Veterans Day began in 1919 following the signing of the Armistice that ended World War I. President Woodrow Wilson proclaimed the first Veterans Day or Armistice Day on November, 11, 1919, as a day for America to "reflect on the heroism of those who died for or country's service". In 1954, Armistice Day was expanded from a remembrance of World War I Veterans to a day for which to recognize and celebrate ALL Veterans who have bravely served our country.

Free Money for Bend OR Homes - Neighborhood Stabilization Program

Yes it is possible to get Free Money to help purchase a home in Bend. It's called the Neighborhood Stabilization (NSP). Home buyers in Bend can receive up to 20% of the purchase price or $35,000, which ever is less for down payment assistance, mortgage reduction, closing costs and/or pre-paid items in order to make the home more affordable for the buyer. The following point give an overview of some of the requirements and benefits of the program.

Type of Loan: Second Mortgage

Rate: 0%

Repayment: There is no prepayment penalty. The loan must be repaid when the home owner refinances or sells the home.

Eligible Properties: Single family homes, condominiums, townhomes, and FHA approved manufactured homes. which have been foreclosed upon (bank owned properties). The home must be your primary residence. This program is not available for investment properties / second homes.

Education: Prior to closing the borrower must receive and complete at least 8 hours of home buyer counseling from a US Housing and Urban Development approved agency. Contact us for more information on approved classes.

Income: There are income requirements for the Neighborhood Stabilization program. The household income can not exceed 120% of the HUD median income adjusted for size of family and location. For example the maximum income for a 2 person household is $60,720 and the maximum income for a 4 person family is $75,840.

This is a summary of the Neighborhood Stabilization Program in Bend Oregon, this program is also available in Redmond. Home Prices in Bend, OR were UP in Septmeber!

Home Prices in Bend are Up in August - Here's hoping it's a trend!

The Bend Bulletin posted the following article this morning, "Home prices in Bend, Redmond rebound:

The median sales price of a single-family home in Bend bounced back up last month to $190,000 after diving to $175,000 in August, according to a report Tuesday from Bratton Appraisal Group of Bend.

While September's median was 8.6 percent higher than August, it was still 4.5 percent below September 2009, when the price was $199,000.

Redmond's median sales price also rebounded in September, rising 19.6 percent from August to $122,000. But that was down 21.3 percent from the September 2009 median of $155,000.

Bend's peak sales price was $396,000 in May 2007. Redmond's was $289,000 in November 2006.

Bratton's numbers do not include condominiums, townhomes, manufactured homes and acreage.

In Bend, the median sales price per square foot — considered in the industry to be a better measure of value — was $108 in September, up from $99 in August, but down from $113 in September 2009. In Redmond, the median sales price per square foot rose to $76 from $70 in August, but was down from $86 a year ago.

I personally have seen an increase in activity from both buyers and sellers. In addition to these numbers, there are currently 95 bank owned homes listed for sale in Bend. With the nationwide halt to foreclosures by several national lenders we may see a decrease in bank owned homes hitting the market in Bend. Not all lenders are halting foreclosures so the constant stream of bank owned homes hitting the market in Bend may be here to stay. Since Sunday 10 foreclosures have come on the market. Either way, it's a good time to buy a home in Bend!

Each Monday Jake's Diner holds a weekly Texas Hold Em' Tournament to benefit our local Habitat for Humanity. According the the Jake's Diner website they have raised over $20,000 and assisted in building 2 Habitat homes. This is a great opportunity for Bend poker fans to get out and have fun while supporting a good cause. Jake's Diner has been hosting the Monday night Hold Em' for Habitat since 2006 and it's still going strong.

This weekend in downtown Bend the pumpkins will be out, the leaves are changing and fantastic music will be playing on stage for the annual Bank of the Cascades Fall Festival. Bring the whole family out for a hay ride and celebrate the first festival of the harvest season.

If you're a baker then don't forget about the Pumpkin Pie Baking Contest. Check is Saturday from 11:30 to 11:45am. The best pie will win $100.

