      <title>Phoenix Median Resale Price - a Historical Look</title>
      <description>&lt;p&gt;Somtimes it can be hard to know where you are going if you don't know where you have been.&amp;nbsp; I hope this saying applies to the Phoenix Real Estate Market.&amp;nbsp; Many folks are claiming these days that prices in our market are "low".&amp;nbsp; What does this mean?&amp;nbsp; What are they low in comparison to?&amp;nbsp; Can they go lower?&amp;nbsp; Will we see price appreciation in the near future?&lt;/p&gt;
&lt;p&gt;Lets first take a look at a very relevant data set - the Median Resale Price for properties in the Phoenix Metropolitan Area since the beginning of 2001.&amp;nbsp; The data is courtesy of ARMLS and deemed reliable but not guaranteed.&amp;nbsp; Quite the hump in this data in the 2004-2007 timeframe.&amp;nbsp; Obviously (hindsight certainly is 20/20).&amp;nbsp; But where are we TODAY?&amp;nbsp; The median resale price has been holding steady, if not going up marginally, the past few months of 2009.&amp;nbsp; Notice that we are in a place very similar to the price regime of early 2001.&lt;/p&gt;
&lt;p&gt;Do I know if we will see extensive price appreciation in the &lt;em&gt;near&lt;/em&gt; future?&amp;nbsp; I do not - and I do not expect it.&lt;br&gt;Do I know if we will see further 20-25% drops in price?&amp;nbsp; I do not - and I do not expecct it.&lt;/p&gt;
&lt;p&gt;Personally, I think we are, +/-, at the bottom, and will stay there for some time.&amp;nbsp; Prices are so low (especially in the &amp;lt;200k price segment) that it is unlikely there will be substantial drops.&amp;nbsp; Then again, the economy is so weak, it would seem difficult for more and more buyers to jump in than are already in the market.&amp;nbsp; What does this mean?&amp;nbsp; An extended buying opportunity for those with the right credit/cash situation - these folks should be rewarded handsomly when the economy picks up over time.&lt;/p&gt;
&lt;p&gt;Mind you, I don't have a crystal ball and these are just my guesses.&amp;nbsp; If I could predict the future, I'd be quite a bit wealthier :)&lt;/p&gt;

      <title>Phoenix Arizona - a balanced market!?!?!?</title>
      <description>&lt;p&gt;I just recently started blogging again.&amp;nbsp; Two posts ago, I defined Absorption Rate and pointed out how the Absorption Rate for homes in the Phoenix metropolitan area had been trending down.&amp;nbsp; I must also point out that I originally (some 2 years ago) got the idea to post Absorption Rate statistics from a colleague - Jonathan Dalton.&amp;nbsp; Well guess what - and this isn't an April Fool's joke.&amp;nbsp; The Phoenix Real Estate market may now actually be "balanced" with balanced defined as an Absorption Rate between 5 and 6 months with regards to a supply of single family detached homes (Valleywide we are now at about 5.5 months supply).&amp;nbsp; Many towns in the metro area are actually now seller's markets while some areas, primarily older areas closer in remain buyer's markets (less foreclosures due to more owners having been there for long periods of time?).&amp;nbsp; See the latest data below (per ARMLS, deemed reliable but not guaranteed.&lt;/p&gt;

