&lt;p&gt;Those of you who have school age kids might know of the program, but maybe not.&amp;nbsp; It is called Box Tops 4 Education.&amp;nbsp; Basically, each box top collected is worth 10 cents for the school you collect for.&lt;/p&gt;

&lt;p&gt;I am collecting for my daughters school and have recruited the entire family to help out.&amp;nbsp; If you have the time and desire to look at the products in your kitchen cabinets and see the Box Tops logo, please cut it out and give it to a neighbor or relative for their school age child to bring to school.&lt;/p&gt;
&lt;p&gt;If you don't have anyone to collect for, I am happy to accept donations !!!!&amp;nbsp; If you want to help out Savannah's school, send your tops to my office at 9387 S. Old State Rd., Lewis Center OH 43035.&lt;/p&gt;

Of course the neighborhood will have to clear it off as well. Bottom line, the buyer&amp;#39;s lifestyle might not be yours but don&amp;#39;t discount it. &lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;&amp;bull;2)&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; &lt;/strong&gt;&lt;strong&gt;&lt;u&gt;&amp;nbsp;Realize that you are a service provider &lt;/u&gt;&lt;/strong&gt;- &lt;strong&gt;&lt;u&gt;The buyer is the client - It isn&amp;#39;t all about you - &lt;/u&gt;&lt;/strong&gt;It amazes me how many blogs I&amp;#39;ve seen that take the position that it&amp;#39;s all about the agent. There are blogs that talk about the terrible buyer that brings their children to meeting or showing. Other blogs talk about buyers who want to do showings around their, the buyer&amp;#39;s schedule. While I&amp;#39;m not advocating giving in to a multitude of unreasonable demands, the old adage - &amp;quot;the customer is always right&amp;quot; seems quite appropriate here. If you are a buyer&amp;#39;s agent - you work for the buyer! If they want to bring their children to a meeting, that is their right. If you don&amp;#39;t want to work under those condition, fine, but realize who the customer is. &lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;&amp;bull;3)&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; &lt;/strong&gt;&lt;strong&gt;&lt;u&gt;Be willing to provide references&lt;/u&gt;&lt;/strong&gt; - Reference checks are a common occurrence these days. If we check references before hiring a child care provider, renting an apartment or hiring an employee, why is a buyer&amp;#39;s request to check references met with such resistance? Buying a house may be the largest expenditure someone makes, why as an agent, wouldn&amp;#39;t you want your clients to be a comfortable as possible with your skills. If your past clients were happy with your services, it doesn&amp;#39;t seem like it would be out of line to put them in contact with prospective clients to discuss the experience. I would never hire an employee who didn&amp;#39;t provide references that I could verify, I can&amp;#39;t imagine hiring someone to help with what might be my largest purchase without a reference check&lt;strong&gt;&lt;u&gt;.&lt;/u&gt;&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;&amp;bull;4)&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; &lt;/strong&gt;&lt;strong&gt;&lt;u&gt;The Alternative - &lt;/u&gt;&lt;/strong&gt;Don&amp;#39;t work with buyers.&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;</description>

      <title>What happens in AR, Stays in AR??? </title>
      <description>&lt;p&gt;Member&amp;#39;s only blogs, nicknames, blogging for points, spam, shameless comments for ratings. These are all just a part of that crazy place we call &amp;quot;the rain&amp;quot;. But does it all really stay here??? I for one, hope not. The relationships and experiences that one can find here are part of the benefit. &lt;/p&gt;&lt;p&gt;Case in point:&amp;nbsp; We got a call yesterday from a potential client. They had relocated out of state, had a property that had been on the market for a while and wanted to discuss an auction. As the conversation progressed, we asked them how they had heard of us. Answer - google and this site called active rain. This is in addition to all the great ideas, proposals, sample letters, pricing suggestions etc we have gotten while here.&amp;nbsp; Pre-rain I didn&amp;#39;t know what SEO or range-pricing were or have anyone to discuss them with. &lt;/p&gt;&lt;p&gt;Yes the rain is a great place to go, get ideas, see friends, have some chocolate champaign courtesy of TLW, but it&amp;#39;s not just a destination.       <title>You Want What???</title>

