How's the weather in San Antonio, Texas? I get this question quite frequently. I understand it because I am always thinking of how other states weather compares to ours. Do they have snow yet? Is there ice on the ground? How can they stand to drive in that stuff, etc. We have very finicky weather. It's been cold in the morning and by afternoon you are peeling layers off. It takes some getting used to but it's bearable. I alway's make sure I have a jacket in my car along with a change of shoes. You just never know! I definitely prefer living in (4 comments)
I seem to bring this up every once and awhile. It's like a reminder of what I did that week, how things turned out, what made me laugh & even sometimes, what made me cry!
I felt it was that time again, so, here we go! It's hard to tell what the weather is going to do in San Antonio. Dress for winter in the AM, by the afternoon you are peeling your layers & looking for your open toed shoes. If a buyer say's they have cash & don't need (3 comments)

San Antonio Market Report ~ Average sales price October 2011 vs. October 2010 Whenever conversations turn to Real Estate someone alway's brings up the average sales price of homes. Have you noticed that? Or, could it just be me due to my profession? I always hear: "What's the average sales price in San Antonio?" and "How does it compare to last year's average sale's price?" Excellent questions! Real Estate is no different than other products, it has the same ebb and flow fueled by our good friend supply and demand. Think it will change? I doubt it! The answer truly depends on the price point of the home, the time of year as well as other variables. Day's on Market (DOM) can be affected by many things, in San Antonio, Texas (Bexar County) some home's continue to have a very short time on the market if they look great and are priced right. I haven't done one of these types of posts in awhile. Can't even remember what edition this is, pfft, who cares, here we go...... Buyers showed up with a pre-approval letter and a quoted interest rate of 3.78% HOLY COW, that's awesome! Listing agents will tell you way too much sometimes, all you have to do is ask! People who seem hesitant of you in the beginning grow to like you & will eventually greet you with a hug & a smile. Not all agent's look like the picture on their business card. New Braunfels High School Football Schedule ~ 2011 What's the absolute best part of going back to school? The kids are out of your hair? The house is quiet? Your wallet seems fatter because you aren't paying for "summer activities" anymore? Wrong, Wrong and WRONG! The answer is......FOOTBALL! High School football to be more exact....and nobody does High School Football like the New Braunfels Unicorns! They've got quite a line-up this year, some awesome players who have been hitting it hard to get in preparation for their FIRST GAME! Which is, right around the corner folks! It happened again! I received another referral from another ActiveRain member & closed last week!! That makes two in one month! Thank you to an agent I know who realized that I work short sales, trusting me with her client's needs with one & referring them to me. It was a very long 6 month road but the home sold, Bank of America cooperated with the short sale & we closed! The new buyer's are happy, the seller's are happy, the buyer's lender is happy (Hi Melissa!) the listing agent (me!) is happy, the buyer's agent is happy, the referring agent is (41 comments)

About a month ago I received a call from my (now) favorite Houston Real Estate agent, Greg Nino, having only met him online on ActiveRain.com through reading his blogs & commenting I was excited when he said to me..... "I just sold my clients home in Houston, they are moving to San Antonio & want to buy a new one, can you help them?" Well, we all know how I answered his question right? I've said it before, you know i'm gonna say it again....choosing a lender in San Antonio, Texas I had the unfortunate experience today of getting yelled at by a buyer who chose their own lender. I'm not proud of it, i'm by no means happy BUT, I can honestly say, I didn't do anything wrong... I'm not saying you have to use the lender I refer to you by any means, but PLEASE do not yell at me when your lender fails you. I will honestly say to you "I'm sorry!" Do you expect more? Why? I think they provide viewers with so much more than something in writing. It's candid, it's live, it's fun! Agree? Live testimonials aren't ALWAYS a piece of cake though...In order to get a live testimonial, you have to be prepared! You MUST: #1. Have a closing that your clients can attest to! #1. A LIVE testimonial from a new home buyer! ~ San Antonio Real Estate This is the second home Royce has purchased from me. He knows what he likes & makes quick decisions. He knows a good deal when he sees one & doesn't let them get away from him! Royce is a civilian contractor in Afganistan working a couple of months out of the year there then comes back. Recently while in Afganistan Royce contacted me saying "I found a home that I love!", I showed it to his dad who reported back to him, we wrote up an offer the next (7 comments)
