One of our area multilist associations (Realcomp II Ltd.) has just released the March 2010 housing sales report and I have to say, I’m excited about what I’m seeing.   Most real estate professionals feel that the housing market will truly show signs of a recovery when 3 things happen consistently:    Number of homes on the market decline,   number of foreclosure sales decline, and sold home prices start creeping back up.   During the month of March of this year we saw all 3 of these happening.

All of the talk in recent months (and media reports) have targeted the bank owned homes.   Because of the media attention given to the rise in foreclosure sales in our area, many private home owners have felt defeated before they have even started to sell their homes.I believe in being realistic with my home sellers.  They deserve to hear the truth and see the statistics in order to make a timely educated decision about our real estate market.  However, they also need to see the good along with the not-so-good news.While taking a look at our December home sales in Macomb … (19 comments)

The last week or so I have been reading that many large banks and mortgage lenders are now instituting policies to help curtail the rise in foreclosures.  (I'll refrain from stating that it took them long enough to think and act clearly..) JP Morgan - Chase Bank has announced they will modify the terms of some mortgages (estimated up to 400,000 - that's not some but many!) for those homeowners who are struggling to keep up with the terms of their contracts. There has been much written about the new $7500 tax credit that is being offered by the government to those who meet the following guidelines:
Purchased a home to be used as your primary residence between April 9th, 2008 and July 1st, 2009. First time home buyer:  A first time home buyer is described as a home buyer who has not owned a home as their principal residence within the last 3 years.  If you are married both spouses must meet this guideline.
