We've seen some recent additions and a one recent sale on the prestigious Manhattan Beach Strand in the past month. The notable sale was of 3516 The Strand at a price of $7,300,000, a Tuscan inspired home built in 2010 by Sexton Homes. The home was most recently priced at $8,500,000 but perhaps more telling of the state of the luxury oceanfront market was that the home was originally pre-completion priced just shy of $14,000,000 in 2009. April was a fairly strong month for home sales in Manhattan Beach. We saw a fairly typical 36 homes close escrow during the month but the pending home sales continued to trend upward with 45 homes in escrow. The luxury home market in Manhattan Beach had a strong month with 9 homes over $2.0M closing during April. As many of my Manhattan Beach home buyer clients have noticed there is a distinct shortage of homes in the $1.1-$1.5M range and the expected uptick in inventory prior to summer has yet to happen. I was just setting showing appointments in Redondo Beach for tomorrow and it always surprises me just how difficult sellers can make it on themselves. In the area I'm looking there are currently 6 very similar listings....same buildings, same complexes and similar ocean views. While reading the agent remarks the first I was scheduling an appointment with doesn't have a lockbox and states "Please bring your very qualified buyers, preferably with loan approval. Escrow to be 45 days + 5 days to move." Too many restrictions in a market like this. The second home states "Show after 6:00 p.m. Monday to Friday

If you are looking for new construction near the Beach Cities of Manhattan Beach, Hermosa, Redondo or El Segundo and are looking for a price near or below $500,000 your options are very limited. Many home buyers looking for something like that go just east of Aviation to Fusion South Bay. Built in 2005-2007, the homes are beautiful and modern and are priced hundreds of thousands cheaper than things in the neighboring cities. Prices have generally ranged from the mid $400's for a smaller 2 bedroom to the high $600's for the largest 3 bedrooms but with a wave of foreclosures

Inventory of bank owned homes, short sale listings and pre foreclosures seems to be dwindling just a bit as several listings have gone into escrow in the past few weeks. manhattan beach: Summer finally making an appearance in the Beach Cities - 09/29/10 06:00 PM
Life at the beach is wonderful.....that's why we live here and why home prices are so high. Unfortunately living in Hermosa Beach and Manhattan Beach we get to experience what's known as June gloom. When the water is a certain temperature and the air is a certain temperature we get an annoying marine layer of fog that usually ends on command with the 4th of July weekend. Unfortunately this year we had May gloom, June gloom, July gloom.....well you get the point. But finally summer arrived...just in time for fall but we'll take what we can get. It's nice to be reminded