      <description>&lt;p&gt;Use a COMPETENT Realtor&amp;reg;, not just some family friend with a license&lt;br&gt;by Kaushik Sirkar, Chandler AZ REALTOR&lt;br&gt;Chandler Arizona Real Estate&lt;/p&gt;&lt;p&gt;So I have a little bit of a rant this morning for all to read.&amp;nbsp; A friend of mine just notified me that they had purchased a home.&amp;nbsp; Congratulations!&amp;nbsp; I always feel happy for people when they purchase their first home.&amp;nbsp; Its a very exciting time.&amp;nbsp; SURE, in the back of my mind, I wonder why they didn't use or even inquire about my services (they knew I specialized in the area they bought).&amp;nbsp; Turns out, they have a long time family friend who is at least an agent (not sure if this person is a Realtor).&amp;nbsp; Great, no problem.&lt;/p&gt;&lt;ul&gt;
&lt;li&gt;Wait, you bought from XYZ builder?&amp;nbsp; You do know that they are (per JD Power rankings) one of the &lt;em&gt;worst&lt;/em&gt; builders in Arizona, right?&amp;nbsp; Your "family friend" didn't tell you this?&lt;/li&gt;
&lt;li&gt;You do know that XYZ builder offers a 6% co-broke to buyers agents.&amp;nbsp; What, your "family friend" didn't tell you this?&lt;/li&gt;
&lt;li&gt;You do know that XYZ builder accepts offers?&amp;nbsp; That you could have &lt;em&gt;easily&lt;/em&gt; gotten that home for about 20k less.&amp;nbsp; What, your "family friend" didn't know this?&lt;/li&gt;
&lt;li&gt;You do know there are other builders within 1 square mile who offer a superior product at a lower price.&amp;nbsp; What, your "family friend" didn't tell you this? (possibly because they offer lower co-brokes?)&lt;/li&gt;
&lt;li&gt;You do know that there are quite a few resale deals on homes in better areas than XYZ builder's new home subdivision.&amp;nbsp; I suppose your "family friend" didn't tell you this either.....&lt;/li&gt;

      <description>&lt;p&gt;The American Dream goes awry on the outskirts&lt;br&gt;by Kaushik Sirkar, Chandler AZ REALTOR&lt;br&gt;Chandler Arizona Real Estate&lt;/p&gt;&lt;p&gt;In the Phoenix metropolitan area, what parts of town have been hit hardest to this point in the current downturn?&amp;nbsp; Yup, towns on the periphery of the Valley.&amp;nbsp; Anthem way up North.&amp;nbsp; Places much too close to LA to be considered part of Phoenix on the Westside.&amp;nbsp;&amp;nbsp;And places such as Maricopa and Queen Creek in the South and East.&amp;nbsp; Read this article in today's &lt;a href="http://www.azcentral.com/business/homesales/articles/1005biz-homes05-ON.html" target="_blank"&gt;Arizona Republic&lt;/a&gt; to get a feel for the trouble buyer's in Phoenix's most distant suburbs (specifically Queen Creek in this case) are currently facing.&lt;/p&gt;&lt;p&gt;Dreams of doubling, even tripling of their homes value within a few years at &lt;em&gt;current &lt;/em&gt;(late 04, 05 price appreciation rates).&amp;nbsp; Interest only mortgages with the rate fixed for a &lt;em&gt;ridiculously&lt;/em&gt; short period of time.&amp;nbsp; Teaser rates and their low payments having people purchase amenities/extras that would put them way over budget with a normal budget.&amp;nbsp; Anticipating a short commute before the highway is anywhere near completion.&lt;/p&gt;&lt;p&gt;Hindsight being 20/20, what were people thinking?&amp;nbsp; Did they really think homes would go up in value 100k &lt;em&gt;every&lt;/em&gt; year?&amp;nbsp; Did folks not realize that they would &lt;strong&gt;NEED&lt;/strong&gt; their home to go up by a few hundred thousand once the teaser rate on the ultra-fancy negative amortizing loan disappeared?&amp;nbsp; Or were people just swept up in the Euphoria of it all...the Euphoria generated by the media?&lt;/p&gt;&lt;p&gt;Remember, its never as good as the media might suggest nor is it ever as bad as their worst gloom and doom portrayal....&lt;/p&gt;</description>

&lt;li&gt;discriminatory housing practices&lt;/li&gt;
&lt;li&gt;advertising&lt;/li&gt;
&lt;li&gt;tenants rights&lt;/li&gt;
&lt;li&gt;upkeep&lt;/li&gt;
&lt;li&gt;professional property management&lt;/li&gt;

