Coffee in Vancouver Washington keeps getting better! - 12/23/08 02:25 AM
Coffee Coffee Coffee My husband, the roaster The Columbian recently posted an article about a local entreprenuer that has opened up his own coffee roasting shop. The roasting company's name is N'orwest Coffee and his name is Mike McGinness, and he also owns Paradise Cafe at 1304 Main St. I haven't been there yet, but it's now on my list. The reason I'm bringing this up is because I sent the article to my husband, hoping to inspire him. You see, my husband roasts coffee. It's gotten really good lately. Earlier I made a post about some incredible Ethiopian coffee at

How's the market in Vancouver, Washington? - 12/23/08 01:32 AM
Vancouver, Washington Monday Market Snapshot 2008/12/22 The numbers: active listings are 3479, down from 3522 last week. Where did they go? They were sold (pending), cancelled, withdrawn, or expired (didn't sell). Well, the pending count is down too - currently 432 from 451. So, where did those go? Some just failed to close, some became part of the 61 closed sales last week. That closed number is up from 41 closed sales the previous week. And that's curious. More curious is that 10% of the closed sales were bank owned properties. That percentage is up from about 6% of the previous

Great Coffee in Vancouver, Wa - 12/21/08 03:19 AM
I enjoy walking to Coffee in Vancouver, WA Great places abound. I was in one of my three most favorite coffee shops earlier this month: The Java House at the corner of Washington and Evergreen. If you haven't had the good fortune of going there already, please do stop in soon. Cora and Doris were serving, and they are consistently friendly and a pleasure to speak to. Even if you're going to have foo-foo coffee (and that's okay, really), stop here. The service and atmosphere are that good. If you are a more - ummm - hardcore(?) coffee drinker, like me,

Is this smart giving? - 12/18/08 01:49 AM
Going green to save green! Bye-bye Hallmark. Today I spent $35 buying Hallmark cards for parents and children. Ouch! This is right after leaving the post office where I spent $17 mailing homemade cookies and fruitcake across the ocean. Even keeping it simple is getting expensive. As I was checking out at the Hallmark store, I quipped that I should buy stock in Hallmark, but inside I was thinking "next year is homemade cards". And you know what? By the time the card is opened, I'll have forgotten what it says. In a few weeks, the recipient won't even remember for

Careful - this may be a tree-hugger rant - 12/15/08 11:37 PM
I stumbled upon a news story. This article, Bush-appointed official twisted species data, report says, is very upsetting. What's upsetting is not just the consequences of a politician appointing unqualified or unscrupulous people to important positions, but the way people responsible for the truth rationalized their own compromise of principles. My thought is that she only had as much power as the people around her exercised her will. So, just because she's willing to fire someone because they didn't tell her what she wanted to hear, she'd have to have the support of others to actually do anything. If individually we

My real estate reads for 2008 - 12/15/08 10:50 PM
"Use What You've Got" - by Barbara Corcoran "The Trumps: Three Generations that Built an Empire" - by Gwenda Blair "The Art of The Deal" - by Donald Trump I've read my Gary Keller books this year - MREA and Shift - which are great for direct business application. These three are great for perspective, humor, history, and narrative style. I hope you have time to check them out as each has something special, especially when living real estate everyday. Whether you're looking for your first home, or possibly your last, or selling either of them, I have the patience and

Monday Market for Vancouver, Washington - 12/15/08 07:47 PM
Monday Market in Vancouver, Washington Monday Market Snapshot 2008/12/15 More inventory. That's what the Multiple Listing System (MLS) reported recently. Our Clark County inventory moved from an inventory rate of 13.7 to 16.9 during November. The inventory is calculated by dividing the number of homes for sale by the average days it take to sell a home and reflects how long it would take to sell all the homes on the market at current rate of sales (if no more homes were added to the market). That increase in inventory does suggest continued downward pressure on prices. This is probably a

Do you want an agent or a consultant? - 12/14/08 03:17 PM
Interviewing Realtors Some helpful questions to ask yourself. How to tell the difference between a real estate salesperson and a real estate consultant: What is the primary topic of conversation? How great the company is and how much the salsperson sold last year, OR Was the primary topic of conversation about you, your ambitions, and lifestyle? Did the salesperson talk about how many homes he sold last year, OR Did the consultant discuss market conditions and pricing strategies for your home in this market? Did the salesperson talk about what a wonderful job she would do for you, OR

Tell me like you see it.... - 12/13/08 03:01 AM
Telling the ugly truth is beautiful Why avoid the truth with kind lies? I had a couple of people with me when I viewed a home recently. The home was promising on the outside and just a hodge-podge of rooms on the inside. It's hard to say what the previous owners were thinking when they made the modifications they made. I could not see a hint of vision in the interior. The people with me and I had lots to say to each other, most of it along the lines of "What were they thinking?". This home has a big price

Presentation is everything - 12/13/08 02:42 AM
Sales and salesmen Walking a mile in those shoes... Currently, I'm participating in a what I think of as 'an active outreach program'. Those in the industry will know it as 'door-knocking'. It's a form of cold-calling and it's tough. The reason I think of it as an outreach program is because I know I have specialized knowledge that can help people that may not already know me. I knock on targeted doors (likely short-sale or pre-foreclosure profiles) and introduce my service. My experience door-knocking has made me especially, especially, tolerant when I have someone pitching something at my door. That's

Monday Market in Vancouver, Washington - 12/03/08 11:06 AM
Monday Market Snapshot 20081201 (a little late) This is how December begins... Typically, the Vancouver, Washington market dips in volume over the winter. Less serious sellers take their home off the market for the holidays, less serious buyers turn their shopping attention elsewhere. The ratio of active sellers to homes under contract (and actually selling) is what's interesting to me. I think it shows changes in the market and can alert us to changing trends. Buying signals abound! Supply continues to edge up over demand. We have fewer houses on the market, at 3575 active listings. We have a disproportionately lower
