arizona real estate: Too much inventory? It is good for those people we call BUYERS !! - 06/08/07 11:33 PM
Too much inventory? It is good for those people we call BUYERS !!by Kaushik Sirkar, Chandler AZ REALTORChandler Arizona Real Estate Many parts of the country have way too many homes on the market. Inventories are setting records (certainly the case in the Phoenix metropolitan area). We are seeing the number of transactions decrease. We are seeing homes sit on the market longer. We are seeing sellers very frustrated by the inability to sell their homes! Lets not forget - this set of conditions is actually good for one set of the population - BUYERS!!!! In various markets, they have inventory to select

arizona real estate: Was the sale of your home front page news? - 06/06/07 04:33 AM
Was the sale of your home front page news?by Kaushik Sirkar, Chandler AZ REALTORChandler Arizona Real Estate Homes are bought and sold all the time. Big homes, small homes, ugly homes, pretty homes. Rich people, not so rich people. No big deal, right? Well what would happen if you bought or sold a home and it made FRONT PAGE NEWS??? See this article in today's Arizona Republic. It details the priciest real estate transactions in the Valley for the past week. As a matter of fact, this runs on a weekly basis. Frankly, I kind of laugh when I see this. Of course,

arizona real estate: Record setting apartment deal - 06/05/07 03:28 AM
Record setting apartment dealby Kaushik Sirkar, Chandler AZ REALTORChandler Arizona Real Estate The apartment market, at least for investors, appears to keep on chugging. High home prices are forcing more people to rent. Rents have been going up and apartments as an investment vehicle begin to look more and more attractive. Earlier, I blogged about apartment rents continuing to rise in the valley. Well it didn't stop there. Check out this article from today's Arizona Republic. A record breaking deal took place where 12 Phoenix area apartment complexes sold for a record combined $427.5 million dollars! In total, we are talking about 5178

arizona real estate: The sky is falling! I think...wait, maybe its not.... - 06/04/07 11:42 PM
The sky is falling! I think...wait, maybe its not....by Kaushik Sirkar, Chandler REALTOR®Chandler AZ Real Estate During the boom. You couldn't go wrong with housing. 50% appreciation per year for the next decade. Now? RENT! Get out of your house before it loses all its value!! Obviously both of the ends of the spectrum are/were somewhat skewed. Those of us who kept our heads during the boom knew it wouldn't last forever. And....wait...am I predicting the future...that house prices won't completely collapse? Well, thats certainly my expectation. But my point here is, many frenzies (up or down) are driven by media reports. Supposedly, we are

arizona real estate: Seville Golf and Country Club Part 2 - 06/04/07 12:12 AM
Seville Golf and Country Club Part 2by Kaushik Sirkar, Chandler REALTOR®Chandler AZ Real Estate I have previously blogged about the gorgeous Seville Golf and Country Club. My previous post focused on the homes themselves as well as various market statistics. This time I want to take a closer look at the country club itself and some of the amenities it has to offer residents. Interested in sand volleyball? Basketball? Plenty of courts! Working out? How about a state of the art fitness center Need a refreshing set of pools?
Golf Course with STUNNING views?
In summary, Seville's golf course and country club are truly gorgeous. If these are the kinds

arizona real estate: Phoenix area submarket absorption rates - 05/30/07 11:43 PM
Phoenix area submarket absorption ratesby Kaushik Sirkar, Chandler AZ REALTORChandler Arizona Real Estate I admit it. I'm not the first to blog about absorption rates. Heck, I'm not the first one to blog about them locally. I first saw Jonathan Dalton blogging about this topic. But I do find this topic very interesting, so I'm going to start talking about it also! What is an absorption rate? Effectively it quanitifies the supply of homes (often discussed in months of supply). It suggests that based on the current rate of sales and the amount of inventory on the market, it should take X timeframe

arizona real estate: Summer grilling safety! - 05/28/07 04:55 PM
Summer grilling safety!by Kaushik Sirkar, Chandler AZ REALTORChandler Arizona Real Estate Summer is fast approaching. Heck, 100 degree highs in AZ are now commonplace. Among many other activities, one sure to pickup is grilling. Juicy burgers, dogs, chicken, ribs, etc! YUM! But please remember to be careful when grilling. I saw this article in today's Arizona Republic. Two men suffered burns on 25-30% of their bodies! Horrible! Though details aren't given as to exactly what happened, I thought I'd include some links with regards to grilling safely..... http://www.iii.org/individuals/homei/tips/grilling/ http://www.homesafetycouncil.org/safety_guide/sg_backyard_w004.aspx Take a quick peek at these and please be safe!! arizona real estate: More scam artists busted! - 05/27/07 01:16 AM
More scam artists busted!by Kaushik Sirkar, Chandler AZ REALTORChandler Arizona Real Estate Mortgage fraud. We know its out there. All professionals need to be aware of it and the various tricks the scam artists conjure up. See this article from today's Arizona Republic. Various items to note....real estate agent, family members, old, young are all involved. Phony SS #'s, incomes, assets and bank accounts. Fraudulent financing for 16 homes. 11 automobiles. Extremely bold This isn't 'petty' crime. The IRS was involved. The secret service was involved. I can't help but try to remind everyone...if it seems too good to be true, it probably

