If you are looking for new construction near the Beach Cities of Manhattan Beach, Hermosa, Redondo or El Segundo and are looking for a price near or below $500,000 your options are very limited.  Many home buyers looking for something like that go just east of Aviation to Fusion South Bay.  Built in 2005-2007, the homes are beautiful and modern and are priced hundreds of thousands cheaper than things in the neighboring cities.  Prices have generally ranged from the mid $400's for a smaller 2 bedroom to the high $600's for the largest 3 bedrooms but with a wave of foreclosures … (0 comments)

The Academic Performance Index (API), the cornerstone of the state's Public Schools Accountability Act of 1999, is an achievement gauge for California public schools based on standardized test results. The index assigns a score for each campus, ranging from a low of 200 to a high of 1,000, with 800 as the long-term performance target. I have a new ocean view listing coming on the market in Redondo Beach and as is often the case, we've had to push out the date that we intend to bring it on the market.  The original plan was to list next week but we've postponed it by a week.  This isn't usual of course as this happens as final preparations take a little more time then planned, remodels aren't complete, the weather isn't cooperating, etc........
But this is a new one to me.

As many of my clients are from out of the area or out of state, they seem to have a notion that the South Bay is simply one big city and there aren't all that many differences between Manhatgtan Beach, Hermosa Beachand Redondo Beach.  The reality is that even within these cities the individual neighborhoods vary quite a bit.  Due to the sheer size of the city, Redondo Beach is one of the more varied communities in the South Bay in terms of types of housing, size and age, and price.

As a Realtor that gets a healthy amount of business from my website www.KeithKyleHomes.com I've    worked very hard to show up high on keyword searches on Google and Yahoo.  I'm certainly aware that Google likes to continually revise their search algorithms which certainly keeps me on my toes, but I just can't figure out what's going on lately.....and what I can do about it.  I had worked very hard to show up on page 1 of critical Google keyword searches such as Manhattan Beach Real Estate, and Manhattan Beach homes, as well as similar searches for neighboring communities.  I was happy and … (4 comments)

We recently had Robert Kleinhenz, Deputy Chief Economist of CAR, speak at one of our meetings, and the data he submitted really seemed to confirm what I've been experiencing as an agent.  What the data seems to indicate, and what I've seen first hand recently, is that there are really two real estate markets in the South Bay....and they couldn't be much more different.

Buyers plan their moves and even their lives around these schools, but often make the move years before kindergarten begins.

Many of my clients find me through the internet and are often looking for "deals" in the South Bay and often think that the best place to be searching is short sales and bank owned opportunities.  Short sales and REO properties both generally fit under the moniker of foreclosure listings, but they're quite a bit different in terms of the process and simplicity of purchasing a home.  While looking to purchase a bank owned home can be fairly straightforward, buying a short sale may not be so simple.
