Phoenix Median Resale Price - a Historical Look

Somtimes it can be hard to know where you are going if you don't know where you have been. I hope this saying applies to the Phoenix Real Estate Market. Many folks are claiming these days that prices in our market are "low". What does this mean? What are they low in comparison to? Can they go lower? Will we see price appreciation in the near future?

Lets first take a look at a very relevant data set - the Median Resale Price for properties in the Phoenix Metropolitan Area since the beginning of 2001. The data is courtesy of ARMLS and deemed reliable but not guaranteed. Quite the hump in this data in the 2004-2007 timeframe. Obviously (hindsight certainly is 20/20). But where are we TODAY? The median resale price has been holding steady, if not going up marginally, the past few months of 2009. Notice that we are in a place very similar to the price regime of early 2001.

Do I know if we will see extensive price appreciation in the near future? I do not - and I do not expect it.
Do I know if we will see further 20-25% drops in price? I do not - and I do not expecct it.

Personally, I think we are, +/-, at the bottom, and will stay there for some time. Prices are so low (especially in the <200k price segment) that it is unlikely there will be substantial drops. Then again, the economy is so weak, it would seem difficult for more and more buyers to jump in than are already in the market. What does this mean? An extended buying opportunity for those with the right credit/cash situation - these folks should be rewarded handsomly when the economy picks up over time.

Mind you, I don't have a crystal ball and these are just my guesses. If I could predict the future, I'd be quite a bit wealthier :)

Phoenix Arizona - a balanced market!?!?!?

I just recently started blogging again. Two posts ago, I defined Absorption Rate and pointed out how the Absorption Rate for homes in the Phoenix metropolitan area had been trending down. I must also point out that I originally (some 2 years ago) got the idea to post Absorption Rate statistics from a colleague - Jonathan Dalton. Well guess what - and this isn't an April Fool's joke. The Phoenix Real Estate market may now actually be "balanced" with balanced defined as an Absorption Rate between 5 and 6 months with regards to a supply of single family detached homes (Valleywide we are now at about 5.5 months supply). Many towns in the metro area are actually now seller's markets while some areas, primarily older areas closer in remain buyer's markets (less foreclosures due to more owners having been there for long periods of time?). See the article from today's Arizona Republic. Wow, foreclosures up 97% from the same time period the previous year! Guess this is a strong indicator of the problems the Valley is currently facing. Slightly weaker jobs, burdensome debt load and the aftereffects of the subprime fallout are all certainly contributing factors. We will most certainly continue to watch inventory; both locally and valleywide, as the best indicator of the state of our market.

Prices for homes in the Valley are significantly higher than they were 3+ years ago. This obviously makes it difficult for some people without extravagant incomes or first time buyers to get into a home of their choosing. Well there is help for some people out there. With the current housing slump in the Valley (and in many parts of the country as well) one would expect a lot of "cutting back" by builders and others in the industry. We're certainly seeing that overall with all the mortgage company layoffs, the subprime crisis, etc. But in the long run many agree that the Valley still represents a very promising market for Real Estate and specifically for builders.

In today's Arizona Republic, we see an article where John Laing Homes of California is expanding its operations in the Valley by targetting a development in Goodyear. They discuss how Goodyear is one of the fastest growing areas in the country and they want to be a part of that future...as well as other subdivisions in the Valley!

So I have a little bit of a rant this morning for all to read. A friend of mine just notified me that they had purchased a home. Congratulations! I always feel happy for people when they purchase their first home. Its a very exciting time. SURE, in the back of my mind, I wonder why they didn't use or even inquire about my services (they knew I specialized in the area they bought). Turns out, they have a long time family friend who is at least an agent (not sure if this person is a Realtor). Great, no problem.

Wait, you bought from XYZ builder? You do know that they are (per JD Power rankings) one of the worst builders in Arizona, right? Your "family friend" didn't tell you this?
You do know that XYZ builder offers a 6% co-broke to buyers agents. What, your "family friend" didn't tell you this?
You do know that XYZ builder accepts offers? That you could have easily gotten that home for about 20k less. What, your "family friend" didn't know this?
You do know there are other builders within 1 square mile who offer a superior product at a lower price. What, your "family friend" didn't tell you this? (possibly because they offer lower co-brokes?)
You do know that there are quite a few resale deals on homes in better areas than XYZ builder's new home subdivision. I suppose your "family friend" didn't tell you this either.....

