I realize that this is something many of us on AR take issue with on a regular basis, but I'll just never understand it.  I just was looking at today's new listings and one caught my eye.  It's described as "meticulously maintained home in the (I'll leave out the location). Open flowing floor plan with master on the first floor and 2 bedrooms upstairs. I have a new ocean view listing coming on the market in Redondo Beach and as is often the case, we've had to push out the date that we intend to bring it on the market.  The original plan was to list next week but we've postponed it by a week.  This isn't usual of course as this happens as final preparations take a little more time then planned, remodels aren't complete, the weather isn't cooperating, etc........
But this is a new one to me.

I always find it interesting just how much of human nature is brought out in a multiple offer situation....I've had buyers that have seemingly been looking forever.  They find a home that "would work" but they're certainly not in love with it.   The minute they find out there is another offer it becomes the dream home that they've always wanted.
This certainly poses a challenge for realtors as we want to give advice and assistance but it's difficult when a buyers motivation seems to change dramatically....and even more if they don't get it.  As the process is often an emotional one … (9 comments)

I love the pictures and appearance of the listings on ActiveRain.  I wish other sites would take note of just how great the high resolution pictures appear.....although I'd certainly like a lot more people to view them somehow but that day will come.  I noticed today that one of my listings wasn't showing up so I went to investigate.  Oddly enough one showed that it was "pending" and I'm not sure if that meant the upload was pending and it wasn't "live" or if it meant the MLS status was pending.  Neither should be the case as I uploaded it a … (0 comments)

Last summer the beaches of Hermosa Beach and Southern California were made a bit more colorful with the "summer of color" and the brightly painted lifeguard towers.  Now the Hermosa Beach Education Foundation is turning those panels into money for the schools and will be auctioning off the colorful panels in February.  In addition the auction will benefit the Hermosa Beach Arts Foundation and Portraits of hope.  Click here for a printable flyer.

While housing prices have remained relatively strong, the condo market has taken a significant hit since the peak of the market and there are some fantastic opportunities for first time home buyers, buyers looking for rental opportunities and those deciding that it makes more sense to buy than rent in this market.  Below are the current condos on the market.  Of the condos currently for sale 5 are short sales and 1 is a bank owned which is far above the average for Hermosa Beach real estate.

I often write about things that I really just don't understand or things that realtors do that often don't make sense.  I recently posted a blog "Why when the listing status says don't call for status it's usually wrong?" and I just ran into another classic example of this. 
I have a client that's interested in viewing a Torrance home and the listing notes state "MLS updated daily - don't call for availability. Offers due via EMAIL by Wed., Aug 19, 5pm."
