August can oftentimes be a slow month for home sales, as many buyers are getting in the least of their summer vacations and families are preparing their children to go back to school.I was curious this morning to see how many homes have sold to date for the month of August 2008 in Macomb County MI and logged into our Multilist service, Mirealsource™, to take a look.So far this month 149 homes have sold in Macomb County.  (I stripped out the homes that have rented, the statistics quoted are for homes that sold.)

Home sales pleasantly surprised me when I look back at the month of March and the statistics.  We Metro Detroiters were treated to extended wintery weather yetdespite this home buyers were still out ready to purchase in Chesterfield Township.We also saw some encouraging signs in the market activity:

This success story is about a home that sold in Macomb County that was NOT a foreclosure and NOT a short sale.   This well maintained home was on the market just 79 days – a full 122 less than the average total days on market for this year in Chesterfield Township.

Not only was February a long cold month for those of us in Chesterfield Townshipbut it was a promising month in terms of homes that sold.
I would like to say that neither sleet nor snow would keep home buyers away, butI won't bore you with the USPS mantra.  Ok, I said it anyway.  Inclement weather didnot stop home buyers in Chesterfield Township last month!2 things stand out for me when I was compiling  Februarys sales report:

By now you are likely sick of reading all the bashing that our fine state is receivingbecause of the economic conditions caused by job losses in the last several years.I know I am sick of it. I'm a Michigander born and bred. I've raised my familyhere, worked here my entire life, paid my taxes to the State of Michigan, and contributed to the Metro Detroit economy year after year.This morning I did a bit of research and was once again pleasantly surprised at what I found.

homes sold: Chesterfield Township home sales in January 2008 - 02/04/08 09:27 PM
This past month was a bit slower for home sales in Chesterfield Townshipin comparison to the previous January.
In January of 2008 ten homes sold in this Macomb County community,with the average sales price being $130,273.   The good news is thatthe average sales price is higher than the average sales price for theentire county.
Also, the total days on the market dropped considerably this pastJanuary, down to 189 days from the high of 231 in January of 2007.One of the highlights to me in researching this data was that the totalnumber of bank owned homes in Chesterfield was only 4 for this … (6 comments)

This morning I had the opportunity to do some research on the home salesthat occurred during the month of January in Macomb County MI and have the data to share with you.
In January 404 residential homes sold, which is up a bit from January of2007 when 389 homes sold.  This is good news for all of us with anyconcern or interest in the local real estate market.
Sales prices are still a bit sluggish, with the average sales price this pastJanuary at $116,980 compared to January of 2007 when the average salesprice was $158,723.

Over the next few days I will be posting several real estate market reports, the first of whichis this comparison between sales taking place in December of 2006 and December of 2007.

What a cheesy title, but I simply had to do it because of the holiday season AND the good news!There is a real estate market in Macomb County, and once again home owners in Chesterfield Township are seeing their homes sold and new home owners are moving in to our area.

Who says the real estate market is dead?
In the Macomb County community of Chesterfield Township eleven homes have sold in the 2 week period covering November 1st - November 15th.The homes sold ranged in price from $134,000 to $260,000.  Not only are there eleven happy sellers but there are eleven happy new home owners in Chesterfield Township.All data was obtained through Mirealsource™ and its participating agents and brokers and does not reflect homes sold via private source.