It was actually a Starbucks moment (and no I wasn&amp;#39;t overdosing on a double espresso,) but I did stop and say aha, or rather, &amp;quot;that&amp;#39;s the true meaning of customer service. &lt;/p&gt;&lt;p&gt;A little background - I am a true Starbucks addict. Started back in DC when I had to pass one on the way to work, got worse when we started the business out of the house and we used the local one as a second office. I&amp;#39;ve cut back a little but still can&amp;#39;t really kick the habit. I have my order down pat, no muss, no fuss. It doesn&amp;#39;t change. And one of the great things about Ohio - the drive through Starbucks. I pull in, I order, I pay, I leave a happy camper. No muss, no fuss, all very quick. That is until today. &lt;/p&gt;&lt;p&gt;Today&amp;#39;s experience was slightly different than normal. It started out the same. I pulled up to the drive through, ordered my venti black unsweetened tea with a raw sugar on the side and then.... &lt;/p&gt;&lt;p&gt;Starbucks guy - &amp;quot;Sorry, I can&amp;#39;t hear you can you repeat that?&amp;quot; &lt;/p&gt;&lt;p&gt;Me - Louder - &amp;quot; Venti black unsweetened tea with a raw sugar on the side&amp;quot;&lt;/p&gt;&lt;p&gt;Starbucks guy - &amp;quot;I&amp;#39;m still having problems hearing you, can you repeat that?&amp;quot;&lt;/p&gt;&lt;p&gt;Me - Yelling Really Loud - &amp;quot;VENTI BLACK UNSWEETENED TEA WITH A RAW SUGAR ON THE SIDE.&amp;quot;&lt;/p&gt;&lt;p&gt;Starbucks guy - &amp;quot;There must be something wrong with my ear piece. I still can&amp;#39;t hear you drive around to the window and order.&lt;/p&gt;&lt;p&gt;I try to pull around an order but I&amp;#39;m four cars back. Four cars and they aren&amp;#39;t even starting my order yet because they can&amp;#39;t hear me. This is frustrating. Should I wait - but I really need to get to the office already. Should I just leave - probably but I really want my tea!!! Solution - doesn&amp;#39;t seem to be that many people in the store. I&amp;#39;ll park, get out of my car and order in person. &lt;/p&gt;&lt;p&gt;In the store - Me - I&amp;#39;d like a venti black unsweetened tea with a sugar on the side. (Okay, I admit this was said with a little force)&lt;/p&gt;&lt;p&gt;Starbucks girl - Wow - you really know what you want. &lt;/p&gt;&lt;p&gt;Me - Well, I&amp;#39;m a little frustrated, I tried to order in the drive-through, but someone&amp;#39;s ear piece wasn&amp;#39;t working and I had to come inside. &lt;/p&gt;&lt;p&gt;Starbucks girl - I am so sorry that happened. I&amp;#39;ll comp your drink for you. &lt;/p&gt;&lt;p&gt;Me - It&amp;#39;s not your fault. You don&amp;#39;t have to do that. I&amp;#39;m just a little frustrated but it&amp;#39;s not because of you. &lt;/p&gt;&lt;p&gt;Starbucks girl - Not a problem, we want you to be happy. Here is your drink, no charge, have a great day. &lt;/p&gt;&lt;p&gt;Me - WOW! Thanks. &lt;/p&gt;&lt;p&gt;I guess the point of all of this is that customer service really does matter. People, ever regular customers recognize it and appreciate it. &amp;nbsp;Would I have continued to go to Starbucks even without the free tea? Yes, but this stood out. It made me notice that they went out of their way to make me happy. It made me that much more of a loyal customer. It would have been easy for the Starbucks girl to just get me my order and that would have been that. I would have left, a little annoyed but its Starbucks, a big company, what can you do? Instead, she took the time to make sure I was happy with my experience, that a bad experience was turned into a good one. It was just a little thing in the scheme of things, but it made a difference in my day. I walked out thinking, &amp;quot;that was great customer service.&amp;quot;&amp;nbsp; The little things do matter and if you can make a positive impression, even after a screw-up, it is definitely worth it. &lt;/p&gt;&lt;p&gt;In the end the customer wants what.....&lt;/p&gt;</description>