      <title>Why does the media often mislead us?</title>
      <description>&lt;p&gt;Why does the media &lt;em&gt;often&lt;/em&gt; mislead us?&lt;br&gt;by Kaushik Sirkar, Chandler AZ REALTOR&lt;br&gt;Chandler Arizona Real Estate&lt;/p&gt;&lt;p&gt;Certain markets boomed more than others in the past few years.&amp;nbsp; Certain markets didn't boom at all.&amp;nbsp; Some boomed and are now coming down.&amp;nbsp; For some, the bottom isn't quite in sight yet.&lt;/p&gt;&lt;p&gt;I run across may articles as I traverse the internet and I came across this one today from &lt;a href="http://money.cnn.com/galleries/2007/biz2/0709/gallery.boom_towns.biz2/index.html" target="_blank"&gt;money.cnn.com&lt;/a&gt;.&amp;nbsp; The article highlights ten cities that "have just about hit rock bottom" and are good best for investors to put their money into.&amp;nbsp; Now, I have no problem with some of these cities being promoted as excellent locations for Real Estate Investment.&amp;nbsp; I invest in a couple of them myself!&lt;/p&gt;&lt;p&gt;But suggesting that they have hit the bottom....to me, this drives at a market(s) where there was huge appreciation followed by a huge drop down to reality.&amp;nbsp; Its like the Phoenix market...which went up ~ 50% in one year, having depreciatd by say 30% (arbitrary #).&amp;nbsp; That might be construed as rock bottom...and a good time to buy.&lt;/p&gt;&lt;p&gt;But the cities listed in the article I linked?&amp;nbsp; Come on, those places &lt;em&gt;&lt;strong&gt;never went up&lt;/strong&gt;&lt;/em&gt; in the first place!&amp;nbsp; They never had 50% appreciation booms.&amp;nbsp; Homes there didn't go up in value three or four hundred thousand dollars in a couple of years.&amp;nbsp; If anything, the &lt;strong&gt;boom bypassed them&lt;/strong&gt; and now these cities are quite affordable &lt;strong&gt;IN COMPARISON&lt;/strong&gt; to the places that did boom.&lt;/p&gt;&lt;p&gt;Apologize for my rant!&lt;/p&gt;&lt;p&gt;Thanks for Reading :)&lt;/p&gt;&lt;p&gt;Kaushik Sirkar, Chandler AZ REALTOR&lt;br&gt;Chandler Arizona Real Estate&lt;/p&gt;</description>

      <description>&lt;p&gt;More Realtors, Lenders are leaving the business&lt;br&gt;by Kaushik Sirkar, Chandler AZ REALTOR&lt;br&gt;Chandler Arizona Real Estate&lt;/p&gt;&lt;p&gt;I'm going to go really, really basic for a second.&amp;nbsp; Lets say you have 10 apples for sale with 5 salespeople marketing them.&amp;nbsp; 50 people want to buy apples.&amp;nbsp; Those 10 apples will sell pretty darn quickly and on average each salesperson will earn 2 commissions.&lt;/p&gt;&lt;p&gt;How if you have 50 apples for sale with 25 salespeople marketing them?&amp;nbsp; And 10 people want to buy apples?&amp;nbsp; Who knows which ten apples will sell.&amp;nbsp; Many apple (the fruit, not the company!) salespeople will go without any commissions whatsoever.&lt;/p&gt;&lt;p&gt;Is it readily apparent how this applies to the Real Estate market?&amp;nbsp; I like to think so....the first example is somewhat akin to the home sales situation in 2004/2005 whereas the second situation is much more representative of current conditions (obviously varying by local market).&lt;/p&gt;&lt;p&gt;Why am I writing about this?&amp;nbsp; I just read this article in the &lt;a href="http://www.tribunehomefinder.com/story/98001" target="_blank"&gt;East Valley Tribune&lt;/a&gt;.&amp;nbsp; It details one agent who has been forced to get another job to pay the bills.&amp;nbsp; Despite being an agent since 1991 and having a database of over 500 clients, this agent can no longer consider Real Estate her primary source of income.&amp;nbsp; Not trying to pick on this individual in particular - but is this a shock?&amp;nbsp; Come on, look at the market....use the apple analogy from above....&lt;/p&gt;&lt;p&gt;Were you an agent earning hundreds of thousands of dollars a few years ago?&amp;nbsp; Well, I hoped you saved some of that money if you are caught between a rock and a hard place today....&lt;/p&gt;&lt;p&gt;Thanks for Reading :)&lt;/p&gt;&lt;p&gt;Kaushik Sirkar, Chandler AZ REALTOR&lt;br&gt;Chandler Arizona Real Estate&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;</description>
