How's the weather in San Antonio, Texas?
I get this question quite frequently.  I understand it because I am always thinking of how other states weather compares to ours. Do they have snow yet? Is there ice on the ground? How can they stand to drive in that stuff, etc.
We have very finicky weather.  It's been cold in the morning and by afternoon you are peeling layers off. It takes some getting used to but it's bearable.  I alway's make sure I have a jacket in my car along with a change of shoes.  You just never know!

Whenever conversations turn to Real Estate someone alway's brings up the average sales price of homes. Have you noticed that? Or, could it just be me due to my profession?
I always hear:  "What's the average sales price in San Antonio?" and "How does it compare to last year's average sale's price?"
Excellent questions! Real Estate is no different than other products, it has the same ebb and flow fueled by our good friend supply and demand.  Think it will change?  I doubt it!

A common question I receive frequently is "How long are home's staying on the market?".  The answer truly depends on the price point of the home, the time of year as well as other variables.
Day's on Market (DOM) can be affected by many things, in San Antonio, Texas (Bexar County) some home's continue to have a very short time on the market if they look great and are priced right.

It happened again!  I received another referral from another ActiveRain member & closed last week!! 
That makes two in one month! Thank you to an agent I know who realized that I work short sales, trusting me with her client's needs with one & referring them to me.  It was a very long 6 month road but the home sold, Bank of America cooperated with the short sale & we closed! I had the unfortunate experience today of getting yelled at by a buyer who chose their own lender.  I'm not proud of it, i'm by no means happy BUT, I can honestly say, I didn't do anything wrong...
I'm not saying you have to use the lender I refer to you by any means, but PLEASE do not yell at me when your lender fails you.  I will honestly say to you "I'm sorry!"  Do you expect more?  Why?

I'm completely addicted to live testimonials now.  I think they provide viewers with so much more than something in writing. 
It's candid, it's live, it's fun!  Agree?  Live testimonials aren't ALWAYS a piece of cake though...In order to get a live testimonial, you have to be prepared!  You MUST:
#1.  Have a closing that your clients can attest to! 
#1.  Remember your video camera!
#2.  Remember to ask for the live testimonial (sometimes the toughest if you forget!!)
#3.  Get them to agree to do it!!!
