Ahhh the mentality of home buyers.  My market here in the South Bay of LA has been an incredible sellers market for years now.  We're often competing with all cash buyers, buyers willing to waive their appraisal contingency, multiple offer situations at nearly every turn.  Buyers are generally very frustrated and it seems that it's just impossible for some of them to ever get an offer accepted.

It's fantastic when a buyer comes to me and knows just what they're looking for, where, and have a price range that just may work in the areas they're looking.
Unfortunately it's also fairly rare.  Much of the time buyers are either looking at just about everything in a multitude of areas (don't really know what they're looking for) and that's why they've contacted me, or have a search that is so specific and challenging that I often have to try and convince them to expand their search.  So what's better?

If August home sales numbers were any indication the market is continuing to go crazy, but from on the ground experience the South Bay real estate market is beginning to slow down a bit. There are likely several factors that seem to be driving this slowing market:

Something that a certain degree of sucess has allowed me is to make decisions that, when I first started, I simply wasn't willing to make.  I no longer chase buyers or sellers (as much as I used to anyway) and that has certainly made my real estate life more rewarding.  Today I let a potential client know that I wasn't comfortable with the situation in which they wanted my help.  I'm sure many or all of us have been approached by clients that we find out are already working with another realtor but they approached me with "if you find us … (0 comments)

Something I've learned, but can't always put into practice, is just how critical it is to meet, or at least talk, with both the husband and wife (or any other relationship) when working with buyers.  As I get much of my contacts from the internet and my websites I'm often contacted very early in the home search process.  Most of the time I am communicating with either the husband, or the wife, but not both.  This often leads to situations in which I'm told 6 months down the road that the significant other has been talking to another realtor, or a … (1 comments)

I always find it interesting just how much of human nature is brought out in a multiple offer situation....I've had buyers that have seemingly been looking forever.  They find a home that "would work" but they're certainly not in love with it.   The minute they find out there is another offer it becomes the dream home that they've always wanted.
This certainly poses a challenge for realtors as we want to give advice and assistance but it's difficult when a buyers motivation seems to change dramatically....and even more if they don't get it.  As the process is often an emotional one … (9 comments)

home buyers: El Segundo Bucks the Trend in the South Bay in September - 10/27/08 02:12 PM
While the real estate news in California was somewhat optimistic with the number of home sales dramatically increasing over September of 2007, the sales were due mainly to home buyers and investors buying distressed properties, bank owned homes, and short sales at significantly reduced prices.  The prices throughout the South Bay were lower year over year in September with the exception being El Segundo.  El Segundo saw an increase in the median home price of just over 12% while the rest of the South Bay's median home prices decreased with most cities experiencing double digit declines.
