San Antonio Real Estate Market report - this report provides data on the market trends for San Antonio, Texas for past months and compared to the same time period the year prior. This report is intended to give the viewer a true depiction of how the San Antonio, Texas housing market is.
This report compares the amount of sales for that month, the average sold price, average price per square foot and average days on market (DOM). The report is broken out by Single Family homes, condos & townhomes, Multi-family homes and Residential Rentals.

The San Antonio Board of Realtors has released it's MLS stats for December 2008.
Here are the high spots:
The top FOUR sales prices for homes that sold in December, 2008 for San Antonio, Texas were:
1. $120,000 to $139,999 (at 166 homes sold).
2. $100,000 to $119,999 (at 116 homes sold).
3. $140,000 to $159,999 (TIED @ 116 homes sold).
4. $200,000 to $249,999 (added a fourth since it was so close @ 114 homes)
Days on market is below, the highest amount was 120+ with the lowest in the 91-120 days time frame.

The San Antonio Board of Realtors has released it's MLS stats for November 2008.
Here are the high spots:
The top three sales prices for homes that sold in November, 2008 were:
1. $100,000 to $119,999 (at 102 homes sold).
2. $140,000 to $159,999 (at 94 homes sold).
3. $120,000 to $139,999 (85 homes homes sold).
Days on market is below, the highest amount was 120+ with the lowest in the 91-120 time frame.

san antonio market: First Time Homebuyers - Steps for Success! - 09/10/08 11:10 PM
I recently worked with a first time homebuyer. She was a referral with perfect credit, cash in the bank & a stable, good paying job. As a first time buyer she was very excited and stressed at the same time. She had a ton of questions, as well, she should have. Buying a home is a big deal!! I like working with first time homebuyers because they ask questions, the basic ones. They tend to listen to your answers and value professional opinions. It reminds me they are all pretty much in the same boat. In need of our guidance.

Wildhorse is located at Braun & 1604 (right outside the loop). Wildhorse is a DR Horton Community that is on it's last phase of development with homes from the 160's.
Wildhorse is conveniently located just minutesfrom La Cantera (PF Changs, Bistro, great shopping) and the newest shopping center on the other side of the neighborhood at 1604 & Culebra known as the "Shops at Culebra".
Wildhorse is a marvelous family neighborhood with an elementary school on the main street of the neighborhood http://www.nisd.net/krueger/ , two swimming pools a gazebo, walking trails a picnic area, basketball area and a daycare.

I learned this long ago but just recently posted it on my desk as a REMINDER to myself.
When to say BUH-BYE to your buyers (in the words of David Spade).
1. They are always looking for a "Good Deal"
2. They show up late when meeting you.
3. They are way too picky, can never find anything they think they could live in.
4. They are unsure of their timeframe.
5. They refuse to sign a buyer's representation agreement.
6. They refuse to listen to your advice.
