Fusion South Bay is a unique real estate market in the South Bay as it is one of the only "newer" construction complexes near the beach.  It is also unique in that it doesn't always pattern the rest of the market and seems to come in waves with very few listings, then an abundance of listings, then back to low inventory.  The complex had almost no sales in 2011 due to the threat of litigation against the original builder, but once that was resolved the flood of pent up demand quickly saw almost all of the active listings go into escrow.  … (0 comments)

Prices previously unheard of are the biggest news in Fusion South Bay with home prices down as inventory continues to rise.  The townhomes were built from 2005-2007 and have a much newer feel than just about anything else in the area in a similar price range.  Currently there are 8 homes on the market ranging in price from $369,900 for a Plan A bank owned condo at 5512 149th #10 to a rare J Plan currently priced at $610,000 at 5410 149th Pl #11 but soon to be reduced according to the owner.  Click below to view the various floorplans.

If you are looking for new construction near the Beach Cities of Manhattan Beach, Hermosa, Redondo or El Segundo and are looking for a price near or below $500,000 your options are very limited.  Many home buyers looking for something like that go just east of Aviation to Fusion South Bay.  Built in 2005-2007, the homes are beautiful and modern and are priced hundreds of thousands cheaper than things in the neighboring cities.  Prices have generally ranged from the mid $400's for a smaller 2 bedroom to the high $600's for the largest 3 bedrooms but with a wave of foreclosures … (0 comments)

Fusion South Bay, a community of contemporary townhomes built in 2005, 2006 and 2007 continues to be a very active market with a number of homes selling in the past few months and 5 active homes for sale.  Sold prices of the smaller A and B units have varied quite a bit depending on location within the complex.  Click here to see a Fusion South Bay map.

The Fusion South Bay real estate market has continued to be far more active than the surrounding areas with 7 homes having sold and closed escrow since mid April.  Of the 7 homes all were standard sales other than the home at 5401 W 149th Place #3 which was a short sale.  Eliminating the one short sale listing the average days on market was only 27 which is well below the area average.  
There is currently one 3 bedroom unit in escrow with a list price of $599,000 and was only on the market 7 days.  The 3 bedroom units are … (1 comments)

The real estate market has picked up in the Hawthorne neighborhood of Hollyglen lately as homes have become ever more affordable.  It wasn't long ago that it was difficult, if not impossible, to find a single family home in Hollyglen priced under $500,000 but there have been a number in the past few months.  There are currently 9 homes on the market with the lowest priced single family priced at $469,000 and the highest priced home at $649,000.  The median home price is just under $570,000 and other than the home on 119th no home has been on the market longer … (0 comments)

As has been the case for the past 6 months, the Fusion South Bay housing market seems to come in waves.  It wasn't long ago that many of the homes were sitting on the market with some going in and out of escrow but few of the townhomes selling.  The inventory was piling up, opportunities for home buyers were becoming greater, and then everything seemed to sell at once.   There are currently 7 units at some stage of the sale process with only one home active and 6 currently in escrow.  If you are interested in viewing any of the homes … (1 comments)
