Another one of the downsides to the road work along 23 Mile Road in Chesterfield Township is the difficulty for consumers to weave their way in and out of their favorite businesses.
One of my favorites, Meldrum Brothers Nursery, decided to reward the customers who dodge the orange cones and the uneven pavement by having a MDOT sale.  (MDOT an acronym for the Michigan Department of Transportation)I ventured in to Meldrums late last week (before the storms hit - notice the clouds in the photo!) to pick up some colorful mums.   I think I'll go back this week to take advantage … (0 comments)

One of my favorite streets in Chesterfield Township is east of Jefferson on Harbor Drive.Harbor Drive winds along Anchor Bay and has residential homes that have both canal side properties as well as lake front homes.

 
 
Lovely canal side homes feature quick access to Lake St. Clair.Wow! Look at the view these lucky homeowners have on the lake front side of Harbor Drive.

Chatting with a friend yesterday about how much the real estate market has changedin the last 5 years had me curious for clarifying data.  
I took a peek this morning in Mirealsource™ to see the hard numbers during the monthof April in 2003 compared to what we are experiencing now in the housing market in Aprilof 2008.  I chose Chesterfield Township in Macomb County as my target area and thisis what the 5 year snapshot looks like:

Home sales pleasantly surprised me when I look back at the month of March and the statistics.  We Metro Detroiters were treated to extended wintery weather yetdespite this home buyers were still out ready to purchase in Chesterfield Township.We also saw some encouraging signs in the market activity:

A month or so ago a co-worker popped his head into my office and asked if I had a “Sold” sign rider that I could lend to him.I told him that I didn’t own one and he had such a comical expression on his face that I couldn’t help but laugh.   It’s the same look that seller clients have given to me on occasion until I explain why I personally don’t slap a “Sold” rider on the for sale sign after an offer is accepted.
I may be of a backwards mind at times, but for me my reasoning is solid:

This success story is about a home that sold in Macomb County that was NOT a foreclosure and NOT a short sale.   This well maintained home was on the market just 79 days – a full 122 less than the average total days on market for this year in Chesterfield Township.

Not only was February a long cold month for those of us in Chesterfield Townshipbut it was a promising month in terms of homes that sold.
I would like to say that neither sleet nor snow would keep home buyers away, butI won't bore you with the USPS mantra.  Ok, I said it anyway.  Inclement weather didnot stop home buyers in Chesterfield Township last month!2 things stand out for me when I was compiling  Februarys sales report:

"Seller will give carpet allowance to buyers with accepted offer"."Garage door will be replaced before closing if offer is acceptable."These 2 sentences were probably entered into the public informationof a home listing to reassure a potential buyer but had the completely opposite effect.
The potential buyers put those listings in their trash bin and choseto view listings that had the following sentences instead:

By now you are likely sick of reading all the bashing that our fine state is receivingbecause of the economic conditions caused by job losses in the last several years.I know I am sick of it. I'm a Michigander born and bred. I've raised my familyhere, worked here my entire life, paid my taxes to the State of Michigan, and contributed to the Metro Detroit economy year after year.This morning I did a bit of research and was once again pleasantly surprised at what I found.

This past month was a bit slower for home sales in Chesterfield Townshipin comparison to the previous January.
In January of 2008 ten homes sold in this Macomb County community,with the average sales price being $130,273.   The good news is thatthe average sales price is higher than the average sales price for theentire county.
Also, the total days on the market dropped considerably this pastJanuary, down to 189 days from the high of 231 in January of 2007.One of the highlights to me in researching this data was that the totalnumber of bank owned homes in Chesterfield was only 4 for this … (6 comments)

There has been much written and talked about lately about the “right time to buy”. In the Metro Detroit area we have witnessed a downturn to housing since 2002. Homes have taken longer to sell, the supply has outpaced the demand, and the prices that home sellers have been receiving for their homes has been less each year. Other areas of the country have been experiencing this only recently, or within the last 2 years or so. When you read the national news please keep this in mind. Chesterfield Township once again leads the way in home sales in Macomb County.  During the month of November in 2007 there were 28 residential homes that sold and 10 condos that have found new owners.
