As beautiful and amazing as Colorado Springs is, this region also has its risks when it comes to natural phenomenon. Landsides are one such risk which have plagued some neighborhoods, in particular west of Interstate 25. Over the last year, almost 30 homes have been destroyed due to landslides, and many have raised concerns that these incidents could have been less damaging if better safeguards had been in place. In an effort to save homes in the future, the Colorado Springs Council has passed a new ordinance.

The Colorado Association of Realtors® (CAR) has released their monthly, statewide market snapshot report for February, and the news is great. The state as a whole is in a growing seller’s market. Homes are selling quickly, most in line with their list prices, reflecting the demand for properties is continuing. There are many reasons people want to live in Colorado, among them is better affordability alongside a higher quality of life. Seeing how the market is steadily increasing in positive directions reflects what many who live here already know, that Colorado is an excellent place to live, work and play.

If you own a home in El Paso County and plan to sell, there is a required inspection you may need to know about. If your property includes an On-Site Wastewater Treatment System (OWTS), or septic tank, El Paso County Public Health (EPCHP) regulations require a timely inspection be completed prior to closing, with a County Acceptance Document of the inspection included as part of the Title transfer paperwork. Effective since January 1, 2015, these inspections were put in place to help protect both sellers and buyers. The current owner of a property is responsible for having the inspection done.
