Real Estate is about relationships, right? Offline & online, eh?  I've struggled with the online part recently in balancing my little part of the world.
It happens, meetings, family, fun, working, learning, earning, vacations, FUN! Stuff get's WACKY & life in general get's in the way, RIGHT? I'm not alone here, RIGHT? I know, I know.

I seem to bring this up every once and awhile.  It's like a reminder of what I did that week, how things turned out, what made me laugh & even sometimes, what made me cry!

Las week i was in Puerto Vallarta with my sweetie, loving life, sipping margaritas, enjoying the view & feeling footloose & fancy free.  Here's proof:

I got back to work this week, full speed ahead (is there any other speed in RE?) & this is what I learned this week:

Buyers showed up with a pre-approval letter and a quoted interest rate of 3.78% HOLY COW, that's awesome! Listing agents will tell you way too much sometimes, all you have to do is ask! People who seem hesitant of you in the beginning grow to like you & will eventually greet you with a hug & a smile. Not all agent's look like the picture on their business card. Leads come from everywhere don't they? RE/MAX agents have leadstreet, other agent's send us leads, my dad is constantly on the look out for folks looking to buy or sell homes, handing out my cards everywhere he goes, facebook is full of people needing Real Estate and Active Rain has been a HUGE lead source for me but the latest one had me justifying the price I paid for my license plates.

We've probably all experienced this, your listing is shown, seller's happen to cross paths with the buyers, they "oooooh and awww" over the property loving every inch of it & excitedly exclaim "We're making an offer on this one!"  Mr. seller call's to inform you of the exchange, the buyer's agent leaves feedback:
"They loved it! Submitting an offer" & your thinking...
SWEET!
Mr. Seller is excitedly scouring MLS looking for homes to buy, going over different scenarios with you on time frames & asks to set up showings with you.  24 hours goes by so you check with the buyer's agent

I get this question all the time...the short answer is YES!  Who pay's for it?  You will.
The home inspection is a VERY important part of the home buying process.  You won't be able to close on the home without hearing about the need for a home inspection multiple times.  Real Estate agents encourage home buyer's to get the home inspected and you will have to sign documents that state your desire to do so or not.  The small amount of money you pay for that inspection can save you thousand's of dollars in the … (10 comments)

Are you tired of these posts yet?  Have you heard enough about the success I have had with ActiveRain this summer?  I mean really, I can see where these trumpeter posts can get loathsome, there's the one about my first check, a direct referral from the remarkably hilarious Greg Nino in Houston, Texas, next up was my second check, courtesy of an agent from right here in San Antonio & NOW, yes, there's a third, and this has all been THIS SUMMER!

I did a post like this a few months back, I realized since I learn something new every week I most certainly have more to share!  Since it has been so long since I posted the first "what I learned" perhaps i should title it "What I learned in Real Estate these last few months......"

It happened again!  I received another referral from another ActiveRain member & closed last week!! 
That makes two in one month! Thank you to an agent I know who realized that I work short sales, trusting me with her client's needs with one & referring them to me.  It was a very long 6 month road but the home sold, Bank of America cooperated with the short sale & we closed! About a month ago I received a call from my (now) favorite Houston Real Estate agent, Greg Nino, having only met him online on ActiveRain.com through reading his blogs & commenting I was excited when he said to me.....

Calculating the absorption rate for an area will help you track trends and determine how you want to position your home to get it sold.  The information changes periodically as it is determined by number of homes sold as well as number of homes currently listed.
So, what is the absorption rate?  The number shows the rate at which the inventory of homes for sale are being sold in a particular area, thus, calling it that area's "absorption rate".