Fun for the family includes a Pumpkin Painting contest for kids 17 and under. Paint and pumpkins will be provided and kids can enter their pumpkins both Saturday and Sunday. The family harvest area also has bouncy houses, pony rides, face painting and more.

The fall festival is a great way to get outside before the real cold comes and enjoy some farm fresh food, great music and fall fun with friends and family at the 2010 Bend Fall Festival in dowtown Bend (not that a little cold will stop us from enjoying all the fun outdoor activities Bend has to offer).

Things to do in Bend OR: XTERRA Trail Running National Championship in Bend's Old Mill District kicks off Saturday morning.

The main event is a half marathon beginning in the Old Mill District followed by 5K and 10K fun runs. The main event features the regional winnersof XTERRA trail runs across the country for the past year, now competing for the National title. It's not too late to participate. Registration will be closed race day so run over to Feet Fleet Sports on NW Galveston and register today!

What: 21K National Championships & 5K, 10K and kids sprint Fun Runs

The race begins in Bend's Old Mill District and heads up to Mt. Bachelor Village and beyond. Here's the official race description from the XTERRA website, sounds fantastic:

Runners can expect a fast and fun course with lots of switchbacks on sandy, rocky, and dirt-strewn single and double track trails. There is a little more than 1,000 feet of elevation gain, and the first ½ -mile or so is on a paved urban trail on the east side of the river before crossing over the footbridge adjacent to Farewell Bend Park and onto west side dirt trails. From there the course follows the river trail upstream to a right turn that climbs past Mt. Bachelor Village and onto Haul Road. Once runners reach Entrada Lodge via Haul Road they'll travel in a counter-clockwise direction on the "jogging trail" and make their way towards Widgi Creek Golf Nationals Runnercourse on single and double track trails along the rim of the Deschutes River Canyon. Where the Forest Service road meets the golf course racers head down to Meadow Camp, connect to the river trail and run back alongside the Deschutes. After a few final tests of skill and endurance, competitors return down the same track they embarked on and into an XTERRA-style celebration at the finish line located smack dab in Center Plaza of the Old Mill District (between Anthony’s and the Gap).

If you're not a runner then head over to the Old Mill District for the end of race celebration and cheer on the athletes!

This Friday marks the last 2010 Summer Concert in Bend. - Willie Nelson live on stage at the Les Schwab Amphitheater in Bend's Old Mill District.

Tickets: General Admission tickets cost $46

The show opener will be Ryan Bingham & The Dead Horses. Tickets can be purchased from Ticketmaster or the Ticket Mill in Old Mill. Pack up your low back lawn chairs or a blanket and something warm to wear for a chilly night of hot music at Les Schwab Amphitheater. If you don't have tickets the show can be enjoyed for free across the river on the Banks of the Deschutes or on the restaurant patios in the Old Mill District.

It's been a great summer line up of shows all over Bend. Bundle up and enjoy the last show of the summer season.

What the heck was the Listing Agent thinking when they priced that short sale?

This is one of the most common questions I hear from prospective buyers regarding short sales. There are many instances where a buyer makes a full price offer on a short sale only to have the seller's lender counter at a higher price. What is the result....a frustrated buyer who asks what was the listing agent thinking when they priced that home? Unfortunately, I can't always answer that question. I can help the buyer set reasonable expectations when entering the short sale process.

Competitive yet Realistic Short Sale Pricing in a Declining Market

I price my short sales in a similar manner as I price traditional sales. My short sale listing prices are largely determined on comps - similar homes (size, age, condition) that have sold in similar neighborhoods within the past 6 months.

The first step is to run a market analysis to determine what similar homes are selling for in today's market. This is also a step the Seller's Lender will use when determining the final sales price of the short sale.

Second, I look at the local market trends. What is happening with home prices here in Bend? Are they rising or dropping for this price range? Fortunately, I can view this information with software provided by our Central Oregon MLS.

Now bring the two together....Home prices are declining in Bend and short sales take a minimum of 3 months (on average) to bring to closing. I make an educated estimation of where the reports tell me home prices will be in the next 2-3 months and I have my price. It's slightly lower than what today's homes are selling for but not so low that it's unrealistic to the Seller's Lender.

