One of our area multilist associations (Realcomp II Ltd.) has just released the March 2010 housing sales report and I have to say, I’m excited about what I’m seeing. Most real estate professionals feel that the housing market will truly show signs of a recovery when 3 things happen consistently: Number of homes on the market decline, number of foreclosure sales decline, and sold home prices start creeping back up. All of the talk in recent months (and media reports) have targeted the bank owned homes. Because of the media attention given to the rise in foreclosure sales in our area, many private home owners have felt defeated before they have even started to sell their homes.I believe in being realistic with my home sellers. They deserve to hear the truth and see the statistics in order to make a timely educated decision about our real estate market. Wonderful news came out of my searching this morning for the homes sold in Macomb County MI during the month of September, 2008. More homes sold this past month in comparison to the previous time period (September 2007)The total of homes sold in Macomb County were up a whopping 49%. Sales prices are still falling from this period a year ago, but I have a feeling that part of this is due to the amount of homeowners who chose to lease or rent their homes.The average days on the market also showed a decrease, but this is good news. The good news for Chesterfield Township MI home owners: More homes sold during the month of September this year than in the previous period (September of 2007)Sales prices were down once again, but I have a feeling that the data is a bit skewed due to the number of homes that were being leased. Another decrease, but one that is good news: The average total days on the market was down this September compared to one year ago. I thought it would be interesting to highlight one of the homes that recently sold in Chesterfield Township MI (Macomb County) that was not a foreclosure (bank owned home) or a pre-foreclosure (short sale).This lovely ranch home on Adele Circle sold on August 28th for $187,000. The listed (asking) price of this home was $199,900 and it featured a professionally finished basement along with 3 bedrooms, a 2 car attached garage and 2 full baths.Along with this home, 26 other homes sold in Chesterfield Township during the past month, which is an increase from the 20 homes that sold in August

The real estate market during the month of August in Macomb County MI saw some suprises, as well as some areas that weren't surprising. During the past month 700 single family residential homes sold in all of the cities and townships within Macomb County, which is a strong increase from the 600 homes that sold during August of last year. One other nice surprise was that the total average days on the market for the homes that sold decreased to 154, down from the 211 averge in August of 2007.However the sales prices also showed what real estate professionals have been

What an exciting month April was for Chesterfield Township single family & condo sales! 30 single family homes sold in April, compared with 26 homes in March. I had a feelingthat along with the better weather and buyers feeling a bit more confidence in the mortgagemarket that we would see a strong month. Surprisingly, 18 condos sold in Chesterfield Township in April, which is up substantiallyfrom March which only had 6 condos sold! This is certainly great news for those condo ownerswho have been working hard and waiting patiently for their homes to sell.The total time on the market for the homes
