florida: Two Florida Counties Maintain their "High Cost" Area Status - Loan Amounts Drop - 01/04/09 10:08 PM

When Congress passed the Economic Stimulus Act of 2008, they authorized significant conforming loan limit increases in "high-cost" areas around the country. This change really didn't impact Florida counties all that much.
However, there are some reductions to note: Effective January 1, however, those limits rolled back. Conforming mortgages in the 59 designated high-cost regions are now capped at $625,500. Previous to January 1, 2009, loan limits for single family homes in the following "High Cost" Florida areas were as follows:

florida: Fed's MBS Buy Back Program Helps Keep Florida Home Loan Rates Low - 01/02/09 07:16 PM

If you're keeping track of this blog, you know that we've received a good many "gifts" this year in terms of the Feds actions to boost liquidity.  Well, Uncle Ben had one more gift for us through 2008 to usher in the 2009 home loan and home buying season!
As we roll into New Year, look for the Fed to begin purchasing the $600 billion in mortgage-backed securities wracked with bad loans starting this month.  $100 billion worth of these bad loan securities have already entered into the buying pool via the Fed's chosen brokerage firms, which include BlackRock, Goldman … (1 comments)

florida: Calculating Square Footage is Easy, Isn't It? - 11/30/08 08:45 PM
The Square Footage Calculation.  It's a figure home buyers here in Winter Haven and the rest of Central Florida want to know when shopping for their Florida home, yet it's a mathematical function that sometimes seems a bit, well... "flexible" in terms of how different professionals in our industry calculate it.
Many times, when I talk with clients and ask them about the Florida home they wish to finance - they'll eventually ask me whether there is a standard formula to calculate a home's square footage?
It's not strange at all to find different square footage totals for the same home.  … (10 comments)

florida: California and Florida Lead Nation in Foreclosures... is Help Finally on the Way? - 11/13/08 12:10 PM

Foreclosure is a hot topic among the press lately.  It's hard to turn on the television or open up a newspaper without seeing a story about it.
But what's most interesting about foreclosures is that they appear to be concentrated in certain areas of the country.
According to the foreclosure-tracking service RealtyTrac, 4 states accounted for more than half of nation's foreclosures last month.
And those 4 states -- California, Florida, Arizona, and Nevada -- share some very similar characteristics including:
Their respective popularity with retirees and real estate investors Their large home value increases earlier this decade In looking … (3 comments)

florida: Are Florida Foreclosure Numbers Inflated? - 10/20/08 11:45 AM
Mortgage Blogger Sue Botelho of Northstar Mortgage Group, LLC in Destin, Florida recently posted a great article about foreclosure numbers in our state and whether they're erroneously reported.  There are some great points made in this piece - specifically dealing with how Lis Pendens and the foreclosure of investment properties.
Her take on the Lis Pendens issue is particularly interesting:
"A Lis Pendens is file and it can take 6, 8, 12 8, and even 24 months in some cases to actually get to foreclosure.  During this time (after the filing of the Lis Pendens and prior to the foreclosure), many … (0 comments)

florida: Realtor Websites and Search Engine Optimization with Joe Hall - 10/19/08 09:02 PM

You’re a Realtor, and you have a website.  Great.  How’s your traffic? What’s your Google page rank?  To what extent are you converting the visitors you do attract into listings and sales?
If the answers to any of these questions elude you, you’re not alone.  More often than not, we put our sites up, cross that particular item off our checklist, and we move on.  But the management of our websites requires careful planning and execution if we’re to realize the promise that web-connectivity and Web 2.0 technologies (blogs, twitter, etc.) have in store for us.
Luckily, there are experts … (3 comments)

Mickey and Spidey are working hard to keep Florida Real Estate Alive - especially in Central Florida and surrounding areas like Winter Haven and those cities along the Highway 27 corridor.  Sure, we're seeing lower overall home values than we'd like, but the fact is that inventory in our state is moving.
Florida's tourism market has supported the attractiveness of property in Florida - especially among European buyers.  In fact, there was a healthy two per cent increase in the numbers of visitors arriving last year, and the 48.7 million people who did visit increased spending by 4.7 per cent, … (1 comments)