So far this method has resulted quick offers and approval letters close to but not more than the listing price.

Buyers - Know the current market value of the short sale before you make on offer.

If it sounds too good to be true, it probably is. Before making an offer on a short sale, have your Real Estate Agent run the comps /market analysis. If the price of the short sale is well below other similar homes , then the home is under priced. As a buyer, you don't necessarily need to walk away from this purchase if you're willing and able to pay more. If you're not willing to pay more then continue looking.

Pricing a short sale is not an exact science and even with the most researched or thought out pricing the Seller's Lender can throw a curve ball. Remember, use your real estate agent as a resource and set realistic expectations when attempting to purchase a short sale.

Drive Safe and Slow in Bend School Zones

Drive extra safe Tuesday morning! - It's the first week of School in Bend.There's a chill in the air and while it's not officially the last day of summer it sure feels like it.

All over town our kids are picking out their favorite outfit for the first day of school, backpacks are full and lunches are packed. When leaving for work in the morning don't forget that school zone speed limits are back in effect.

20 mph in School Zones Starts Today.

Leave a few minutes early to give your self extra time to drive slower in the school zones and by the neighborhood bus stops. Watch out for increased traffic as parents all over Bend shuttle their kids off to school.

It definitely feels like fall outside today so our Thing to do in Bend is an inexpensive way to enjoy the movies inside. McMenamins in Downtown Bend has a lot of fun activities including a pool, live music, a couple bars / restaurants and best of all the Movie Theater!

McMenamins Bend Movie Times

Cost: $3.00 Wednesday - Monday and $2.00 on Tuesdays! (That's right if $3 is too much then $2 Tuesdays should hit the spot.

Location: Downtown Bend on Bond Street

McMenamins occupies the Old St. Francis School which was a Catholic school until the 1930's. The movie theater isn't the only thing worth viewing. The artwork along the walls and Mosaic tile soaking pool are a must see. If you're visiting Bend the guest rooms and guest houses are in the heart of downtown Bend.

My McMinimens movie watching tips:

Bring cash. McMenamins prefers you pay the entrance fee in cash.
Arrive early. The seating is great comfy couches and chairs so you'll want to show up early to make sure you find just the right viewing spot, especially if you're traveling with a larger group.
Come hungry! McMenamins offers a full menu so you can enjoy a movie and a burger too!
Bring mom and dad for a matinee. McMenamins serves beer, wine and cocktails so minors are allowed only at the matinees with a parent or guardian.

The movies shown at McMenimens are typically a few weeks to months out of the Regal theaters making McMenimens is a fun inexpensive way to see the movies you missed on the big screen well...on the big screen! So put a few bucks in your pocket and head on over to McMenamins Old St. Francis School for the Movies, food, beer and fun!

Labor Day is an annual holiday to celebrate the economic and social achievements of workers. Labor Day has it's origins in the labor union movement, specifically the eight-hour day movement, which advocated eight hours for work, eight hours for recreation, and eight hours for rest. Little Woody Barrel Aged Brew Festival in Downtown Bend. Friday September 3, 2010 from 5-10pm & Saturday September 4, 2010 12-10pm.

The Little Woody Barrel Aged Brew Festival is a brew festival celebrating local micro brews aged is wood barrels. Meet the brewers and sample the beers on the lawn at the Des Chutes Historical Museum in Downtown Bend Friday and Saturday. The cost is $6 and includes a glass and tasting tickets. This year the brewers will also be sampling bourbons for an extra fee.

Munch and Music in NorthWest Crossing. Friday, September 3 at dusk

Labor day weekend marks the last Munch and Movies in Northwest Crossings Compass Park. The festivities start at dusk but you might want to bring your blanket or low back lawn chair early to the summers final movie The Wizard of Oz. This fun free movie event is a must do for families and kids of all ages!

Margas Winery Grape Stomp Saturday, September 4, 2010 11am - 8pm
