August can oftentimes be a slow month for home sales, as many buyers are getting in the least of their summer vacations and families are preparing their children to go back to school.I was curious this morning to see how many homes have sold to date for the month of August 2008 in Macomb County MI and logged into our Multilist service, Mirealsource™, to take a look.So far this month 149 homes have sold in Macomb County.  (I stripped out the homes that have rented, the statistics quoted are for homes that sold.)

My hubby called this morning after he got into work and was really frustrated.

***Shameless self promotion of the value of a buyer agent ahead***I've been having a wonderful time over the last couple of weeks with young buyer clients. During my conversations with people in Metro Detroit I hear a recurring theme. How is the real estate business? Are you staying in the industry? Why don’t you get out? I always have mixed emotions when I am asked these questions. The first response is always “Business is different this year”. Yesterday while doing some reminiscing I thought about my first clients. They were a young couple and also new parents.  Mr. Buyer #1 was a surgical resident relocated to this state, his wife a stay at home mom.

One of the things we will talk about during and after the celebration of closing on your new home is the process of "officially" making the home yours in the eyes of the city/township and the state of Michigan.

I'm old.  I'm not ashamed to admit it.  When I was in elementary school there weren't hand held calculators.  We learned math the old fashioned way.   Years later there was "new" math introduced into the schools.  My kids understood the teaching better than I did.  Thankfully they didn't need help with their homework.
During the real estate "boom" in Macomb County I saw quite a bit of new math methods being used.  Homes that sold for $100,000 would have neighboring homes sell for $120,000 just a few weeks later.  What shocked me (and my buyer clients!) even more was the fact that … (63 comments)

In Macomb County Michigan there are a few things that you can do that will make you popular with your neighbors.
Be helpful to your neighbors. 
Keep the outside of your home well maintained.
Don't be the "nosy" neighbor.
Put your home up for sale and overprice it.

In Michigan there is a new company handling the HUD homes that are for sale and the processing of bids on these homes.
The process hasn't changed for the home buyer and many times I'm asked "How hard it is to buy a HUD home in Macomb County?"
It isn't difficult at all, it is merely different than purchasing a home that is owner occupied.

In Michigan as in other states when a home owner puts their home on the market in most instances they are required to fill out a sellers disclosure form.  
This form really isn't tricky or difficult to fill out.  It has basic "yes and no" questions about whether certain items are in working order and also has a section with specific questions for the home sellers to provide clarity on other items/areas of the home.   The most difficult part of filling out  the disclosure statement for most home sellers is the small font on the form and difficulty in reading it.In … (19 comments)
