Reminder: Please Share the Road

I just wanted to send a reminder to everyone driving to

PLEASE SHARE THE ROAD!

Our roadways, highways and local streets are mostly meant to be shared by all: pedestrians, joggers, bicyclist and MOTORCYSLIST! Due to the fact that we're in NY, we don't have riding weather all year round. With the weather finally cooperating, the riders are out in full force.

My husband rides his sport bike to work from Western Suffolk to NYC, weather permitting. More often than not, he comes home with some really nerve racking stories. All these incidents he tells me about have a common theme. In these situations, it's simply that the drivers of the vehicles don't respect bikes.

Just earlier today, he said a woman cut right in front of him. (yep...lady with the Jaguar...talking to you!) And this was when we had some drizzle coming down. I don't know if this disrespect comes from knowing you're in a car and he's only on a bike. We all know who would be the winner. Just give them the same respect you would to any other motorist.

Of course I understand those who ride are doing it at their own risk, but there's no need for foolishness. Just remember there's a person riding that motorcycle, who has a family.

Long Island HOV Lane Rules

I'm on the Long Island Expressway at least 3 times a week, depending where my clients/customers take me. I never really gave much thought to the HOV lane except when I'm stuck in 5 mph traffic and watching cars in the HOV lane zoom by me. Even then, I never considered hopping on it, because I'm usually driving alone. But honestly, even with others in the car with me, I've stayed away from that lane.

WHY? Probably because of all the warnings of tickets and fines and points for disobeying the rules and regulations of the HOV lane. Well, I finally decided to look up some of these rules:

HOV lanes are reserved for buses and passenger vehicles with 2+ occupants only during these times : Monday - Friday 6:00-10:00am and 3:00-8:00pm. All other times, single drivers can go on the HOV lane.

And yes, children are considered an occupant of the vehicle (does not have to be a 2nd adult in the car).

Motorcycles are always permitted.

NO trailers, commercial vans/trucks are permitted.

Vehicles properly registerd for the Clean Pass program and have the DMV sticker displayed are permitted any time (regardless of how many people are in the vehicle).

No Bon Jovi But Still a Great Day in Central Park

My family and I decided to troop on over to Central Park yesterday (just a relaxing train ride away). Bon Jovi was giving a free concert there. Even though we didn't have tickets to this free concert, my husband and I figured we could still bring the kids there to play and maybe catch a glimpse or hear Bon Jovi. Well, with no notes of "Wanted...wanted...Dead or Alive" drifting our way, we decided to just hang out at the water park they have. The kids had a ball!! It was like a daycation.

The Lehman Brothers building was pretty awesome. And of course, we couldn't just pass by the M&M store. It was a great day (even without Jon).

PS. Happy 5th Anniversary to my Zen Master!

One Step Closer to Stopping the Intermodal...Still Need to Take Action

NO INTERMODAL!!!

The State Senate and Assembly has passed the Anti-Intermodal bill. This bill reinforces the law which requires the land owned by the Pilgrim State Hospital be transferred to the Edgewood Perserve. The DOT had intended to use this land to build the Long Island Truck and Rail Intermodal Facility.

Not only is this a great win for those opposing the Intermodal, it is one step closer to protecting the quality of life for the residents in the Brentwood, Edgewood, Dix Hills, Deer Park, Commack areas. The air pollution and traffic congestion on Commack Road, just south of the Long Island Expressway has been a great concern.

We still have to continue fighting! The legislation is now in the hands of Governor David Patterson. We must express our concerns to the Governor's office to ensure that he will the sign the legislation.

To Write To The Governor:
David A. Paterson
State Capitol
Albany, NY 12224

518-474-8390

To Email The Governor:
Click here to email the Governor.

International Diploma

Recently, I met an out of state family looking to relocate in Commack. They were very adamant about living in the Commack or Northport school district. The reason being that Commack and Northport High School are part of the IB World Schools. These 2 high schools offer the International Baccalaureate (IB) program.

I have never heard of this program and decided to find out more about it. There are 2,378 IB World Schools in 128 countries. IB World Schools must undergo a very selective authorization process in order to be part of the program. "It is like having an international diploma", explained my buyers' daughter. The diploma is recognized around the world and highly welcomed by leading universities worldwide.

The program encourages young students to become involved in service-oriented activities and promotes intercultural understanding and respect. For more information: www.ibo.org

Internet is One of the Most Effective Tools to Selling a Home

Local REALTOR e-PRO® Agent Utilizing Technology To Provide Consumers With State-of-the-Art Services

July 7, 2008 – As more and more consumers begin their search for real estate-related information on the Internet, it is critical that real estate professionals are well educated in the use of technology to the benefit of both the consumer and the agent and/or broker.

Realizing the importance of technology training, the National Association of REALTORS® (NAR) now offers its members the e-PRO certification course -- the only technology certification program offered by NAR. The program is designed to prepare real estate professionals to make the most of Internet technology and to identify, evaluate, and implement new Internet business models.

The elite group of course graduates represents only one percent of all REALTORS in the country including Kim Tavares of Coach Realtors. “The real estate industry has undergone a fundamental change over the past five years,” Kim said. “Today, more than 70% of all buyers and sellers begin their search online. As an e-PRO certified agent, I have knowledge and tools needed to provide my clients with the information they need and the customer service they demand. It’s both hi-tech and hi-touch.”

