ANOTHER ActiveRain success story in San Antonio, Texas - 06/28/10 03:38 PM
It happened again!  I received another referral from another ActiveRain member & closed last week!!
That makes two in one month! Thank you to an agent I know who realized that I work short sales, trusting me with her client's needs with one & referring them to me.  It was a very long 6 month road but the home sold, Bank of America cooperated with the short sale & we closed! The new buyer's are happy, the seller's are happy, the buyer's lender is happy (Hi Melissa!) the listing agent (me!) is happy, the buyer's agent is happy, the referring agent is … (41 comments)

Foreclosure Vs. Short Sale ~ What happens to your credit in San Antonio, Texas
I originally wrote this post in March of 2009 & found it relevant today so I thought I would bring it back to life!
Homeowners looking to stop foreclosure have opportunities.  One of these opportunities is a short sale.  One of the primary reasons to explore a short sale is to save your credit.  In most cases if this is possible, it is something one certainly should pursue.  Let's look at the facts:
Credit History-
Foreclosure:  Stays on your credit report for 10 years or more & remains a part of public … (2 comments)

ActiveRain success story - From blogging straight to the BANK! - 06/14/10 08:54 PM
About a month ago I received a call from my (now) favorite Houston Real Estate agent, Greg Nino, having only met him online on ActiveRain.com through reading his blogs & commenting I was excited when he said to me.....
"I just sold my clients home in Houston, they are moving to San Antonio & want to buy a new one, can you help them?"
Well, we all know how I answered his question right?  I said "Heck, yea!" because I was happy to help his client's, appreciated the referral & well, that's how we talk in Texas.
So, that was a month ago, FAST … (12 comments)

"So, How Much Will Sellers Usually Take Off of the Price?" - 06/13/10 09:25 PM
Jason answers the very common question below of "How much will they take off the price?".  I hear this all the time & think Jason answers it PERFECTLY!
Via Jason Crouch, Broker - Austin Texas Real Estate (512-796-7653) (Austin Texas Homes, LLC):
The question above is one that I have heard dozens of times over the years.  Some home buyers hear about the deal that their friend or relative got when they bought a home, and they're curious to see if this is the norm.
In a nutshell, there is no standard formula for real estate prices.  Just as there is no "national" real … (2 comments)

Seller's - How many homes does your neighborhood absorb each month? - 06/10/10 06:32 PM
Calculating the absorption rate for an area will help you track trends and determine how you want to position your home to get it sold.  The information changes periodically as it is determined by number of homes sold as well as number of homes currently listed.
So, what is the absorption rate?  The number shows the rate at which the inventory of homes for sale are being sold in a particular area, thus, calling it that area's "absorption rate".
Is the inventory increasing or shrinking?  How do I find out? Here's how to calculate the absorption rate:
First, pick the area you … (44 comments)

Home Buyers Say the Darndest Things - 06/07/10 03:48 PM
Small, yet subtle changes can make a world of difference in the eyes of buyers.  Ironically enough, what's important in Maryland is as important in San Antonio!

Via Margaret Woda, Maryland Real Estate Blog (Margaret Woda (Long and Foster, Crofton MD Real Estate)):
Candid comments from qualified home buyers...

Home sellers don't always listen to good advice offered by their agents.  Perhaps they would if they had half our experience working with buyers who can sometimes be brutally honest about the condition of homes we show them.
Sellers always ask for feedback, but do they really want the truth?  I … (5 comments)