arizona real estate: Are you a new agent? Try not to appear clumsy! - 05/25/07 10:27 PM
Are you a new agent? Try not to appear clumsy!by Kaushik Sirkar, Chandler AZ REALTORChandler Arizona Real Estate We've all been new agents at some point. It can be difficult for a new agent, after they have landed their first client, to appear professional at all times. One thing that I've seen personally is Realtors having trouble carrying lots of stuff. Cell phone. Pager. Lockbox key. Digital camera. Listings. Car keys. Water bottle. Spec incentive sheet. By golly, we only have two hands! Sometimes its as if we need a utility belt akin to Batman! I've seen this personally. In a new home subdivision

arizona real estate: McMansion, anyone? - 05/23/07 10:59 PM
McMansion, anyone?by Kaushik Sirkar, Chandler AZ REALTORChandler Arizona Real Estate Bigger is better? More horsepower in cars. Bigger boats for the lake. SUV over wagon. Biggie sized. Super sized. Etc. Face it, people in this country prefer larger in many cases. And homes, apparently, aren't any different. This article recently came out on msnbc.com. It suggests that 'Mcmansions' are being built in suburbs all over the country. Now, this hadn't gone unnoticed to me! But I did find some interesting bits of information in this article. in 2005, 1/4 houses had at least 4 bedrooms. In 1990, it was 1/6 homes. Average persons per household

arizona real estate: Apartment rents keep on risin' - 05/23/07 10:43 PM
Apartment rents keep on risin'by Kaushik Sirkar, Chandler AZ REALTORChandler Arizona Real Estate This article was in today's Arizona Republic. What does it say? Rents have been rising. And they will contiue to rise. Multiunit properties - sales are on the up especially as the condo-conversion madness has ceased. the first 4 months of this year saw 48 transactions involving complexes with > 100 units. All of 06' saw a total of 64 sales. So investors appear to be hitting this particular market HARD. As rents rise with the larger multi-unit homes, there will likely be a trickle to the smaller properties

arizona real estate: New 'tricks' in builder's arsenal - 05/23/07 01:58 PM
New 'tricks' in builder's arsenalby Kaushik Sirkar, Chandler AZ REALTORChandler Arizona Real Estate Builders do lots of things to entice prospective buyers. Free this. Discounted that. You name it, its probably been tried. But in a sluggish resale market, one thing the builders haven't been able to deal with is the inability of the move-up buyer to sell their former home. Until now?? This article in the Arizona Republic discusses a 'new' approach some valley builders are now taking to address this problem. You buy our home, we'll buy yours. Or we'll list yours. Or we'll promise to sell your home at a

arizona real estate: If every agent did their job and all sellers listened, I wouldn't have to write this... - 05/22/07 01:26 AM
If every agent did their job and all sellers listened, I wouldn't have to write this...by Kaushik Sirkar, Chandler AZ REALTORChandler Arizona Real Estate Typical weekend afternoon. I'm showing my clients homes somewhere under the Arizona sun. Some very nice homes as a matter of fact with beautiful decor, upgrades galore and gorgeous yards/pools. Some of the homes are soooo nice my clients quickly add them to their list - they will certainly put the home on their list and consider making an offer in the future. But then there were the homes that didn't make the list. Sure, some of them were subpar.

arizona real estate: Latest Queen Creek Market Statistics - 05/18/07 09:52 PM
Latest Queen Creek Market Statisticsby Kaushik Sirkar, Chandler AZ REALTORChandler Arizona Real Estate Talk about a ridiculously strong buyer's market (and a correspondingly weak seller's market) - welcome to Queen Creek Arizona. Located in the southeast portion of the valley, we are looking at a whopping > 15 months supply of homes. Note also that Queen Creek listings are sometimes confused as Queen Creek proper is located in Maricopa County. However, builders often list a Queen Creek address for their developments that are slightly further south in Pinal County. Data courtesy of ARMLS (last 30 days). arizona real estate: Sometimes I can't help but disagree with information in the paper - 05/18/07 09:43 PM
Sometimes I can't help but disagree with information in the paperby Kaushik Sirkar, Chandler AZ REALTORChandler Arizona Real Estate This article was published in today's Arizona Republic. In general, a nice enough article about the current state of the Phoenix metropolitan Real Estate market. Inventory is high. Both the home and the neighborhood need to be in good shape for 'sellability'. It is difficult for resale homes to compete with builder incentives. All things that we have heard before. What caught my attention in this article was the claim (I believe by a local Realtor, accepted by the author) that the valley's

arizona real estate: Q & A with Michael Pollack - 05/18/07 03:12 PM
Q & A with Michael Pollackby Kaushik Sirkar, Chandler REALTOR®Chandler Arizona Real Estate Pollack is a big name when it comes to Valley Real Estate. One of the 'main' ones is Michael Pollack, renowned investor and developer who owns dozens of shopping centers, among other items, in his portfolio. The East Valley Tribune just conducted a question and answer session with Mr. Pollack. A very interesting peek into the mind of a man who knows the Valley's Real Estate market like no other. In summary, he offers his viewpoints on the market, the effect of investors on the recent run-up and present
