August can oftentimes be a slow month for home sales, as many buyers are getting in the least of their summer vacations and families are preparing their children to go back to school.I was curious this morning to see how many homes have sold to date for the month of August 2008 in Macomb County MI and logged into our Multilist service, Mirealsource™, to take a look.So far this month 149 homes have sold in Macomb County.  (I stripped out the homes that have rented, the statistics quoted are for homes that sold.)

We wouldn't write about interest rates dropping when they weren't.  We also wouldn't write about a home being offered for $50,000 when the real asking price is $100,000.   Why in the world am I  seeing articles misreporting facts about something so important as HUD guidelines?

Last week it was announced by several news organizations that HUD has waived its 90  day "anti-flipping" rule.   (This rule was put into place in 2003 to guard against predatory house flipping and worked well in my opinion.)

***Shameless self promotion of the value of a buyer agent ahead***I've been having a wonderful time over the last couple of weeks with young buyer clients. They are first time home buyers in Macomb County. The interaction has been very good.  They are such a nice young couple, eager, and knowledgable. I now know what makes their eyes light up and what makes them cringe when viewing homes.  They also are keenly aware of the fact that I work for them and not for the home sellers.

Yesterday I wrote an article about the Zero Down advertising and explained to consumers that the "Zero Down" applied to the mortgage down payment and did not in any way reflect out of pocket costs that were still needed to purchase a home.
I probably jinxed myself with that post because I had one of those frustrating days as a consumer yesterday, none of it real estate related. In the Metro Detroit area the popularity of FHA and VA mortgages is higher than I have witnessed in years. One of the reasons for the increasing use of these mortgages is the potential for the borrower to acquire a home for no money down.
"Teaser" ads that I'm seeing in many places tell potential buyers that they can purchase a home with "Zero Down". This is true. With the VA program this can be done. With FHA a down payment assistance program is needed.

This week we were excited to hear about 2 means of home buying that willhelp our area and Michigan home buyers.
The first of the great news is that FHA loan limits in Macomb County have been increased to $297,000.
What does this mean for a home buyer in our Metro Detroit area?
As of this writing there are 5730 homes on the market in Macomb County that are $297,000 or less.
85% of the homes on the market right now in our area meet the FHA loan limit guidelines.

In the Metro Detroit area two scenarios we are seeing on a daily basis in the real estate industry are the increase in homes on the market that are foreclosures (bank owned) and the growing popularity of FHA mortgages for home buyers.
