You have ruined the first time home buying experience for me in San Antonio, Texas!
These are the words I heard from my buyer today.  Not about me, about him....the lender of "her choice" (not mine or I would even venture to say, anyone's).  These are the words I dread. 
All I can do is educate & hope folks listen to me.  All I can do is speak of experiences with other lenders, title companies, contractors, etc.  If you still choose to choose your own, all I can do is listen to you & be baffled.

San Antonio, Texas, Real Estate Market report - this report provides data on the market trends for San Antonio, Texas for past months and compared to the same time period the year prior.  This report is intended to give the viewer a true depiction of how the San Antonio, Texas housing market is. 
This report compares the amount of sales for that month, the average sold price, average price per square foot and average days on market (DOM).  The report is broken out by Single Family homes, condos & townhomes, Multi-family homes and Residential Rentals.

Things change all the time.  You buy the newest in technology as far as phones go, the VERY next day there's a newer version.  You schedule a closing @ the title company, next day, they aren't open.  The Real Estate market is great, next, your looking for a job @ Wal-Mart.
Things change but they stay the same.  When we realize that yes, times change but if we wait it out long enough, things eventually come back around to the way they were.  The same, but different.  Real Estate is no different.

The San Antonio Board of Realtors has released it's MLS stats for March 2009.   
Here are the high spots:  
The top three sales prices for homes that sold in March, 2009 for San Antonio, Texas were:    
1.  $120,000 to $139,999 (at 180 homes sold). 
2.  $140,000 to $159,999 (at 175 homes sold).
3.  $200,000 to $249,999 (at 131 homes sold).

Days on market is below, the highest amount was 120+ with the lowest in the 91-120 days time frame.

1.  $120,000 to $139,999 (at 161 homes sold). 
2.  $140,000 to $159,999 (at 140 homes sold).
3.  $200,000 to $249,999 (at 136 homes sold).

Days on market is below, the highest amount was 120+ with the lowest in the 91-120 days time frame.

I was lucky enough to be interviewed by the San Antonio Express News Newspaper a couple of weeks ago for a story they were doing on "Modern Marketing".  The article ran on the front page of the San Antonio Express News Newspaper's Real Estate section on Sunday.

Yesterday marked the 29th year the annual Raul Jimenez Thanksgiving dinner took place at the San Antonio convention center.  Roughly 25,000 plates of turkey with all the trimmings were served up to needy families and senior citizens of San Antonio.  My sister and I used to volunteer at this event when we were younger and we always walked out so humbled by the kindness Mr. Jimenez created and the spirit of love and Thanks that San Antonio gives to it's people.  4,000 Volunteers come from all over to help serve food, pour drinks and clean up.  After dinner pumpkin pie is served and … (4 comments)

My Sister Sheila and I stumbled on a great opportunity this month that we couldn't pass up. 
In these times of uncertainly, it is important to see the forest for the trees and position ourselves where we want to be when the pendulum swings. 
Based on where we want that pendulum to swing, we bought the RE/MAX franchise we are currently working out of.

San Antonio's 3rd Quarter market stats had miniscule changes from 2007 to 2008 where single family homes are concerned.  Here a few comparisons to give you an idea of how San Antonio is holding up in today's market:

Average days on market in San Antonio has noticeably increased from one year to the next.  What took us 67 days in 2007 is now up to 83 for 3rd Quarter 2008 (average).  Average days on market is based on single family homes.  Condos, multifamily & lots are significantly higher on average from 07' to 08' for all categories listed here.

We attended a luncheon Tuesday of this week given by Perry homes.  A representative from the San Antonio metrostudy was present with some very encouraging facts for the months & years to come.   I wanted to share the encouraging news since this is some we usually don't hear.  We all know Bad news sells so here's a few encouraging predictions.
According to the metrostudy San Antonio currently has the lowest supply of new homes in the nation and is on the leading edge of recovery nationally.  While the foreclosure rate is up @ around 20% and we have had about 3500 … (0 comments)

If you haven't been to Gratitude in Port Aransas, Texas the next time you are there you need to stop in. 
I am a regular visitor to Port Aransas but had never heard nor been to Gratitude & I don't understand how!  Gratitude is quite frankly the cutest shop I have ever seen, located at 316 North Station Street (next to the crazy cajun @ Beach & stations streets) I can't believe I have missed out on it's uniqueness all these years.