      <title>Cheap- Me - Maybe Not Really!</title>

Hands down it is one of my favorite past times. I am also an avowed bargain hunter. Coupons, sales, discount stores, GOB liquidations, these are all some of my favorite things. I love it when I can get a great deal, a buy below retail or even better, below cost. These sorts of deals really make my day.&lt;/p&gt;&lt;p&gt;On occasion though, and despite the fact I am a self proclaimed &amp;quot;Discount Diva&amp;quot; I do pay full price.&amp;nbsp; No I haven&amp;#39;t lost my mind or gotten lost in Neiman&amp;#39;s and had to ransom my way out with a purchase. It is just this --- not only am I a discount shopper, I am also a value shopper. &lt;/p&gt;&lt;p&gt;Actually the most accurate way to describe it is that I am solely a value shopper. Usually this means buying at a discount, because for me many times full price isn&amp;#39;t an accurate cost. Sometime though, the value is more than just the number on the receipt. &lt;/p&gt;&lt;p&gt;A perfect example of this is my former dry cleaners. I stumbled across them when we moved into our first house in Virginia. They were the nearest dry cleaners and I thought I would give them a try. Turns out they were a little more expensive than I had been used to paying before, but they were close and convenient so I continued to use them. Now I&amp;#39;m sure at this point you are probably saying, close, convenient, what is the value in that?? Drive a little further, save some money, bargain shop, be a typical deal hunter. And normally that would be my reaction as well, except, and here is where the &amp;quot;value&amp;quot; comes in, this was a mom and pop operation. They did all the dry cleaning in house, knew all their customers by name, noticed and fixed loose buttons and hems and got rid of those coffee stains I always forgot to mention. &lt;/p&gt;&lt;p&gt;The real clincher for me came the evening I was stuck late at the office getting ready to leave for a two week business trip. My phone rang.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;New Forest&lt;/strong&gt;&lt;strong&gt; Valet&lt;/strong&gt; here - we are getting ready to close and we have your dry cleaning here. The dry cleaning you said you absolutely needed to have by today for business trip tomorrow. &lt;/p&gt;&lt;p&gt;&lt;strong&gt;Me&lt;/strong&gt; - I know, I&amp;#39;m sorry, I got stuck at the office. I&amp;#39;ll just have to make do with the clothes I have. If need be I&amp;#39;ll buy some stuff on the road. &lt;/p&gt;&lt;p&gt;&lt;strong&gt;New Forest&lt;/strong&gt;&lt;strong&gt; Valet&lt;/strong&gt; - You don&amp;#39;t need to do that. You live just around the corner. We&amp;#39;ll just drop it off on our way home. You can just stop by when you get back to pay for it. Have a great trip. &lt;/p&gt;&lt;p&gt;I had thought that they were valuable before, but at that moment I realized how truly priceless they were. &lt;/p&gt;&lt;p&gt;So the question becomes -- What really is value? Can we put a price on it? In these days of discount anything and everything, should we choose a service, goods or &amp;nbsp;service provider solely on cost alone? As a &amp;quot;Discount Diva&amp;quot; I love a great deal, but I love worthwhile value even more. &lt;/p&gt;&lt;p&gt;And if you are ever in need of a dry cleaner in Arlington, VA, New Forest Valet can&amp;#39;t be beat! &lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;</description>

