for that month, the average sold price, average price per square foot and average days on market (DOM). The report is broken out by Single Family homes, condos & townhomes, Multi-family homes and Residential Rentals.

I was lucky enough to be interviewed by the San Antonio Express News Newspaper a couple of weeks ago for a story they were doing on "Modern Marketing". The article ran on the front page of the San Antonio Express News Newspaper's Real Estate section on Sunday. Here's a few bits & pieces of the article:

I have a Realtor's "Emergency Kit" in my trunk, if you will, for anything (ALMOST) that comes up. I feel it is even more necessary when spring time comes around. You never know when you need to be "Johnny on the spot" and do something or help someone out of the ordinary to your usual life. Here's what I carry in my trunk:
The necessities WITHOUT a doubt, that include: HAND SANITZER Zip ties Flashlight measuring tape Extra pens Nuts & bolts (if I need to screw on a flyer box) Pepper spray Balloons for Open Houses (Red & Blue of course!) Toilet (21 comments)

I have been blogging since August 2008 after lurking around for quite awhile. I finally jumped in feet first & haven't stopped since. It is fair to say that I am addicted. I LOVE networking with other Realtors around the world (and in my own town!), sharing ideas, successes and helpful hints. As a result of my blogging I have: Made friends Received Referrals Developed better marketing strategies Gotten ideas on developing our website Found out about & started using twitter & facebook Been interviewed by the San Antonio Express News Newspaper AND Closed deals An exciting first for me occurred last week. I read through the comments on Darren Rowse's site & was intrigued. I think I (narrow mindedly) figured most bloggers there were Real Estate.....WRONG! Understanding the San Antonio, Texas Multiple Listing Service (MLS) listing status Often times while finding buyers a home in the San Antonio area I get asked questions on what the status means on the SABOR MLS sheets. There are different status updates depending on where the home is in the "for sale" process. For those who are curious what their meanings are I have compiled a list of the status & it's definition. I'll start with the obvious ones:
NEW - This one is easy, this home was recently put on the market. From NEW the home will go to ACT.

I submitted an offer on Friday at noon and then waited. Of course I called the agent & then emailed to make sure he received the offer, nothing. Next day same thing. Finally late Sunday I heard (via email) "we should get back with you by Monday". Monday came & went (with more emails & phone calls from me) until late when I was told "we should hear something tomorrow". Then it came, it came @ 9AM today. How many grueling hours were in between Friday afternoon and Tuesday morning @ 9? 93. 93 anxious hours for my buyers. What took him so long? Your (30 comments)
SABOR MLS ~ Solds February 2009~ San Antonio, Texas - 04/02/09 01:23 PM
The San Antonio Board of Realtors has released it's MLS stats for February 2009. Here are the high spots: The top three sales prices for homes that sold in February, 2009 for San Antonio, Texas were: 1. $120,000 to $139,999 (at 134 homes sold). 2. $140,000 to $159,999 (at 122 homes sold). 3. $100,000 to $119,999 (at 109 homes sold).
Days on market is below, the highest amount was 120+ with the lowest in the 91-120 days time frame.

Wildhorse ~ March 2009 Market Update ~ San Antonio, Texas - 04/01/09 09:09 PM
Wildhorse is a marvelous community located at Braun & 1604 (right outside the loop). Wildhorse is a DR Horton Community that is on it's last phase of development with homes from the 160's. Wildhorse is conveniently located just minutes from La Cantera (PF Changs China Bistro, Tiffany's, Nordstrom's) and the newest shopping center on the other side of the neighborhood at 1604 & Culebra known as the "Shops at Culebra". Wildhorse recently got a brand new, 4 lane road that makes Wildhorse residents commute easier
Wildhorse is a fantastic family neighborhood with an elementary school on the main street of the neighborhood (3 comments)
