Although I have only been in real estate for about 8 years, I have been in Sales and Marketing most of my adult life. Someone taught me early on that the best deals were the ones where both sides could declare a WIN!
If both the buyer and the seller leave the settlement table happy, that is a great transaction. If either side walks away feeling like they got treated badly, who wins? No one.

There are no easy loans these days. At least in my market, there are only 4 ways a buyer can purchase a property:
CASH 20% down AND excellent credit - 750 range FHA which has a maximum loan amount of $375,000 USDA Rural Housing which has income limits For those in the mortgage business that are reading this, don't write and tell me about other solutions; these are the real options.

The other night one of our local builders hosted a dinner party for a small group of local Brokers and Agents. Bill and I were included and it was quite an event. The wine was flowing and the food was excellent. They wanted to thank us for bringing our Buyer Clients to see the community and keep us informed about their progress.

As a Realtor the past few years, being the first listing agent in a declining real estate market has been a challenge at best. There are homes on the market today, listed with the second or even third listing agent that were listed originally two or even three years ago with another agent. Why aren't they selling? FEES can add up in a new home community and make for unhappy homeowners. It can be like pulling teeth to get a complete accounting of all fees and expenses when your clients are among the first buyers, but a recent experience tells me it's worth the effort.
When I have buyers that are looking at a new home community, I always make sure they knew about any capital contribution, homeowners dues and all other common types of expenses. Every other email and phone call this year has been from a Boomer now living in New York or New Jersey. OK, some are also coming from Maryland, Pennsylvania, DC and Virginia, but they always did. What is new is that people who had never been to Delaware and never thought about living here are now planning to retire to the southern part of the state. Most of the quick Resales in new home communities appear to come from two groups - 1) investors who still think they can flip a new home for a profit before the community is built out, and 2) buyers from outside the area who were not represented by a Buyer's Agent; they went directly to a new home community and bought a house without knowing the area and all their housing options.
