The Tiger-Gate story is an amazing example of the power of Twitter and the Internet-- I received a BNO news report on my Blackberry 45 minutes before it was released by CNN. Thanks to Google and Twitter the info came out almost an hour before I saw the crawl on the bottom of my ESPN football screen.  This is why the internet is going to be the RUIN of major news networks and traditional ways of communicating.

If you live, work, and play in a Country Club area-- and this is where you sell, or hope to sell homes-- It is imperatvie that you know the options, packages, and memberships available for prospective buyers!  Is it an equity-club?  Are there Junior Memberships available?  Non-Resident options?  Social Memberships or Tennis? What is the policy for Family Play?  Can you name a "designated partner"?  What is the initiation fee and what are the monthly dues?  Do you need references or a sponsor to join?

I wrote a short and simple blog over the Holiday about an actual question that came up-- whether to bother Agents over a Holiday weekend.  It must have hit home, because it was featured and I received 86 comments so far! 
To follow-up,  I did make the call.  It went to VM, but then the Agent texted me back within the hour.  I was able to show my clients a fair number of properties-- and they were very grateful.... they live in another state and came out to visit family for Thanksgiving.  We actually revisited a few of the homes again … (5 comments)

I debated on whether to call a fellow Agent to ask about a property today.  I have a client in town for the holiday and wondered if several of her homes were occupied over the weekend.  Go direct, it says.... but maybe not over Thanksgiving.  If it was my listing-- I would want the call-- and would do what I could to show the property.  But I also have respect for my owners- and sure don't want to disturb them.  What is the protocol for calling an Agent on a holiday?

What can we do to make our transactions run more smoothly?  With difficult clients it may mean calling them everyday...I mean a call from us, our Broker, our TA, and our Escrow Officer.  Is this what it means to provide good service ?  Some deals breeze through without alot of friction or fuss- others bump along and take wide swings left right up down!  Is hand-holding the new norm... or is it just a sign of the times?  Are you noticing more buyers and sellers stressing out and needing more from us??

‘Move UP’ Homebuyers’ Tax Credit and YOU The new $6,500 federal tax credit for so-called ‘move-up’ home buyers might just have your name on it.  The new credit is now available- it took effect Nov 6th.  If you fit the criteria- you’ve owned and lived in your home for a consecutive five out of the last eight years, and your adjusted household income doesn’t exceed $125,000, if you file singly or $225,000 if you are married filing jointly-you can claim the credit as soon as you close on a qualifying house.

Tweetdeck or Hoot Suite - 11/08/09 08:06 PM
I have tried both of these Twitter helpers... and I have found that Hoot Suite actually offers more.  It came later in the Tweet craze and has had time to learn from other formats.  With Hoot Suite you can actually track your tweets and find out how many clicks you are getting on any of your Twitter accts... and follow individual tweets.  This can be a terrific tool for letting us know which tweets are reaching our clients/friends.... plus you can even see the regional demographics on each tweet.  Are your tweets being followed in Brazil?  I wonder????

I read a blog yesterday by Tara Jones-- Atlanta, GA.... she reminded us to verify  our sites by going to Google Webmaster Tools and uploading code to our sites.... All this to help GOOGLE find us.

Everyone knows what an eyesore utility boxes are, but they are necessay as we all need electricity so we live with them.  The city of La Quinta has decided to hire an artist named Julie Kirk to turn these boxes into a masterpiece.  Each utility box is in the process of being painted with the theme of La Quinta in mind.  Mountain scenes, desert scenes, wildflowers and more.  I happened to pass one on my way to work today and wow do they look nice.  No longer an eyesore, but something to gaze upon as art.  … (3 comments)

The Senate approved the Tax Credit Extension through May 1, 2010. First Time Homebuyers can still receive an $8000 Tax Credit if they purchase before the date. In addition, a $6500 Tax Credit has been approved for repeat buyers providing they have lived in their home for 5 of the previous 8 years. The cap for home price is $800,000.
Income limits have been expanded to $125,00- for single filers and $225,000 for joint filers. There are prorations for incomes up to $145,000 single and $245,000 married.

The Coachella Valley Chapter of California Women for Agriculture is hosting a guided tour of the agricultural industry here in the Coachella Valley.  The tour is $50 per person and includes a guided luxury bus, narrated tour guide, lunch and fresh produce grown right here in our valley.  The bus will leave The La Quinta Museum at 8am and return at 3pm.  The La Quinta Museum is located at 77-885 Calle Montezuma.

I have just begun the e-pro class and have found most of the material very familiar--- With any web experience at all you can breeze through the first module.  But I have found some good ideas to put to use-- that I had'nt used before. 
One of the ideas involves creating a domain with your property address:  eg.  123missiondrive.schoweproperties.com, that sends your clients and prospects directly to the specific page on your site for more info on the property.  To take this idea further-- I have created business cards that have a picture of my listing and the web address of … (2 comments)

If you haven't been watching Twitter or FaceBook (specifically me on Twitter or FaceBook), I had a hard drive crash on Friday.  It isn't good... I used to back up pretty regularly, but had kind of drifted away from it lately.  It isn't good. 
The hard drive has started clicking and might cost $$$$$$ to rebuild.  But this isn't about that.

Well, I heard it hear first! That is saying something--- Sunday morning and an Active Rain blog notified me via auto featured blog e-mail--- that Google Maps was now featuring a Real Estate finding application. It is amazing! I checked to see if my listings in the La Quinta area showed up---- and they did! By using Postlets -- they were automatically fed to google maps--- There is also a share and embed option that I have added to my blog-- for whatever region you want to map.