The REALTOR e-PRO certification course is an educational program unlike any other professional certification or designation course available, comprehensive and interactive. It is specifically designed to provide real estate professionals with the technology tools needed to assist consumers in the purchase or sale of a home.

The exclusive REALTOR e-PRO certification course is presented entirely online and certifies real estate agents and brokers as Internet professionals. The course is designed to help REALTORSÒ stay at the leading edge of technology and identify, evaluate and implement new Internet business models. Once completed, the e-PRO certified real estate professional joins the ranks of a special community of highly skilled and continuously trained professionals who provide high quality and innovative online-based real estate services. Consumers can identify the e-PRO through the exclusive e-PRO Internet Professional logo. Both the content and the delivery platform were created by San Diego-based technology company InternetCrusade®. Graduates use the skills they've acquired to provide clients information on properties for sale, local communities, and the local real estate market.

For more information, e-mail Kim Tavares at kimtavares@optonline.net or call (631) 499-1000 ext.231

Dix Hills and Melville Library offers a great Museum Pass Program

The Half Hollow Hills Community Library in Dix Hills and Melville is part of a Museum Pass Pilot Program. This great program allows district residents with a library card to reserve passes to:

American Museum of Natural History

Long Island Children's Museum

Old Westbury Gardens

Cold Spring Harbor Whaling Museum

There are different guidelines for each pass, some good for one family, some for 2 adults and up to 4 children. These passes allow for free admission to the museums and discounts at the shops and exhibitions.

I've already used the pass for the Children's Museum in Garden City. My kids loved it! You do have to reserve the passes but I must say there's not much of a wait. I don't think many people are aware of this great program so I figured I'd get the word out.

**Please remember that this is a pilot program, so the guidelines may change. Or the program might not be around too long.. Take advantage while we have it.

Otsego Elementary New Playground Burned

I just received a very disturbing automated message from my son's elementary school. He attends Otsego Elementary in Dix Hills NY. The school just built a brand new playground this school year. It's beautiful and all the kids loved it. The message was to notify us that this very playground was destroyed earlier today by a fire. At this time, the assistant principal didn't give too much details. I hope that if anyone knows or saw anything regarding this fire that they will come forward and speak with the school officials. To the Otsego families-we are such a strong and dedicated community,I'm sure we'll have a new playground up for the kids in no time.

Recycling Rain Water?

I feel like the past month or so, going GREEN, is everywhere. More than half the commercials on tv are focusing on environment friendly products or how the advertised company has changed its procedure to be more GREEN. Which is a great thing. It's amazing we all didn't have these ideas sooner.

For example, I was watching one of these GREEN programs on HGTV and there was this contraption that attaches to your roof and collects the rain water and then recycles the water to use in your sprinkler system. That's just an awesome idea.

I'm very behind on going GREEN, but I really liked this idea. Anyone know how much something like that would cost? Or any other simple ideas for going GREEN for a beginner greener like me?

SUPRISE!!!.....you've got a closing at 1:30

I have a deal where my buyers were looking to close this week. They wanted to be in their new home before next week because they're teachers and were hoping to work on the home during school vacation. So I was aware that their attorney was trying to set something up and get a closing going. I emailed him this morning and he told me that he was still trying to get confirmation from all parties and he'll let me know when he's got all the details. OK......but then at 12:30 I get a call from my buyers. SUPRISE!!!....we're closing in an hour. WOW, talk about insane. We met up at the home for a quick walk thru inspection and caravan over to the closing.

It's amazing how the buyers attorney got everyone to show up. In case you were wondering about this crazy situation - the rush was because today was their final day before the commitment expires and they lose their great rate and 1:30 was the only time the sellers attorney would be available, who by the way, left before the end of the closing and without his check. Then the sellers had to leave because they need to be home for the school bus drop off, so they left without their check.

Totally bizarre day, with an equally bizarre closing. But it all worked out in the end. What a great surprise - got a nice commission check and it wasn't even on my "to do" list for today! So I just want to put it out there, any of my clients or their attorneys wish to surprise me like this, please feel free. I've always loved a good surprise.

Ever hear of a STAND DOWN?

My 9 year old son came home from school today (Otsego Elementary School) and educated me on something called a "Stand Down". First thought that came to me was "What did he do now?" Sounded like detention or something. Anyway, it's a service which provides assistance to Veterans who are in need of help, in the form of healthcare, employment, housing, etc. On the day of the Stand Down, which happens to be April 11, 2008, all agencies will meet in one place and provide helpful information and new items to the Veterans in attendance. What a great idea and a great way to say thanks to the Vets! The student council at Otsego has decided to collect Target and Walmart gift cards and good old cash to help with the purchase of the new items that are going to be given out at the Stand Down. I hope everyone reading this blog will want to contribute!

Paying for Leads??

The idea of paying for leads was mentioned to me recently at a holiday party by a relative, who's also a loan officer. I really didn't think anything of it and pretty much forgot about it. But today, another family member suggested I should look into it. Something like 4 bucks a lead. I'm not comfortable with the idea of having to pay for leads. My plan for this year was really to focus of marketing me (via internet and the old fashion paper ads). Has anyone had any experience with the pay for leads? Should I just stick with the self promotion plan or give the leads a try?
