When did the consumer become the enemy?Lately I've been reading many articles from real estate professionals about the difficulty they are having with buyers, or the unrealistic sellers who are driving them batty.  Reading those articles always leaves me with the "Are we real estate professionals?" question lurking in my mind.
 
Perhaps I'm short sighted and naiive, but I thought (and still think) the consumer is the reason that I am in this profession.  Give them what they want:  Information, guidance, representation, loyalty.                *Is it that difficult to make what we do all about them?*

The city of Mount Clemens MI will be hosting an arts and crafts festival this coming Friday and Saturday (July 18th and 19th) in the heart of the downtown area.The weather looks to be spectacular for this outdoor event, although bring your sunglasses and water bottles.  (It should be a hot time in the city!).In the paved area within the center square there will be a local musician, Rick Charming, performing at 11:30 on Friday . I haven't been shy about stating my opinion when I feel the asset managers of foreclosures in Macomb County Michigan are dropping the ball and shirking their responsibility to neighborhoods.  This morning however I would like to give a big THANK YOU to all of those involved with the care of one particular home.Many home buyers in the Metro Detroit area are not only viewing the foreclosed upon homes that are for sale, but they are making offers to purchase them.  Most of what we have been seeing however are homes that are clearly distressed and in need of more tender … (15 comments)

A buyer client recently had a verbal offer accepted on a foreclosure home in Macomb County.
As I've stated before, buying a foreclosure is no stress-free procedure.You must have patience in order to get through the process. That, and a sense of humor. In the initial offer we had 10 days for a home inspection.I like to give it a bit longer than the standard 7 days because of utilities needing to be turned on. Of course the bank/ asset manager said no to that and changed it to 7 days.

I have a very simple plan for the bank owners of foreclosed homes in Macomb County and the entire Metro Detroit area. In fact, it's so simple that the banks probably won't even consider it, let alone put it into practice.
Part 1: Turn the utilities on. Pay $40-$60 per month to keep the heat on at a minimal temperature, and to keep the electricity on for sump pumps, security and a potential buyers comfort while viewing the homes.
Part 2: Hire local unemployed contractors and handymen/women to take care of urgent repairs. IE roof leaks, mildew/mold removal, broken windows.