For all the readers/consumers out there - a good Realtor knows A LOT about the area they work in and the product they "represent". Use one to avoid situations like the one above....

In the Phoenix metropolitan area, what parts of town have been hit hardest to this point in the current downturn? Yup, towns on the periphery of the Valley. Anthem way up North. Places much too close to LA to be considered part of Phoenix on the Westside. And places such as Maricopa and Queen Creek in the South and East. Read this article in today's Arizona Republic to get a feel for the trouble buyer's in Phoenix's most distant suburbs (specifically Queen Creek in this case) are currently facing.

Dreams of doubling, even tripling of their homes value within a few years at current (late 04, 05 price appreciation rates). Interest only mortgages with the rate fixed for a ridiculously short period of time. Teaser rates and their low payments having people purchase amenities/extras that would put them way over budget with a normal budget. Anticipating a short commute before the highway is anywhere near completion.

Hindsight being 20/20, what were people thinking? Did they really think homes would go up in value 100k every year? Did folks not realize that they would NEED their home to go up by a few hundred thousand once the teaser rate on the ultra-fancy negative amortizing loan disappeared? Or were people just swept up in the Euphoria of it all...the Euphoria generated by the media?

Remember, its never as good as the media might suggest nor is it ever as bad as their worst gloom and doom portrayal....

In many markets across the country selling a home has become exceedingly difficult. Phoenix is not immune to this problem with record inventories the likes of which have never been seen before. Under these circumstances many folks, whether by choice or necessity, begin to consider renting their home out as a potential solution. Though renting one's home out has many potential benefits there are many potential pitfalls and rules that a prospective landlord should know about.

With that in mind, I came across this recent article from the East Valley Tribune. Numerous issues are addressed including

regulations
discriminatory housing practices
advertising
tenants rights
upkeep
professional property management

All of these are potentially major items to consider before taking the plunge and becoming a landlord. Strive to understand all of these in detail before taking the next big step!

Certain markets boomed more than others in the past few years. Certain markets didn't boom at all. Some boomed and are now coming down. For some, the bottom isn't quite in sight yet.

I run across may articles as I traverse the internet and I came across this one today from money.cnn.com. The article highlights ten cities that "have just about hit rock bottom" and are good best for investors to put their money into. Now, I have no problem with some of these cities being promoted as excellent locations for Real Estate Investment. I invest in a couple of them myself!

But suggesting that they have hit the bottom....to me, this drives at a market(s) where there was huge appreciation followed by a huge drop down to reality. Its like the Phoenix market...which went up ~ 50% in one year, having depreciatd by say 30% (arbitrary #). That might be construed as rock bottom...and a good time to buy.

But the cities listed in the article I linked? Come on, those places never went up in the first place! They never had 50% appreciation booms. Homes there didn't go up in value three or four hundred thousand dollars in a couple of years. If anything, the boom bypassed them and now these cities are quite affordable IN COMPARISON to the places that did boom.

I'm going to go really, really basic for a second. Lets say you have 10 apples for sale with 5 salespeople marketing them. 50 people want to buy apples. Those 10 apples will sell pretty darn quickly and on average each salesperson will earn 2 commissions.

How if you have 50 apples for sale with 25 salespeople marketing them? And 10 people want to buy apples? Who knows which ten apples will sell. Many apple (the fruit, not the company!) salespeople will go without any commissions whatsoever.

Is it readily apparent how this applies to the Real Estate market? I like to think so....the first example is somewhat akin to the home sales situation in 2004/2005 whereas the second situation is much more representative of current conditions (obviously varying by local market).

Why am I writing about this? I just read this article in the East Valley Tribune. It details one agent who has been forced to get another job to pay the bills. Despite being an agent since 1991 and having a database of over 500 clients, this agent can no longer consider Real Estate her primary source of income. Not trying to pick on this individual in particular - but is this a shock? Come on, look at the market....use the apple analogy from above....

Were you an agent earning hundreds of thousands of dollars a few years ago? Well, I hoped you saved some of that money if you are caught between a rock and a hard place today....

You drive by a new home subdivision or a plat of land where homes are slated for. A lot of dirt. And often, a water tanker. Sometimes they can even be spotted "watering the dirt." What gives? Whats that all about? Pretty simple, really. Local authorities don't really want a whole bunch of dust/sand flying around when the wind kicks up - hence regulations to keep the ground at such locations moist.

One local builder was just busted and fined in excess of $150,000 for not following such dust control regulations. I bet they'll remember to water their dirt next time!
