Upon showing a property recently that was located in the foothills of Denver I learned about cisterns.  My husband tells me that we once rented a farmhouse in Northern Minnesota many years ago (you wouldn't believe how many) that also had a cistern.  I guess at that oblivious time in my life I could have cared less what a cistern was;  all I cared about was that I had water when I needed it, and I did.  But in today's world, a property with a cistern seems pretty rugged and old-fashioned.  My buyer decided that wasn't for them, so they are continuing to look.  I will say that … (2 comments)

Marital Status: 49% Married, 25% Single Females, 12% Single Males
Age:  53% Aged 24 to 34, 12% Younger than 24 (That's impressive!)
Area:  52% Purchased in the suburbs, 22% in Urban areas, next highest area was a small town
It seemed like literally EVERYONE was purchasing a foreclosure, but in reality, even though 56% considered it, only 11% actually did.

It seems like in today's market conditions, it is becoming harder and harder to list and close a property in less than 30 days.  Pricing it right, of course, is the main contributing factor to a quick successful sale, along with good preparation, so when a good offer comes in, everything is in order to have the ability to close in less than 30 days.
