Today I showed some homes in my neighborhood that are great buys for the area. They were foreclosures. My buyers were pleased to finally see some rock-bottom low prices inside the gates. The bad news is that I have had dinner in these homes-- I have known the families, I have seen them in their glory. One home-- the owner had lost his job, his wife, and his home. The other-- a grandfather whith family and grend kids coming to stay-- had a downturn in his business, and had to let it go. It was very sad to see how depressing (2 comments)

It is 65 right now,that is a little chilly for us so we consider this winter weather. I called for an update today on a short sale that I have been working on since October and was told that I did not have authorization--- WHAT? I have been talking to them (and getting info) for months, and now I am not AUTHORIZED? The nice lady told me that actually, the file was short on authorization docs, and pretty much short on everthing else. Hmmmm. So I was given a new set of numbers for faxing and I returned to the machine and sent off my 69 pages to the appropriate departments. Am I back at square ONE ? (4 comments)

I'm writing again about my experience tonite--- sometimes when you head out on a $2500 lease showing, and a $500,000 foreclosure... you can end up at $798,000 short sale or showing your own $1,250,000 listing. Especially here in the Coachella Valley... it is a playground for all kinds of people who are looking for a 2nd or 3rd home and you never know what you may end up showing on a Monday Night! I have a new client who I showed numerous properties to in a middle price-range last week. Today, she drove down my street on her way home and asked about a few other properties...( in a much higher price range)... she also asked about leasing options. I told her I would call her and maybe we would go look at something...... I went inside and got on the computer... I really did'nt have anything new I wanted to show her in the upper range-- that I could arrange on such a short notice. So I looked up some leases and came (30 comments)

I have found that the more I ENGAGE-- THE MORE I AM REWARDED! By entering events, volunteering to help on committees, and actively participating in golf tournaments, charity fund-raisers, membership activities-- I am getting more and more business. GETTING BY GIVING-- WHAT A CONCEPT! I played in a golf tournament this weekend-- and before the weekend was over-- I had a new buyer, a new listing, and a great showing on a million-dollar fairway (5 comments)

Via Maria Morton (Prudential Kansas City Realty): The Senate approved the Tax Credit Extension through May 1, 2010. First Time Homebuyers can still receive an $8000 Tax Credit if they purchase before the date. In addition, a $6500 Tax Credit has been approved for repeat buyers providing they have lived in their home for 5 of the previous 8 years. The cap for home price is $800,000. Income limits have been expanded to $125,00- for single filers and $225,000 for joint filers. There are prorations for incomes up to $145,000 single and $245,000 married. Is HALLOWEEN just for KIDS ??? Seems like in years past we were invited to some pretty cool Halloween parties.... for grownups! Seems like we used to have people come by for a treat and stay for a glass of wine. Even tho we don't have little ones--- we used to have a pretty good time on Halloween! But tonite--- we have 2-3 big Football games...... AND the World Series to compete with!!! NO WONDER we are staying home!! hmmmph! (5 comments)