      <title>Tomatoes, Tomatoes, Tomatoes</title>
      <description>&lt;p&gt;&lt;img src='http://activerain.com/image_store/uploads/5/4/1/1/0/ar116100930701145.jpg' height='88' alt='tomato' width='96' /&gt;&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p class='MsoNormal'&gt;&lt;strong&gt;Tomatoes&lt;/strong&gt; &amp;ndash; I&amp;rsquo;m up to my ears in tomatoes, literally. They are covering every surface of my kitchen. I&amp;rsquo;ve given them away to friends and family. It is truly a tomato overload.&lt;/p&gt;&lt;p class='MsoNormal'&gt;&amp;nbsp;&lt;/p&gt;&lt;p class='MsoNormal'&gt;To give you a little background, for the past few years I&amp;rsquo;ve have a little garden. Nothing fancy, a couple of tomato plants, some peppers etc.&amp;nbsp; It was nice to have some home grown vegetables and it was relaxing to work in over the summer. &lt;/p&gt;&lt;p class='MsoNormal'&gt;&amp;nbsp;&lt;/p&gt;&lt;p class='MsoNormal'&gt;This spring I again planted my little garden, same thing, two tomato plants, peppers and even asparagus. I really wasn&amp;rsquo;t expecting much, just some vegetables to enjoy over the summer. So imagine my surprise when the tomato plants started growing and growing and growing. Soon I had two ten foot tall tomato plants that had taken over the garden and a good part of the patio. All summer long I have had more tomatoes than I know what to do with. I&amp;rsquo;ve given them away. I&amp;rsquo;ve made salsa, brochette, pasta sauce, hush puppies and even fried green tomatoes. I&amp;rsquo;ve researched them and found that tomatoes can be frozen and this week I even tried a recipe for green tomato bread. All of this from my two little plants. &lt;/p&gt;&lt;p class='MsoNormal'&gt;&amp;nbsp;&lt;/p&gt;&lt;p class='MsoNormal'&gt;I guess my point here is often things in our life start out small and simple, a way to relax, or enjoy life, then without warning they can grow out of control. This can be overwhelming or scary or it can be an opportunity to try something new. Until this year, I never knew that tomatoes could be frozen or that green tomato bread even existed. We should look at the unexpected as an opportunity to reach beyond our comfort zone and try something new. Maybe it won&amp;rsquo;t work out or you won&amp;rsquo;t immediately see the results. Certainly some of my tomato recipes were better than others and I haven&amp;rsquo;t tried the frozen tomatoes yet.       <title>My Husband Always Says....</title>
      <description>&lt;p&gt;So my husband always says - To assume makes an a** out of you and me. Now usually he is talking about my assuming that he&amp;#39;ll take out the trash, pick up his dirty socks or empty the dishwasher, things that I think should be assumed, or at least&amp;nbsp;taken for granted, but I have to say that&amp;nbsp;when it relates to real estate, I think he has a good point. &lt;/p&gt;&lt;p&gt;Real estate transactions frequently run into assumptions. How often have we heard - but I thought the&amp;nbsp;--hot tub, refrigerator, dishwasher or heart shaped water bed and flannel sheets -- come with the property.&amp;nbsp; And how often have we gotten to a closing, only to have the seller say -- but of course I was planning on taking the dining room floor with me, I designed the pattern in the hardwood, or I&amp;#39;m planning on draining the pond in the backyard and taking the water with me, I sprinkled Great-grand Pa George&amp;#39;s ashes in that pond. You can&amp;#39;t possibly expect me to leave it. I assumed since George was in it, it was mine. &lt;/p&gt;&lt;p&gt;&amp;nbsp;I think that as real estate professionals, we have a duty to avoid assumptions. Not only do we need to do our best to ensure that our clients don&amp;#39;t make them. (Ok, it may be unavoidable when our buyer client suddenly indicates a longing for the picture of the seller&amp;rsquo;s family that is hanging over the fireplace at the eleventh hour.) &lt;/p&gt;&lt;p&gt;Here is my basic list of don&amp;#39;t assumes:&lt;/p&gt;&lt;p&gt;Don&amp;#39;t assume that just because a potential client is young, they can&amp;#39;t be serious about the deal. &lt;/p&gt;&lt;p&gt;Don&amp;rsquo;t assume that just because the client shows up in a beat up yugo, they can&amp;#39;t afford a&amp;nbsp;million dollar house in cash. &lt;/p&gt;&lt;p&gt;Don&amp;#39;t assume that no one will ever consider that offer, it is way to low.&lt;/p&gt;&lt;p&gt;Don&amp;#39;t assume that just because we &amp;quot;the professional&amp;quot; have not heard of them, that they couldn&amp;#39;t possibly be a player.&lt;/p&gt;&lt;p&gt;Don&amp;#39;t assume that just because the client is wearing dirty overalls, he doesn&amp;#39;t have $300,000. 00 in his trunk in cash.&lt;/p&gt;&lt;p&gt;Don&amp;#39;t assume that everyone likes you.&lt;/p&gt;&lt;p&gt;Don&amp;rsquo;t assume that the person sitting at the receptionist desk is a receptionist and not a senior partner.&lt;/p&gt;&lt;p&gt;Don&amp;#39;t assume that because they seem nice, they aren&amp;#39;t out to screw you. &lt;/p&gt;&lt;p&gt;Don&amp;#39;t assume that you are the smartest person in the room. &lt;/p&gt;&lt;p&gt;Don&amp;#39;t assume that you&amp;#39;ll that you&amp;#39;ll make it up on the next deal. &lt;/p&gt;&lt;p&gt;And finally don&amp;#39;t assume that there is a tomorrow.&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;</description>

      <title>Relax</title>
      <description>&lt;p&gt;We all know that real estate can be a 24 hour, seven day a week business. With that in mind, I am interesting in hearing others ideas and suggestions for relaxation.&amp;nbsp; My personal favorites - a cruise when I have the time to truely get away. The cell phone doesn&amp;#39;t work and email gets pricey on board ship so I&amp;#39;m forced to lay by the pool and enjoy the breeze. If time doesn&amp;#39;t allow, I like a good book and a warm bath. In Washington, a group of us used to sneak out for high tea. &lt;/p&gt;&lt;p&gt;What are do others do? &lt;/p&gt;</description>

      <title>Taking Sides in Local Issues</title>
      <description>&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;I was sitting in&amp;nbsp;a real estate finance class today, when the teacher made the comment that realtors should never take an active role in controversial election issues, particularly local issues like school funding. His reasoning was that you would always alianate more people than you would befriend and this would be bad for business. I personally disagree. I think you can take sides in issues without being strident and that being engaged on a local level can help develop long term relationships. I was wondering what others thought? &lt;/p&gt;</description>
